Located in a residential area within the old town walls, Baan Hanibah is a beautiful gem, perfectly kept with a very relaxing garden that is the perfect hideaway since it’s abundant with plants, trees, and the Koi fish pond is mesmerising. There are services offered in the area, good quality restaurants, massage shops, and laundry facilities, as well as Thai owned supermarkets. Breakfast is very good, and there is complementary water in the room that gets replaced daily, complementary tea and coffee are also available 24/7. The family is so very kind, you can tell that the care about what they do in every single detail. Thank you 🙏

I absolutely loved my stay at Baan Hanibah. While there I learnt that it's a family owned business in their family heritage home. I got an upgrade of my room which was very appreciated. The room was beautifully decorated with old wooden furniture and beautiful little details that made it very welcoming and relaxing. It even had a little walk in dresser and a desk. The bed was very comfortable. The bathroom is a decent size and provides everything one might need. The breakfast spread varies slightly everyday and is very generous, varied and abundant. They make their own bread every morning. And there is always some sort of thai option as well as bread, cereal, yogurt, etc.

I loved all the wood paneling and details. The house is filled with antiques and old photographs, and the room itself is spacious and clean. The hostess is very welcoming and helpful, I felt like an invited guest to a family home instead of a client of a hotel. The house is ideally located to be able to walk everywhere without needing a vehicle, there’s a nice market nearby and laundry in front. Even though it’s close to the action, it was very quiet. This lodging is suited for those who like a peaceful and quiet setting.

An old house with lots of characters and well restored/maintained. The staff member is very kind and helpful with local recommendations. Easy walking distance to lots of local tourist spots and food stalls.

You have to take off the shoes to go to your room at upstairs. The shower head is fixed and cannot be taken off the wall which makes washing hair a bit inconvenient.

Wonderful staff, they always keep smile, and friendly attitude,. Cozy room and good location, very near the famous restaurant"the house" . Here we felt like back home and had leisure period in their balcony.. There are different choice of breakfast and had cooking eggs on site. That is not easy for non-brand hotel, but they really did a good job that we enjoyed the eggs with decoration everyday. We will stay here again if we visited chiang Mai again.

Looknhai and the whole family were so nice and supportive with any requests I had (very late check-in). The guest house is beautiful and I enjoyed the fabulous breakfast in the lush courtyard. The location couldn’t be better - massage places, restaurants and bars just around the corner but still very quiet at night.

I stayed in two different rooms and the bed in the single room was very hard (Thai style) so maybe check at booking if that’s not for you. The guest house is made of beautiful dark wood which means you can hear other guests shuffling about sometimes - it never bothered me and it was super quiet at night though!

Great hotel. We enjoyed our stay. The staffs are very kind. Room is clean and bed is comfortable..We stayed this hotel for total of 6 days. After 3 days, we went to Pai for one night. They were super thoughtful and arranged for us to keep our room to save our energy and time from packing and unpacking. During our weekend stay, the owner brought us to visit JingJai Farmers Market and we all had breakfast at this market. They have plums that grow on the grounds of the hotel, our host gave us a freshly picked bag on our checkout. Overall, a wonderful experience that I would recommend!

Everything is exceptional! The room, the common areas, the garden, everything is very well kept and beautifully furnished. The owners are simply exquisite, the kindest people I have ever met. Breakfast is delicious, there’s a different pastry every morning. If you’re going to Chiang Mai don’t hesitate, book a room at Baan Hanibah. Totally worth it, I miss it already!

it was a wonderful experience staying in the hotel. you have to take off the shoes when you enter the property, but the floor is absolutely clean and nothings sticks on your feet.(i am very sensitive at hygiene and the floor was really clean without a single dirt) the breakfast was nice enough and the best thing i liked about this hostel is the helpful staff! she tried to help out everything i requested and always was friendly with smile. this hostel made my travel so much more memorable.

the matress was a bit old and not stiff enough.

From the moment we arrived the staff was so friendly and welcoming. The old house converted into hotel had so much character! My daughters loved exploring, hanging out on the balcony rocking chairs and looking at the coy pond. On the day that we went to the Elephant sanctuary we returned to find out towels made to look like elephants!! Breakfast was very good and the location was great. Walking distance to everything but when needed we just hopped onto a tuktuk. Great stay!
