Staff did everything they could to help, I can't recommend them enough. The location is great, only a few minutes walk from Keikyu Kamata station which has direct trains to Haneda, Shinagawa (for the Yamanote line) and Yokohama, among others. It's also a 10 minute walk from JR Kamata station which is also an option, and there's restaurants and shops around JR Kamata station.
It's occasionally noisy with police sirens outside, but not too bad from the 11th floor. When it rained, the noise on the windowsill was very loud. You can't opt out of room cleaning every 3 days.

Great location if you want to stay close to Haneda Airport. It is 5 minutes walk to KK train line runs frequently to Haneda Airport. It is next to a walking street with plenty of restaurants to choose from (although we have problem understanding the Japanese menus). My family with three kids stayed there for a few days. It is actually convenient with the KK line. We use the opportunity to visit suburbs in the south of Tokyo like Yokohama and kawasaki.
The hotel is a business hotel, so quite small and compact. The quality of the facility is not as good as some other hotels we stayed in Tokyo. Floor is not so clean. Tea and coffee quality is :( . It is a place to sleep but not a place to relax. Hotel receptions are friendly but with limited English. It takes some effort to communicate.

The room itself was very clean and nice and the bed was very comfortable. I booked the room for two people because I wanted the bathtub, and it was worth it. But I stayed on my own. I had a lot of space for my two suitcases, my bagpack and myself. But it might be more problematic space-wise if you are not alone and have even more luggage. It is definitely not impossible to manage, but it might be a bit uncomfortable for some. The bathroom was really big and the glass window between the bath and the room was very entertaining. I never had anything like this, so I was very amazed. But that might just be me... Everything from soap over towels to razor and more was provided by the hotel. The location is perfect if you need to get to the airport, as you only walk like 9 minutes to the train (I managed that alone with my two fully packed suitcases and my bagpack). The path is easy and nice to walk, no problem to roll your suitcase around and the station has Konbinis close by, as well as a lot of restaurants. Going to other places like Shibuya might take a bit of time by train, but it is extremely convenient because you still only have to take the train, which doesn't take too much effort.
The drain should probably be cleaned more often.

The hotel is exactly what you expect it to be. Great location a few minutes away from a reasonably-significant train station with very easy connections to Haneda. Check in was super efficient, the wifi worked great. Rooms were tiny, as expected of a Tokyo business hotel (especially at this price point). Shower and bath included - and the shower room was almost as big as the bedroom. Shower pressure was great. Slept comfortably in a very quiet room. Convenience store (7-11) at the end of the block, or a Family Mart on the way from the station. Great value
Room was tiny, but that was expected. Microwave was located in the first floor lobby and not in each room.

Great all around. Really nice bed and bathroom with a fancy switch which let's you turn the glass frosting on and off. Most everything in the room is labelled in Japanese, so you'll need to make use of Google Lens to translate. The staff have very limited English, but happily use Google Translate to communicate. The hotel is in the Kamata district which has lots of nice restaurants, conveniences and public transport links.
Would've been nice if they had a bigger ironing board. Although travel times on Google Maps indicate the hotel isn't too far from major attractions, be aware that you will have to change at the god-awful Shinagawa Station, and that the KK line from the hotel to Shinagawa isn't on the JR pass if you bought that. Then again, figuring out public transport will always be a nightmare in Tokyo; just buy the Suica pass in the JR office in the airport and you'll be halfway there, though you need to charge it with cash.

Very new, fresh and clean room. The room was a little small but was well equipped and had adequate layout with surfaces, hangers for clothes and small storage by the door for luggage. Very spacious bathroom with bathtub & shower with separate toilet. Easy check in/check out. Comfortable and clean bed. Professional and friendly staff. Quiet location with restaurants and shops nearby. A short walk from Kamata station and Keikyu-Kamata station. 1-2 connections to the inner city and main attractions. Convenient location if you are transferring from/to Yokohama or Haneda Airport.

Good location near Kamata station, quick jump to Haneda airport and easy access to central Tokyo, with lots of bars and quick dinner places around. Very quick check in, 2 coin laundry/dryer machines on the lobby level, vending machine and very good restaurant! My room was upgraded from a single to a double, which made a big difference from my regular stays at APA hotels. The room was spacious, the bathroom and toilet areas were quite big. The room had the regular APA amenities, usually very good quality. On the TV there was a very good guide for the local area, including a suggestion for a onsen nearby that I went to use and was so good! This time I even got a curry at reception to make at home! All around pretty good experience.
Toilet cleaning wasn't great this time. There was hair and a razor cap left in the sink area.

Very well located, it was easy to communicate with the staff given I don’t speak Japanese. The room is small but very well organized with all needed to get some rest, bathroom is spacious and has all toiletries you may need. Restaurant offers breakfast including toast set for the ones (like me) who are not into having seafood for breakfast.
I had booked one night and requested for early check in, got confirmation I could do it no additional charges, once I arrived the clerk said I would have to pay one extra night for early check in, which I did because it was freezing outside and basically had no other option. I don’t mind paying if that is needed for early check in but sending confirmation stating it is free of charge and then changing upon arrival was not appreciated.

Just 5 mins walk from Keikyu Kamata station and 10 mins walk from JR Kamata station. Also, it is approximately a 20 min train ride from Haneda International Airport. There are laundry facilities, a microwave oven and vending machine on the ground floor. Also, they provide new towels, coffee and tea sachets, and Japanese-style sleepwear every morning even if you opt out of room cleaning. The toilet and bathroom has a view of the outside which is quite refreshing considering how a lot of toilets in hotels are in enclosed spaces with no windows. Staff are friendly and will greet you every time you enter and exit the hotel. You can also leave your luggage with the hotel after check-out and pick it up just before your flight on the same day. The room is a little compact but didn’t feel claustrophobic and I was still able to open my 65cm x 45cm x 26cm suitcase without obstructing the walk way.

New, Modern, High Tech Hotel. Big beds; big TV; closet; High Tech toilet with bowl night light motion activated. Very nice shower/tub. Bed headboard inset for storage of small items like cell phone. Headboard also has outlet. Staff was really really nice and helpful. Location was really great. 3 minute walk to the Keikyu-Kamata station. Dozens of restaurants and shopping in a covered arcade 2 minute walk from hotel. Everything I might want or need just minutes away. Breakfast was extra for me at ¥1300, but a choice of 4 sets served to you by the staff. Nice. Restaurant also serves supper. I will stay here again.
no downside.
