Our stay was fabulous, the apartment was very big, clean, comfy, it had everything we needed. The position was incredibly good, in Gion, very close to amazing temples, such as Kennin-ji, Yasaka shrine, Kyomizu-dera and more. We spotted some geisha too in the evening (please, be respectful, no photos, no videos in the area). "Gion Corner" is so close and you can see a geisha dance and even take a picture with her in the theatre. The staff is amazing and immediately replies to your questions. There's a lounge downstairs where you can relax, there's a vending machine inside, tea bags and liquid for your loundry. We loved our stay and will definitely come back.

The bath system was fantastic. There was an automatic tub filling feature that could be started from the kitchen when arriving back to the room after a long day. Just by the time you settle back in and your bath is ready! It was very well situated too with lots of great restaurants and beautiful streets to explore. The room was very spacious and could easily accommodate large luggage. Having our own washing machine was super convenient The complimentary drip coffee was alright too. Local pigeons are very friendly.

The only down side is the lack of information on some of the room's features like the automatic bath device panel or even how the washing machine exactly works. It took some testing to figure some stuff out like the proper washing cycles for example. Our first cycle was 5 (yes five) hours long until we figured out the "convenient setting" cycle is more of a normal 60 minute setting. I did have to search for the machine's manual to have more information on some error codes (turns out it was just too big of a load for the drying cycle).

The room was very spacious and had everything we needed for a short stay (4/5 days). The bathroom was clean and had a lovely shower and Japanese style bath, and the bed was comfy. The staff were responsive via message, and when we arrived earlier than expected the staff in the building were really helpful. While they can take delivery of suitcases, there’s no one at the hotel to send them but there’s a luggage forwarding shop about a two-minute walk away.

Didn’t realise you couldn’t send luggage from the location before arriving, but got very prompt reply to my question about luggage forwarding and it went smoothly using the shop.

The location was outstanding. In the heart of Gion. There was a washer dryer and kitchenette in the room. The bed was very comfortable. There was a desk, table and chairs, and it was very spacious. I will absolutely return.

The bathroom had a bathing room with a lovely tub and hands hand for washing. I wish there would have been a way to attach the wand higher on the wall as a shower. It was complicated getting in, but the staff saw me having difficulty and was very helpful.

Great location. Good value, and near bus lines and gion sights. Walkable to many temples.

Room stayed a little cold at night (November) even when we had the temp at 27C, seems like air leaking into the room. But we slept great, no issues. Most of the hotel is self service. No front desk, but that is fine with us. You do only get 1 physical key, to unlock the room. So hard to share, but you can always put the key into the lockbox on the door, and whoever gets back to the room first can still get in.

Everything was super good! Staff is very friendly and helpful. The room is really big, clean and complete. I would say the room can be categorised as a semi 1 bedroom apartment where you can cook and have your own washing machine + balcony. We feel so grateful and lucky to find this place. Not to forget about its location that is just 2 block away from the famous gion street where you can spot some Geisha. Food, shops, ATM and bus stops are closeby.

Nothing really apart from it’s a very new property which made us a bit worried as there were not many reviews on the website- however, all are good. Their online payment were not working at that time, so we had to pay cash which is fine just 1 mins to the ATM. What i wish for is if they can make this property as a serviced apartment. Currently there was no cleaning service and to communicate with the staff are mainly using mobile chat. I wish this property for a good future and we would love to come back again!

Amazing location and great value. Also, a relatively spacious room, with a kitchenette, so it's nice for a longer stay (we stayed a solid week). Obviously, there are fancier and more elegant places, but if you're trying to save money on lodging but still be comfortable and in an ideal location, this is a great option. Clean, functional, comfortable.

Room has some natural light but clouded windows, which means can't look out and see anything. No baths or onsen or even common rooms. It's comfortable but really just a biggish room with a bathroom and kitchenette. No real character to it.

What a gem this was. We had a top floor double room with balcony and city view. Not a lot of space but well thought out. We had a washing machine, tiny kitchenette, microwave. Nice deep Japanese bathtub. The location was perfect. Gion is a great place to stay. Lots to see, many restaurants. Bus stops close and subway 10 mins walk. We did catch a taxi from Kyoto station and it was 1900 yen, very reasonable we thought. Bus 206 from the station does stop at the end of the street. FYI there is no reception, it’s self check in.

The towels! So thin, can’t understand why they would have them, especially when everything else is good.

Oh my god. One of the best hotels/value for money I’ve ever stayed at in my life. I was coming from a 5 day trip in Tokyo assuming this place would be small. It was beyond spacious. I even had a bath! Never in my life have I felt comfortable enough at a hotel to have a bath. This place exceeded all expectations and the price point is so affordable. It was so good I wanted to come back early from exploring so I could enjoy the room. It was so clean I’ve never been so happy! That’s when you know you have a good hotel I swear… I will for sure be coming back!!
