Clean and conveniently located near a major train station. It is situated near good eating facilities including an extremely popular sushi train style family restaurant and convenience stores. The area is quiet as the hotel is off a major road in a side street. Laundry facilities are available, Our two younger children (in their early twenties) enjoyed the experience of living like locals. There is capacity to store luggage before and after check in/out times. A communal fridge/kitchen with tables and benches is available as well as shoe storage compartments. Staff were helpful providing directions to the hotel.

The rooms are not ideal if you are carrying large baggage as international travelers. There is minimal storage space and no chairs in the rooms. The futons are rolled out on the floor and rather thin. We needed to place our duvet/comforter/bedspread on top of the futon to cushion our bed. If you have a bad back this is not the best experience. But our younger family members coped well. So just beware of your personal preferences and physical limitations. You will not be sleeping on traditional western style beds. But you do live the local experience.

It was clean and had a good communal area, including a small kitchen in which we were able to cook a light meal, and socialise with our travelling companions. Check-in was done without meeting any of the staff, which was unusual in my experience but went smoothly enough.

We happily stayed in several ryukans whilst in Japan. This one, however, had the most worn futons and we found sleeping difficult and uncomfortable. It was hard to find the property as it is in a residential street and there is no external sign or number.

The big picture about the property was fine. It’s modern fully equipped, our room was traditional with futons. The laundry room is a plus. Located in quite area near to Nijo station and to a lot of convenience stores. + luggage lockers in the lobby (see attached picture)

The room cleaning service isn’t included in the price of the room. (+2500 yen/day if you request) When we received new (“clean”) towels were smelly and stained.

The location was great: walking distance to Nijo Station and Nijo Castle, and proximity to convenience stores and restaurants. We liked the simplicity of the room (traditional tatami and futon) and easy access to the shared kitchen and laundry room.

Privacy could be improved: we could hear very clearly other guests talking (loudly) in their rooms. On our first night, we were unable to open the front door due to malfunction of the electronic lock device, and we were unable to obtain help at the phone number provided. We would have been stuck outside if it were not for the assistance provided by other guests. The problem was quickly fixed however.

The cleanliness. The wifi. The position close by the Niji station and several store, one 24h veri close. The coffee machine. The tatami and futons. The toilet was new and clean. The air conditioner with heating system.

No view from the windows, it is not clear in the description, and no inner garden in my room, except a very small inner court with children games. No type B energy plugs, I had to buy a type A adapter. The windows and the door are not well isolated from noise and smells, so unfortunately I had some co-guests cooking party and sigarette smoking that often smoked even in the middle of the night against the non-smoking rule. The problem is not the property, but the guests’ education.

- The amenities and comfort of the Ryokan style hotel. - Very near a pharmacy and 7-11 convenience stall (3 min walk).

- Slightly further from nearest subway/train line (Nijo), which requires 10 min walk. - Walls are thin, can hear other visitors moving about and talking. Unfortunate if there are others who do not respect the noise levels of premise.

It was very quiet. Self check-in and check-out was very nice. It was also really clean and the shower was nice.

The washing machine kept locking and was difficult to use/not explained well on the sheet. At one point it appeared my clothes had been bleached but it was due to the laundry detergent not soaking in correctly.

I love that with sleeping on futons the rooms becomes so spacious. It is located in a residential area where we met some really helpful and friendly neighbors who helped us locate the inn. We got to have an authentic feel of what it might be like living in Japan houses. The place is really clean and cute. We had a good time living there

Good location, close to a station. The property was clean and had everything we needed for our stay

You could hear people in other rooms, we were on the bottom floor and you could hear the people above almost all the time - snoring, talking, walking around the room etc.

Great location surrounded by some amazing local businesses! There is free coffee, tea and biscuits. There is a communal kitchen, washer and dryer for free. Each room has a security lock, and rooms are spacious.
