This guest house was perfect for my needs. It was central so I could walk to everything I wanted to do. It was clean and comfy. The a/c was good. And the people that run it were just lovely. The lady spoke very good English and was always very helpful and with a smile on her face. I could hear some noise from outside of an evening but when you choose to be central you that’s what you are going to get and didn’t bother me in the slightest. I would use this guest house again.

First of all, the welcoming of Thai people is remarkable. The owner is very very helpful and English speaking. She allowed me an early check-in (one hour before) which I appreciate greatly. She helped in finding a cab and many other things. She is always there to help and you cannot find such a thing in Western hotels. The experience is very different. The room was very clean. The price was cheap. I paid approx 107 Euros for 6 nights. You cannot expect any more amenities at this price. The location is perfect, just right in front of the main road. Plenty of bars, restaurants, and massage parlors are around, thriving life. If I go there again, I'll definitely stay in this house.
Everything is good as I said. Cannot complain about anything with such a cheap price. Probably they could take a bit more money and provide a faster internet but it is a minor comment. Exceptional hotel and great value for money.

Booked for 2 nights, stayed for 5, would have liked to stay another week but had to head back to Bangkok. This is a multi level property, I think 3 floors and no lift so stay on the first floor if you have trouble with stairs. The good- your host Nook is friendly and speaks English quite well. This property is very central in Chiang Mai so it's only a short walk to restaurants, bars, markets and a 7/11. Just use a Grab for anything further away. Our room #3 on the 1st floor was very clean and comfortable, the shower worked very well and had plenty of hot water. Air conditioner although a little noisy at times also worked well and had no trouble keeping the room nice and cool. A full sized fridge kept the water and beer nice and cold. The room rate was very reasonable and we would definitely stay here again if we are ever back in Chiang Mai. The not so good - This is a 3 star property with 4.5 star service, yes it's a little dated but if you really need luxury then maybe pay 3 times the price and book elsewhere. It's situated very close to a few bars and as such can get a little rowdy later at night and there can be some traffic noise as well (bring earplugs it that might annoy you.) There is no electric jug in the rooms but hot water is available in the hallway from an urn. All in all we had a great stay here with great service from Nook and her team and her trusty guard dog Coco!

The owner is exceptional! She is the kindest owner I have ever met. ❤ The standard check-in time is 2pm. But my friend and I arrived 9am and we only want to leave our luggage until we are allowed to check-in. But she told us to wait until 9.30am because our room is almost ready and we can enter the room and use it. How nice is that!? What more even nicer is we only waited 5mins and she let us check-in and she have a helper who helped us to bring our luggage on the 2F. Amazing owner, very kind. I hope to comeback again in Chiang Mai and will definitely book again! She also help us to contact our pick up (going to Elephant Sanctuary) because they are already 30mins late. Leaving the hotel, we are also allowed to leave our luggage as per in the morning we needed to go to Chiang Rai. We came in the afternoon to get our luggage.
NOTHING. Location, the owner and the customer service are exceptional.

Great location just inside the old city wall. This Family run property is in the best location, within walking distance to the Saturday night walking markets, the Sunday walking markets and the morning markets. There are a number of bars and restaurants within metres with plenty to choose from. There are also laundry shops in the street behind. While it is an older property it is extremely clean and maintained. The room we had was spacious with a view of the moat. ( ours was a 3rd floor walk up) there wasn’t a kettle in the room but there is hot water available on the 2nd floor any time you want it. We had a great stay here thanks to the staff and the property represents EXCELLENT value for money. I would recommend this hotel to everyone.

The owner is such a sweetheart!!! She would answer all my questions, help me find activities I wanted to do, etc. The air conditioning worked really well. The room is very comfortable. They provide two bottles of water for free everyday. The location is wonderful. I could walk to go everywhere. And I fell in love with her dog! I would definitely recommend it!

The hotel staffs were very kind and they spoke English. The location was great. Five mins to Tapae Gate and we were able to go to most of the tourist spots on foot. The price was cheap but the room was clean, wide, plenty of space to put our stuff. The security was good too.
The bathroom smelled a little.

Great hotel, stayed here twice (two nights the first time and a single night the second time, we visited Pai in the meantime). The hotel kindly offered to hold our large bags until we returned as Pai is a difficult place to maneuver with lots of luggage (we were so glad that the hotel offered and allowed us to keep our large bags there, we didn't realise at the time how difficult it would have been with the extra baggage in Pai as there is no regular public transport whatsoever beyond the "taxis" for day trip excursions). We had the room booked prior to leaving so the hotel knew we were returning, I highly doubt holding bags for multiple days is common (if it's just for the time between your check out and afternoon/evening flight I'm sure that would be no problem). The rooms themselves are excellent, very spacious with a genuine home-away-from home vibe. The room was cleaned every single day to a very high standard. Excellent location just inside the walls of the old city (moat/river are visible from the balcony). Multiple excellent dining options nearby ranging from street food, authentic local restaurants and western style restaurants. Songthaews and tuk tuks are easily available, when we needed a taxi to get to the airport the hotel management was more than happy to assist us with the taxi booking (if you require a taxi after 9-10pm or before 7am I strongly recommend arranging this 24hrs in advance to avoid any issues). On our second stay (when we stayed for one night after returning from Pai) we paid a very small fee (prompted by booking.com, the hotel did not try to recommend or push the upgrade on us themselves), we were upgraded to the top floor unit which was enormous with two balconies with a beautiful view of the city and the river as well as views towards Pratu Tha Gate about 350m walk. Chiang Mai Gate is only a 700m walk too. Great experience for our time in Chiang Mai, would 1000% stay here again and recommend to friends
Honestly can't think of anything negative, but will mention a couple of extremely minor inconveniences which did not affect our pleasant stay just so it's clear this is not a fake review. There is no elevator but the highest room is only 3 floors up so this was not a problem. Unfortunately if you are wheelchair bound or have serious mobility issues this would not be the place for you. The only other thing is hardly worth mentioning as it's common to most hotels in Thailand, but the hot water system needs to be turned on manually. We enjoyed warm showers with good water pressure, you just need to remember to turn on the hot water system in the shower. The rainwater shower head is cold water only which is noted on the hot water system, hot water works well with the regular shower head.

It was such a pleasure to stay at this hotel. The room had everything we needed, even two desks which can be used for working. All the facilities were functional, including great wifi. The room was spotless clean.
Nothing to really complain about, At Home exceeded our expectations.

It is cleaned every day. They give you freh towel. when toiletries are close to being empty, they give you new ones, you don't even need to ask. Staff was really helpful and nice. Price vs. Value performance is very good. Our room for 2 ppl was very small but also very cheap.
We could not open our window. If air needed in the room there is a ventilator to get air from outside which makes a lot of noise.
