Wonderful hotel, great location located in a quiet area of Dorsoduro, close to the Accademia stop and from the promenade to Zettere. Great breakfasts with aquiet and green garden, very friendly staff, always helpful and informative. I would recommend to everyone and for sure I will return there :)

The location is really perfect! Just walking distance to the main places, public transport, restaurants, pubs, shops, supermarket, etc! No noise on sleeping time as the hotel is not in the centre. It is located less than 0.5km from the centre and from public transport (ferrovia, bus to Marco Polo airport). 15/20 min in a normal walking. Easy, easy! Breakfast fast is good for a 3 stars hotel. Actually the exceeds my expectations to be honest! I highly recommend them! The staff are really great, friendly, very professional, all good! Christian, the guy from the reception was amazing in helping us even advising in terms of what transport to take, what to visit in Venice etc. Tchinzia (not sure about how to write the lady’s name (on the reception), and the stuff looking after us on breakfast, where so professional and amazing! To me, it is 5 stars job for all the team! Definitely, if I came back to Venice, before I search for another hotel, I’ll check the availability on this hotel first!! Ah, by the way, there’s a frigo bar in the room with welcome drinks (water, beer, coca-cola…) for the first day, a lot of tea and coffee everyday! Even a kettle is available in the room, toiletries including sleepers. The mattress to me was really good! If you need more pillows, just ask them. Air conditioner in the room… all good!! In the morning, the lift is too slow as it has been busy (breakfast time). Don’t get bored. Take the stair is good for our health (if you can of course). There’s a balcony on the top floor, people who sit there they are respectful, don’t disturb other guests on that floor. Amazing!

Everything was perfect. Venice is the most beautiful city I've visited, and its magic is evident everywhere. Probably the best hotel I've ever stayed in, even though I've been accommodated in more expensive or technologically advanced hotels. This hotel is a gem, a true treasure. It's a jewel with the most wonderful staff possible. I especially want to congratulate Christian, the receptionist, with whom I spent over an hour on the first day during check-in. He explained everything I needed to know and answered my questions in the smallest detail. He's like a guide, making sure every day if we need anything or if he can assist with information. When needed, he went the extra mile and even left notes with places to visit, websites, and more. The hotel's location is perfect, it's clean, and it offers an astonishing view. The best hotel I've ever experienced."

From the moment we walked in, we were greeted by the loveliest receptionist who made us feel so welcome and was so helpful throughout our stay. We were on the 4th floor which had a little communal balcony over looking the street below. The room itself was clean and had everything we needed, and was made up each day. The hotel was perfectly situated - a stones throw (literally) from the Accademia bridge and within walking distance of both blue and orange line Alilaguna water bus stops. The attached restaurant serves delicious food in the evening and provided a great breakfast selection in the mornings. If we ever find ourselves lucky enough to be back in this beautiful city then we would definitely come back to this hotel. I’m glad we spent our time 10th wedding anniversary here.

The location is perfect! Dorsoduro is quieter, greener and less congested than nearby San Marco. And it is the artistic center of Venice. The hotel was perfect. Our room was spacious with a view and we especially enjoyed the rooftop terrace for our evening aperitivo. The staff were so kind and helpful and the restaurant served the and abundant and delicious breakfast each morning. We had dinner there one evening in the garden terrace and the food was delicious. We return to Venice every couple years and this will be our “go to” location in the future.

Beautiful locally run hotel located in the best part of Venice. Away from the crowds with picturesque moments on every corner. Our room was spacious, had a beautiful view and very comfortable beds. All staff with a special reference to Christian could not have been more helpful, recommending local restaurants (all of which were divine) and how to navigate the local varperetto system. This hotel deserves far more than is current three star rating, we could not have enjoyed our stay more.

Small hotel, traditionally decorated and furnished in the Venetian style. Just a few steps from two vaporetto stops and the Accademia Gallery. Also the airport waterbus (Zattere). Room 304 had a sitting area, a terrace overlooking a private garden and two bathrooms! Very clean. Really friendly and helpful personnel. Good selection of baked goods, fruit, meat and cheese for breakfast. Breakfast room on terrace. Several bars and restaurants within s short walking distance.

A gem of a hotel in the beautiful Accademia area. This was one of the few hotels that had room for a last minute trip to Venice, and boy did we get lucky! The hotel itself is quaint with warm interiors, the room was very comfortable, newly renovated and much bigger than we expected, the breakfast was generous and the staff were absolutely lovely. The location is a huge plus — the hotel is located in a charming part of Venice, away from the crazy crowded areas, but well connected by public transport to the city centre (which is also accessible on foot if you would like a longish stroll). It’s a stone’s throw from the incredible Academia gallery, the Fortuny Museum and the Peggy Guggenheim collection. We would definitely come back here!

We loved the location, easy access by taxi boat vaporetto etc…, very close to the bridge that takes you across the grand canal to walk toward Piazza San Marco. Yet, the location was quiet, which was a true bonus especially during Carnival. The concierges at the reception were truly helpful, answering my questions prior to arrival, and during our stay. The staff was very friendly, the breakfasts were delicious (for my husband), mor complicated for me who is gluten free but I brought my own cereals and managed just fine with yoghurt and fruits which they provided, along with great coffees and tea choices.

A bit more choices for gluten free folks, but I came prepared.

The location couldn't be better: You can see the Academia water bus station from there, very easy to reach from the train / bus terminals and the airport. Walking distance to Piazza S. Marco but just far enough to be not directly in the main crowded routes. Make sure to have dinner in their restaurant at least once during your stay, their food was amazing! Breakfast was just buns, pastries, cereals - what you'd expect from a small hotel like this. Not bad but nothing special either. The staff was super friendly and helpful at all times. They explained us how to best get around the city and what was worth visiting. The room was larger than we expected, very beautiful and clean. The bathroom layout was well thought out and comfortable to use. The rain shower was a nice touch. Overall, we were really happy and would not hesitate to come back here again.

The elevator is slow and tiny and can only fit two people at a time. The stairs are very steep. This cannot be avoided in a historic building, but if you're not physically fit, you might struggle with this. Then again, that can be said about all of Venice. The window in the room was not very airtight. We stayed there in winter, and there was a noticeable cold draft when you're in bed. This shouldn't be a problem in summer though. You could also hear noises from outside quite clearly, so if you're a light sleeper, this may be a problem for you.
