On the ad it says the hotel is "unmanned", however whenever we returned to the hotel there was always a pleasant staff member at the front desk, so if you need to talk to someone you can. It is located on a residential street that is about a 5 min walk to a bus station that ran directly to the Gion district and Higashiyama ward area, so we ended up using the local bus system the entire time we stayed. We also used public transport to get to the Arashiyama district and Kifune shrine with no issue. As two young females we never felt unsafe, even when we arrived late at night. The rooms are extremely spacious for Japan - by far the largest room we stayed in, and a MASSIVE bathroom. Well worth the money in our opinion.

It was amazing that the laundry machine and dryer were free to use (and it automatically added in its own laundry detergent), however it was unfortunate that there was only one machine of each for the entire hotel. It was occupied pretty much every night we were there from about 5pm onwards, so if you really need to do laundry you need to plan in advance to do it early. Also: to leave your luggage you just lock it essentially with a provided bike lock by the unlocked front door, so be aware of that.

Beautiful room with interesting private mini landscape garden scene. Super quiet and relaxing. Lots of space. Felt like luxury. I booked for the wrong week and they sorted it out instantly, so lucky and they were so nice about it!

The speaker did buzz through the night and I couldn’t turn it off. But I had ear plugs so I was fine!

It's a great hotel, very modern with great amenities such as a washing machine and a dryer and an espresso machine at the entrance all free of charge. For what all that it offers it has a great price. Furthermore it's a 15 minute walk from Kyoto station but it's a residential area so there is no noise. However there are bus stops for all the main bus lines very close, so it's very easy to move around the city. Staff also very available and kind. Highly recommended!

I would have given a 10, the only reason why I'm giving 9 is that the bathroom was cold and I was unfortunate to spend my days in Kyoto when it was exceptionally cold and snowy. If there would be some kind of heating system in the bathroom it would be a 10!

No breakfast, (which is fine by me, I like granola in the morning), - really liked that I could make a nice coffee in the lobby in the morning (well, anytime really). Laundry was a great feature, and free - nice work! Well appointed and clean, with a cool view of a small garden outside the window. Easy access to local bus route to the train station one way (15 min), and the art galleries the other way (about 15 min). There is a good restaurant right next door for those who want that. Very quiet neighbourhood, you do have to walk a ways to get to restaurants in the evening, most nearby ones are closed early it seemed, but didn't bother us, we usually ate while we were out doing the tourist thing. Appreciated the quiet for the evening so I'll take the trade off. If you want a vibrant local nightlife, this might not be the place, but we were out all day, so evenings were time to chill. I'd recommend this hotel to my friends.

The room was great with a lot of cool little things, like under bed lighting that you could have on without it being unbearably bright. I was on the top floor, and although the view wasn't great, the little garden was cute. The bathroom mirror had a built-in light and defogger. I only saw staff briefly at check-in, but he was very friendly. Although I like engaging with staff, even when I don't speak the language well, it was cool to have the tablet in the room to answer questions, reserve breakfast, and check out. Free tea and water in the room. Rain head shower was great. Big bed. I loved it.

It was a bit of a hike from Kyoto Station, but not horrible.

I loved the big window in the bedroom where you get to see a little garden. The bed was comfortable too, room is quite spacious and everything was clean. Overall for the price, it is super worth it.

There was a staff there, but he did not greet us which was a little awkward. I walked to the hotel from Kyoto station and it took about 15minutes. It felt a little bit far with all the luggages we had to carry, but it was just walking straight so it was very easy to find the hotel. There is no convenience store near by, but there is a cute fruit tart cafe beside.

Everything was great! Location was in a quiet area where bus rides to key spots were just quick. The hotel was easy to locate and had a very clean lobby/reception area. The room was really big and it literally had everything you could possibly need. The pajamas provided were very comfortable as well. Even though it was unmanned, I never felt like it lacked the service of a manned hotel. 10/10 would recommend and would stay again!

No laundry bags given but I think this is the same for most hotels in Japan already.

Location was good, about a 10 minute walk to the train station. Room was very large for Japan, clean, and comfortable. Large private bathroom. Free laundry on site (only on machine but still nice that it’s free and we were able to do two loads of laundry during our 3 night stay).

The check in process was a pain because they don’t staff the front desk. You check in on an iPad or before you get there online and they give you a QR code that didn’t work for us. Other then the check in process this place was wonderful.

good location

I did not have breakfast, but I really appreciated the free-to-use coffee machine in the foyer where I could make an excellent cup of coffee in the morning before going about my daily activities. The room and bathroom were really good size and very comfortable and clean. The staff at the hotel, specially Mr Kawagoe the manager, were really nice and helpful which made my stay really enjoyable.

There was nothing that I didn't like.
