The property is fantastic. Extremely clean and comfortable. There were snacks with tea and coffee available throughout the day in the breakfast area. The room was cleaned every day, including the bathroom and the floor of the room. Every day we were also left snacks like cookies and sweets in our room, as well as water. The walls are extremely well sound isolated, so there was no noise from the neighbouring rooms. The property is located right next to the subway station Sao Sebastiao, so it's very convenient to reach it from the airport. The breakfast options were simple but more than satisfactory.

Above all it's the staff that make Feeling Eduardo VII ! Ana-Paula, Nuno and Bruno were absolute stars, welcoming and hospitable way beyond what one expects. We weren't happy with the view of an apartment block in the first room and Nuno arranged a different room, as well as helping us move. I had a bad fall in the shower- They need to get non-slip mats , and tore a ligament in my knee. Ana-Paula was amazing, using her office chair to get me into a taxi, messaging me at the hospital to see how I was doing, bringing lunch to us in the room afterwards and even messaging me when we got home to see how I was ! Bruno thereafter helped us with all our luggage (This took a few trips as the lift is tiny) and down the stairs into the transport for the airport.

As mentioned above the shower in our room was very slippery and with quite a high step down to get out of, caused me a very bad fall. Unfortunately when we met the 'proprietor' on our last day and tried to suggest that precautions should be taken, we found him to be dismissive and uncaring. We were expecting a 'proper' hotel and were surprised on arrival to find a residential and office building. No reception area on ground floor, one has to go up steps, into the tiny lift to the second floor, then through another door to reach the rooms. Three keys to get in and out. On the second floor there is a section of around 9 rooms that is the actual 'Feeling Eduardo VII' This set up should be made clear on the booking sites.

Decent sized, clean rooms with good facilities (large wardrobe, good bathroom). Staff was also kind enough to leave daily treats in our room during our stay, such as fruit, a piece of Christmas log and a bit of port. Nice!

Wi-Fi experience was not dependable, and the breakfast officially starts at 8.30am, which is a bit too late for those who need to leave early for work-purposes (e.g. meetings/conferences). To be fair though, breakfast area is always accessible and there's always a bit of cake or biscuits which you can take at any point during the day. There's also a pod-based coffee machine that you can use for free, any time.

The property is ideally located very close to the metro underground which made it very easy to explore the different areas around Lisbon. The room was was spacious with double doors opening to a small balcony with the crown of the avenue trees a nice green outlook. Double glazing on the doors and windows ensures the city noise was minimal at night. Bed was very comfortable. The highlight is the hosts, Nuno and Anna-Paulo, they were at the front desk each day to give suggestions and advice of where to go and how to get there and were always cheery and ready to help.

I can’t fault the property, the location or the hosts.

Our 6-nights-stay here was pretty pleasant. As we arrived on a late Sunday evening, we checked-in ourselves without problems - thanks to the instructions Nuno provided us in advance. The next day we met Anna as well and we always had a nice chat with her along our stay. For a day outside Lisbon, Nuno gave us great tips about which places should we visit. About the accomodation: the metro station ''São Sebastião'' lies near the front door. In a few minutes by metro you'll reach the city center. A supermarket and a coffee shop are just around the corner. On the other side of the street is ''El Corte Ingles'', a shopping center with a food court. You could hardly ask for more when it comes to a good location. The room and the bathroom were not big, but rather enough for two. However, it was cleaned everyday. The breakfast was tasty and fresh - one could find something of everything (bread, pastry, cold cuts, cheese, fruits, yoghurt, good coffee and freshly squeezed fruit juice). The refrigerator in the room was very useful - especially in July. Every day the staff was letting a little something for us in the room: a cookie, some fruits, and even some Port wine - a very nice touch. To sum it up - we enjoyed our stay in Lisbon, also thanks to our hosts at ''Feeling Eduardo VII''. One could always miss something, or dislike something, or expecting something else, but in the end, it is a very good B&B, with a great location, a very good airport connection, a clean room / bathroom, a good wi-fi connection, a refrigerator, a nice breakfast and, last but not least, a couple of nice and warm hosts. Thank you Anna and Nuno!

Travelling directly from the airport in 35 minutes, the metro makes it so easy for leaving and arriving at the property but also for travelling around the city. The whole experience was excellent as well as surprising. There was a full choice of breakfast and then biscuits, cake and choice of drinks were left out during the day in the lounge. In the words of the host “help yourself - this is your home whilst you’re staying here!” On our return each day the room was perfectly cleaned and a lovely little cake each was left on the d/table.

Seriously, there was nothing I didn’t like!

The location was perfect, just 15 minutes from the airport by metro, the metro was just outside our door step and made getting around so easy. The room was very big and spacious, Anna and Nuno were great hosts we could not fault their hospitality and making us feel welcome. Would definitely stay again due to its location.

The breakfast was just what we needed very standard breakfast (not a big eater in the morning). Can't really fault this place apart from it feeling more like a guest house rather than a hotel. It suited us. Planes fly low enough over this place can be heard from time to time .

The room is big and comfortable, good location which is right in front of a metro station, the bonus is the hotel provides 24hrs free tea, coffee, cakes, cokies and fruits in the dinning room, it helps us everytime when we back to the hotel with our tired bodies after whole day visiting, we could sit down and have a nice tea/coffee, a piece of cake and some fruits before going out again for dinner. breakfast is good and enough for a morning. They also offers small tasting everyday in our room, like mini cakes or a small bottle of wine.

The bathroom/toilet has water leaking on the door front, we had to cover the water with a towel, to avoid slipping down. We asked the reception to help to call a wine cave to book a tour on next day when we went out, he said he will leave down the info for us, however he forgot...... he did not leave any msg to us when we back. so we did not know he has booked or he did not.

The hotel is on a the second floor of a residential building. The room was large with a modern bathroom, great shower, and firm bed. We were able to open the window for fresh air. Lovely continental breakfast with the option of having scrambled eggs cooked for you. Staff were welcoming and helpful. I would definitely stay again.

A little more description of how to find the hotel as the streets and numbers are not always obvious. It really is right beside the metro exit, but telling us that it was a pink building across from the Cortes Ingles shopping centre would have helped. But maybe this is just me!

Staff were friendly and professional, made you feel welcome, provided sight seeing and travel guidance. The room was clean, loved the ensuit bathroom decoration, very comfortable bed, great nights sleep, very quiet. It was hot when we were there in July, but the electric fan did help to keep the room cool. Good selection at breakfast (bread, cheese, meat, cereal, fruit, yogurt, fruit juice and coffee). Located next to metro so easy to get to the airport, train station or to the main sites. Also a few eating options in the mall across the road and perfect to get picnic food for the park, a few minutes walk away. The park also had a lovely cafe, so a nice spot to relax with a drink after sightseeing. Hotel surpassed our expectations, as its in a beautiful residence building, so not a purpose built hotel block. Also its evident alot of thought and attention to detail has gone into the rooms to make them comfortable and to make guests welcome.
