Bed and pillow was comfortable, The aircond works perfect. Complete amenities provided. There is a kitchennette available complete with cooking utensils, but you need to rent it for 500yen. But we did not need to use it anyway. Suffice just by using microwave. Appreciate that they provided big bin in the unit. Washing machine was a bit complicated to understand. But the staff was just a WHATSAPP away and you just can immediately ask for anything. Ouhh, and they provided ear plugs for the guests. Thats a bonus ;)

You need to be extra careful using the facilities because you can see all the facilities was previously heavily used, like the broken washing machine doors, the loose door handle. The blinds, appreciate there was a warning to handle the blinds carefully. However, my suggestion is to not install such a flimsy blinds that are easily to be mishandled. I dont think the place is suitable for kids. Everything might endup broken.

Everything. The twin room is fairly big for Kyoto and Japan in general. You have a separate kitchenette with a mid sized normal (!) fridge and microwave oven, separate toilet with washing machine/dryer and a separate bathroom with a bathtub. They provide also free umbrella rental. Also the location is fantastic! Bus station just a few metres from the hotel, only 2 bus stops from Kawaramachi, good restaurants around and a lot to do in walking distance. 11/10, would stay again next time!

They don't provide cleaning at all (they do take the trash out if you leave it in front of the room), so that could be a potential problem for some people i guess, but what you get for your money absolutely outweights the necessity to clean after yourself :)

Loved the availability to check in early for a very small fee and the location is amazing. The apartment style is excellent too as it was ample room with the kitchenette separate from the bath and the bedroom. Small closet was helpful plus desk and side tables. Even having a hallway felt like a luxury. Towels and bath supplies were very luxurious and I would stay here again. Location was super good -- close to a shrine, a shopping street and of course a short walk to Gion. Loved this!

Practical check in service for after or before hours. Telephone call away and lock box instructions. I put this info in this section because I'm just a person to person type of traveller but the service was excellent. The help they provided to book a taxi was even done over the check in ipad phone call. No complaint but if you have a preference for face to face then there was none.

There is no human interaction! A strange first time experience. The owner Doris Chang has it well organised but for us, initially a matter of worry as we did not know what to do if we needed something. You can leave your luggage inside the entrance. No lockup facility but its safe. Check in is strictly as per time or fee payable for early checkin, standard practice. This is a private house converted into a boutique apartment hotel. Three rooms per floor, three floors. We had five rooms. Each apartment is spotless and the washing m/ c etc are functional. We found three of the front glass of-the washing mc cracked. I wrote a msg to Ms Chang and she confirmed that these were old damages. She is prompt in replying.

That there was no human interaction. There could be more powerful lighting in the room. Also, the website did not say that rooms vary in style and view.

Will sure stay again in this hotel. Near to attraction area. Have a little traffic noise but acceptable. But if owner upgraded the soundproofing will be great 👍

As prior reviews have said this is an apartment. Kitchen, Bathroom, Bedroom, small Hallway with the amenities you would expect including a washing machine. Check in is totally remote with printed instructions to follow and key in a lock box. No breakfast but many restaurants close by, along with a Starbucks for coffee lovers. Great Location. Very close (walkable) to historic Kyoto. We plan to stay here again when we go back to Kyoto in the Spring.

After spending a few nights in very small, but efficient hotel rooms in Tokyo and Osaka, it was refreshing to have a little bit more space to feel at home. The location was very close to sites we wanted to see and many resturants. We were glad to have access to a washing machine to clean some of our clothing before returning home.

Although it did not directly impact our stay, there was not anyone at the desk most of the time. If there had been a problem, I feel that it might have been challenging to resolve.

Great location - walkable to many of the temples/tourist destinations. The room was spacious, comfortable, and clean. We ended up requesting an early check and a late checkout and it was a seamless process both times (well worth the money). Based on previous reviews, it seems like the check-in process has improved. They send you a code via email prior to check-in to access the key lock box. The wifi network password is visible in the hotel lobby so you can connect to contact the host (if you don't have a phone plan). I recommend having Whatsapp pre-downloaded on your phone and add in their contact info so you can simply connect to the wifi and then call them upon arrival. Super easy overall. There is also an AMAZING Katsugyu restaurant directly across the street called Gyukatsu Kyoto Katsugyu. We were blown away by how good the food was and ended up going back twice. No reservations and they open at 11:30 AM.

As noted by previous visitors, the washing machine takes a long time to wash/dry the clothes. Give yourself ~3 hrs 30 min for one wash/dry cycle. Works very well though and it was so nice to have this amenity in our place!

We really enjoyed the size of the room, comfortable bed, clean, good heating (in Jan!), washer/dryer, large shower, large refrigerator/freezer. The location is very very convenient, 1 block away from Yasaka shrine and 1 block south from the main shopping/food area in Gion, as well as 1 block east of the historic geisha district. Great deal. Mgmt very responsive during majority of hours (9am-1am), and good English communication.

The floors and walls are very thin; it's an old building. So people walking/packing above us at 3 am kept us up. No one was available at that time to ask them to be quiet so we got no sleep that night. Next am the mgmt moved us to the top floor. There was still some street noise and an occasional siren. Warning - full kitchen but they charge for full use of the supplies other than water kettle and cups! They don't supply full stay's worth of coffee. Need more attention to details - horrible sound quality on microphone for check-in communication, bidet remote wasn't working so stuck on pot when bidet wouldn't shut off (we pulled plug), washer door was cracked and they didn't know.
