It was clean and relative close to the Kyoto station, like 16 min walk, but bus station also 5 min walk. Also some popular tourist spots are not too far for example the Imperial Palace.Kiyomizu-dera or some temples and shrines. The receptionist was kind and helpful.

The walls are thin, and sometimes the neighbours were smashing something like the door of furniture or the wall itself with something, it was sometimes very loud and annoying in the night... The bathtube is typical small Japanese one, I am skinny guy and even for me it felt small just using it for showering... Can't imagine how a big guy could use it. The breakfast is very simple and not much just served in box, small meat, cheese and bread pieces, I am small eater so for me it was simple day starter meal nothing more, if you like big breakfast then don't choose the breakfast option.

It's hard to say anything less good about Japan or the Japanese, such is the correct and respectful way in which they always talk to us. The hotel is good, the rooms are cozy and in good condition. It is well located and is between Kyoto Station and Gion, which in my view is very well located.

The only thing I have to say that I didn't like is the fact that the hotel didn't store our bags before check-in time. This, for those who arrive in Kyoto in the morning and want to enjoy the rest of the day, causes enormous inconvenience. There is the possibility of leaving your bags in a locker, for example, at Kyoto station, but in addition to being paid, it can be quite far from where you are spending the rest of the day. Other than that it was a pleasure to have stayed at the hotel, extremely clean and quiet.

All facilities matched the description, and there were no issues with check-in (as mentioned in other reviews). The system was intuitive, and the instructions sent by the property in advance were clear. There is no reception, but communication with the property was easy and smooth. Arranging fresh towels or trash disposal was hassle-free. The washing machine is a great bonus. The location is really convenient for sightseeing.

I would recommend simplifying the system for trash disposal or informing guests in advance about what to do with it. I had to use hand soap from the bathroom to clean the dishes, as there was no other detergent available.

Spacious and clean room. it was quiet too. I hardly saw anyone the whole time. Located near to Kiyomizu-dera and there's a bus stop near Shosei-en garden from where you can go to Kinkaku-ji. Other than Kinkaku-ji and Arashima, I was able to walk everywhere - Fushimi Inari shrine, Gion, Kyoto Tower etc. There's a convenience store nearby as well as a supermarket called Fresco.

I know it is self catering, but I wish there was a couple of tea bags and coffee sachets so I could make a drink after I check in.

Location was perfect, and easy for us to get to some of the most beautiful temples and shrines. Its on a little tiny side street, one way traffic. Some nice restaurants for vegans in the area too. The young man who maintains the place was very nice and very helpful when we had to check-in. Great room, large enough for our luggage, had a tiny kitchen, microwave, stove, fridge and best of all - a tiny washing machine for our clothes. Only recommendation, across Japan, please provide a couple of extra pillows.

Carpet was a little dirty, but otherwise clean.

It's a complete studio, what's not to like? The bathroom is more spacious than I anticipated. There is a Book-Guide on Kyoto. I let my clothes dry in the bathroom with the ventilator on; it did dry overnight. The bed linens were really, really good. Not the generic hotel "silky" linen; the fine yet subtly coarse texture was a real joy to feel. The pillow is also reversible; beads on one side and foam on the other - that is truly considerate.

Check in was abit troublesome. I wondered if I could have checked in earlier? Since the key was already in the lock box. There was some dust at the corners, observable only if you really want to find it.

The location of the guest house is great! It only takes few minutes of walking to get to the nearest bus stops and railway stations. If you're planning to use the public transport during your travelling, this guest house is for you. There's also a lot of cafes around the area as well as 24 hrs convenience stores, if you want to find snacks at midnight.

My room was located at the ground floor. So, sometimes I noticed there's a leaking inside the bathroom, coming from the airway. I think it's due to the room above us.

The room was big and clean. The bathroom was very nice as well. It had a very functional small kitchen and a washing machine. It was a good relief to have bigger beds and room to walk after the tiny rooms in Tokyo

There was no staff. It took a good while for us to get through the main door after we recovered our keys from the automatic box. There were no instructions for the main door. A japanese couple was stuck with us as well. They were finally able to get in touch with someone, and only then we were able to get in (maybe i couldn't find the complete instructions, not sure) No staff also meant that there was not even a way to get rid of the garbage the whole time you are there. There is only one bin in the room that fills up very quickly. The room was in the front of the building, right next to the road. The cars passing by all night were very loud, and I could clearly hear passers by having a normal conversation. There was no sound insulation on the windows.

Spacious and clean room, good position. Easy check-in and check-out. Many useful facilities available such as AC, microwave and washing machine. There is also a mosquito net separating the room from the balcony.

The pillows are not so comfortable. The beds were separated which is not ideal for a couple. Being foreigners in Japan without a Japanese phone number, I think it would be more helpful to have a physical person at the entrance in case of problems.

Superb location, well designed and efficiently run. Surprisingly quiet at night despite being in a popular nightlife area with gambling establishments very close by. The provided security safes for belongings seemed to be good.

I didn't see any private showers or other bathing. All bathing I saw was communal, which may be a deal-breaker if you don't want strangers to see you naked.
