huge very comfortable bed. after more than 15 years coming every year to Thailand this was my best hotel in BKK so far. the staff went above and beyond the normal service. always helpful and cheerful. extremely clean. absolutely no cockroaches or other insects. excellent fast wifi that does not drop out and working table in room. plenty of satellite channels in English. coffee and tea and kettle. fridge. great hot water, good light and views from higher up. daily cleaning of room and changing towel etc. breakfast was excellent and the owner went out of his way to find some special ingredients for me. value for money place which is also excellent for families as the rooms are quite well soundproofed and huge!! two excellent restaurants are nearby (100m) Anan’s kitchen, a good well priced local thai restaurant open til 4am and Spice Fusion Indian which has truly exceptional quality Indian food at good prices.

the location is excellent in Soi 22 of Sukhumvit, a lively part of Bangkok, the only slight downside is that there is a 15 min walk to reach the BTS sky train at Phrom Phong or Asok but you can take a 5minute walk to MRT subway Queen SiriKit National Convention, without having to cross the highway if you go through the local (safe) backstreets…good for seeing local people’s lives…the hotel will apparently soon have a shuttle tuktuk to take guests back and forth to Sukhumvit rd.

Spacious, clean room. Good location, 15 min walk to closest BTS station. 40 mins to airport.

Aircon gushing out water at 3am on first night, hotel could not fix it so no aircon until ‘engineer’ came the next day. We were then told the cleaners ‘turned it in for 10 mins and there was no leaking so it’s fine’. The 3rd night it happens again and we are told we can move to a different building over the road for a room with aircon, in the middle of the night!! Aircon should have been fixed the first time it happened, very uncomfortable trying to sleep in 30 degree heat. Staff polite but not very helpful with this issue.

Exceptional service, comfortable beds, great bathrooms, trendy rooms in a perfect location.

After moving over here from a horrible hotel, I was greeted by Lakshmi with a warm friendly smile. I immediately knew I made the right choice and the feeling continued throughout my stay. All of the staff were so friendly and helpful with everything. I hadn't hardly slept in a week at the other hotel due to a very hard uncomfortable bed. The bed here was like heaven! It was so cozy and comfortable with nice soft sheets, and I slept well every night!

Not really a restaurant, but there are plenty of places nearby to eat, and the staff is happy to make recommendations.

The staff was great, front desk great and the maids were sweet and helpful! The room I had was spacious and clean. Definitely a big improvement from my last location.

The wifi wasn't very good or at times just didn't work. Because my work is online it was hard to do. I think a better chair at the table instead of the plastic which made working hard to do.

very clean and comfortable place to stay. good location in Sukhumvit and amazing staff. we would like to say Thank you specifically to Rani, the woman from the reception. she was extremely helpful and nice for us! she helped us to look for transportation to the next place we were planning to go to and was always available for us with a smile and good spirit.

no balcony or view from the room. not really a place to stay in during the day but we also didn’t expect it to be because we traveled around the city all day long.

Really comfortable room, bright and quite recently renovated. Furniture is all basic but in good condition. The staff were very helpful and friendly. The location is a bit down the road from where most of the bars are. For me this was good was it meant a quiet room and a good night's sleep, but your mileage may vary. The location is good anyway, 15 min walk to the skytrain, and close to lots of good bars an places to eat.

The staff was very nice and lovely and the room clean. The hotel is located a 10 minutes walk from metro station and from the main street which is convenient when moving around the city.

The ceiling had several spots of humidity right above the bed. It was not especially quiet, our room was located above the main street and during the whole night we could hear loud guests in the corridor.

Spacious, clean and comfortable, hospitable and cordial management. Manager speaks good English, and many staffs speak Hindi besides Thai which is helpful for Hindi speaking travellers. The breakfast menu is simple, yet healthy and fresh. Several 7/11 on a walking distance.

We found the location little remote from the main road. Washroom was clean but needs some repairing and regular refilling of the essentials. we had few issues but the staffs were super helpful.

The staff was freindly and genuine .The location is good, it's like 15 to 20 minutes walk away from Phrom Phong BTS train station The Phrom Phong is 3 station away from Treminal 21 & Siam which is the Bangkok city centre.

The breakfast was so poor quality and limited variety,
