Room with kitchenette. The position is directly next to the bus stop for/to the central Gion/Kawaramachi (also walkable 25min) and to/from the station. No restaurants around. We stayed in a sister hotel in Tokyo, which had a much larger room. Overall pleasant

Cleaning could be improved, especially under appliances.

The room was rather large, and very clean. I came equipped with a washing machine and a unique drying system. Staff wrote STANDING and would help with any of our questions. It was located near a bus stop that service several bus lines. It was easy to commute from there too many of the attractions of Kyoto. There were several restaurants within a short distance walk, including Indian, noodle restaurants, and wagyu beef restaurants.

It took us a little bit of time to find the hotel on the initial first visit. This because Google maps had it located in the wrong location so be cautious of that.

One of the best hotels I have ever stayed in. They provide every single need including a fitted kitchen, automatic washing machine, and bathroom as a dryer room. The bathroom has a small but adequate bathtub with a small TV attached to the wall of the bathroom. The toilet is amazing, heated toilet cover with front and back bidet. The unit is very clean. The mattress and duvet are super comfortable. The staff are excellent, one lady staff even helped me to call a taxi using her own personal phone. Amazing, amazing, amazing. 5/5 star. Such an excellent stay with a wonderful experience. I will definitely recommend this hotel to others.

None.

Loved the location of this hotel, close to Imperial Palace and the river; within walking distance of good restaurants, bakeries, a great Tofu Lab, the university neighborhood. There is even a burrito place across the street. We enjoyed walking the Philospher’s Path and a couple of shrines/temples on the other side of the river. Also enjoyed the walk to Nishiki Market. (Note: we are good walkers.)The apartment was very well-designed and organized. We really appreciated the washing machine and being able to use the shower as a clothes dryer. We did have to ask the attendant for bowls and larger plates for the kitchen; once he provided we had what we needed. The staff were very kind.

Our room was on the street, which was very noisy. It didn’t stop us from sleeping, but there was no real improving upon the noise. (Ear plugs recommended for sleeping.)

The apartment was well designed with room for luggage, a dining table with chairs and great facilities like washing machine and dryer. The bathroom was well designed. The staff were very friendly and very helpful and were able to make suggestions about dining and tourist sites etc.

Overall it was a great place to stay and from there it was easy to get around on public buses and metro. It is important to mention that the day pass on public transport does not cover the Hankyu Kyoto metro line so getting to Arashiyama Park to see the monkeys was not possible by train but is possible by metro

We loved the neighbourhood, quiet with plenty of eateries, parks and the river. We liked that we could get away from the tourist feeling here. The room was spacious and the washing machine in combination with the drying room was a plus.

The kitchen did not have any bowls for breakfast and staff could not provide them. We did not receive any cleaning during our 5 night stay on the day cleaning was promised (on the 4th morning). The walls in the bathroom and near the trash can could be cleaned more thoroughly.

20min walk away from the centre of the action this roomy, clean and held in tasteful japanese style hotel is worth considering. We liked being almost at the river, where we spend some nice evenings and being able to walk to a lot of places. The hotel itself had all the amenities required, looks exactly as on the photos and had friendly staff. Would stay here again

Nothing much here. One point would be that the aircon drained onto the balcony so there was a constant wet patch there (we visited in June, so the aircon was on all the time)

We really liked having a stove to prepare breakfast for our selves in the morning, it was very handy to have and saved us time & money. Beds were firm but comfy enough! In suite-laundry was handy, but no dryer so hang-dry would take about a day.

The plates provided were very small, about the size of my hand with fingers spread out. It was a bit bothersome & couldn't really fit my food on the plate. The TV doesn't have any streaming services or screen-casting abilities, so we didn't use it unfortunately. Also a lot of sirens during the day and night!

Very clean, nicely furnished, covenient location next to bus stop, 5 minutes walk to FamilyMart supermarket, some restaurants nearby. luggage drop off next to the train station - very convenient, nice service in the guest service office with optron to buy daily transportation cards, washing machine in the appartment with washing capsules included ; helpful staff

3rd bed - the sofa - was not comfortable to sleep on :(. Not the nicest smell in the ground floor.. No luggage transfers to other city at hotel or guest service lication - but this service available in nearest FamilyMart

The little kitchenette with the fridge and microwave was great. We also used the washing machine in the room. The front desk gave us more soap pods when we asked. They provided plenty of towels. The bidet was wonderful! The desk was handy for little items.

There should be grab bars to help get out of bathtub and up off of toilet. The pillows were really hard. The fold out sofa was hard to sit on. There is a small shelf over the stool to put bathroom tubes, makeup, etc. but I was always worried that my things were going to fall into the stool. There are no hooks in the bath for towels or clothes/robe. There is plenty of wall space to add them. The light by the front door is motion-activated and can be bothersome to the person sleeping on the bed across from the door. There is a sliding door to block out the light, but then the person is woken up by the person opening and closing the sliding door. We discovered too late that keeping the kitchen cabinet door open blocks the motion activation.
