May not be for those wanting a hotel service - but I find the place is just like an apartment. You've got a ton of space, with even your own laundry machine. (And they even give you instructions on how to use it, since the buttons are in Japanese) Owner is friendly. He isn't confident enough in his English to check you in since there's a few procedures to run through regarding tax, using your key to get in etc, so you may have to check in at a hotel 2 minutes down the road. He still made the effort to give a wave and a smile whenever he saw me running around. Good amount of security. After a certain time of night, (or also when front desk is closed), you need your key to get into the building, and at all times, to get past the front desk to the elevator/stairway you also need to insert your key. Free access to the roof, if you so please. ~10-15 minute walk to I think it was three different train stations. Kiyomizu-gojo, shijo-gojo, and kawaramachi-gojo. ~5 minute walk to kawaramachi matsubara bus stops, which can take you straight to Kyoto station, or kinkakuji, or wherever you need to go. ~5 minute walk to the riverside, and plenty of restaurants situated around the hotel. Overall, place felt great.

Don't think the bed linen was changed during my 9 night stay. Everything else was very clean though.

To obtain our room at My K House, we first came to the desk at the Kyoto Riverview House Kyoraku where the very friendly staff member checked us in and led us the 150 m to our room. Since we were staying in Kyoto for 6 nights, we found the kitchette quite useful to help us prepare some of our meals. There is a table in the room, but its height is as per Japanese custom. The bed was comfortable and the room well equipped. The hotel is well located, near a variety of restaurants and about a 10 min walk or less to a couple of subway stations. The nearest bus stop permits very handy access to the JR train station.

One night, my wife was awakened by revelers passing by the hotel, but apart from that, the room was quiet. We found that the kitchen could use a few more kitchen utensils to be even more practical.

Everything! We loved the room, it is spacious, clean, traditional combined with modern style, has complete amenities plus the kitchen stuff and washing machine. They have no staff in the property, but all went well so we didn't need further assistance. The staff, when we checked in, was nice and informative, he speaks English well (he's from Romania). The location is not bad at all, not in Gion district but close to, walking distance, as well as to Nishiki market. And the bus stop is just around the corner.

The temperature in the room is a bit too cold for us, but it's not a big deal at all.

We stayed for 5 nights in September and absolutely loved our stay at My K House. It was located in a great part of town right by the river-close to lots of restaurants, shopping and sightseeing, but tucked away on a tiny road that was nice and quiet. Communication before and after check-in was excellent. We always received prompt, courteous replies to our inquiries. Check-in was located at another hotel (Kyoto Riverview House, taxi was ¥1,000 from Kyoto Stn.), but there was no inconvenience at all. Alex greeted us at the front desk of Kyoto Riverview House, helped us check-in and then walked us over to our room. He was incredibly kind in answering all of our questions and walked us through how to use the washer/dryer. The room was beautiful and immaculately clean, with very comfortable beds and a fantastic bathroom/shower area. We chose this hotel primarily for its balcony with outdoor furniture and are so glad we did-we loved having coffees there each morning, enjoying its beautiful view. We really liked the little bar downstairs-it had a peaceful atmosphere and good beer. All the staff we encountered were wonderful. Alex, the Riverview House team, housekeeping, the bar staff-were incredibly kind and went out of their way to help make our stay a great one. Thank you for such a great visit-this will definitely be our first choice for our next return to Kyoto!

There is nothing we didn't like! Our only wish would be to have a coffee pot in the room.

The property was designed like a traditional ryokan but with all of the comforts of a modern hotel. The rooms were exceptionally clean and came equipped with all amenities (washing machine, slippers, yukatas to wear inside). The bathroom and shower were separate which is an absolutely genius design. AC worked wonderfully to beat the hot September weather. Finally, it was very quiet at night as we were tucked away in some back streets, while still being only an 8-10 minute walk from all the attractions. I would definitely stay here again

Everything was great. We did have to check in at another location (less than 2 minute walk away) but the instructions were clearly printed on the door and easy to follow. We also were able to check in early which was very convenient

Perfect location, nearby great restaurants and the canal. It was just a short stroll by the beautiful river to historic, bustling Gion! Room had a small verandah looking out over rooftops and the mountains in the distance. We were even able to see the fires lit during the yearly Obon festival in August! It was so great to have a small kitchen, which we utilised a lot. The beds were super comfy and there was a block out blind behind the screens on the doors, so the light didn't come in too much in the morning, and it was dark at night.

This is a very personal thing, I hate noisy air-conditioners and this one was a bit noisy (you couldn't switch the wind off), but I got used to it. The washing machine was great to have but it was also a dryer, which didn't dry the clothes very well and took forever.

My K House was very quiet even though it is located in a popular area. We easily walked to Gion, Hirashiyama, and Nishiki Market. We never heard our neighbors in the next room. The room amenities were great including the washing machine, small kitchen, bathtub and shower, extra windows and front porch. It felt like staying in a small apartment instead of just a hotel room. Also, the room had nice details like tatami mats, robes, and artwork that made a beautiful mix of traditional and modern. I really appreciate details like this and it felt like a lot of care went into the design and layout of the rooms. The owner was very helpful and responsive when we had a problem with our TV and our friends had a problem with their lamp, he fixed it right away. This was our favorite hotel during our 12 day stay in Japan.

Check in was at a different hotel a few minutes walk away, but this was communicated clearly and it was not a problem, just be aware you will need to carry your bags just a bit further.

If you bother to look at other things I have written, you will find I rarely, if-ever offer an unqualified 5-star review. Dear reader, here is one. My K House was fabulous, from the friendly gentlemen who checked us in to the staff who called four taxi companies trying to locate a cab for us. The rooms (We had two) were clean enough to eat off the floor, the shower had wonderful water pressure and each room has air conditioning. If you prefer fresh air each room has several windows with screens and a large sliding door with screen. We sat on the balcony with takeout two of the nights because we were just worn out from touring.

If I were to nitpick - There are no chairs inside the room so if sitting on the floor is not for you that may be a problem. I am only noting this for your information. It is only a negative for some people.

Situated within walking distance of many of the main temples, Gion, city centre & different metro lines and train stations. It was clean and spacious and had everything we needed all tucked away off the main road near some beautiful reatiarants. The balcony was great to sit on in the evening over looking the hills to the east.

I can't think of any real negatives - no one was present on reception, but we didn't need anything during our stay & it was only a 2 minute walk to the partner hotel, where the staff were very helpful and polite.

We absolutely loved everything about this place, it exceeded our expectations!! We booked the deluxe twin room and it felt like we had our own little apartment with kitchenette and an awesome bathroom area incl a washing machine / dryer combo!! The location is excellent, close to walk to most areas and also has a bus and train station close by. The front desk staff were absolutely amazing and helpful and arranged a booking at an awesome yakiniku place for my birthday dinner!!
