Booking.com show photos of the very top range rooms, and advertise them as junior suite, something we fell for, and paid too price for a room unfit for an animal. Please check room before paying as they won’t refund. Luckily we got upgraded for free after I kicked up a fuss. Breakfast wasn’t good, and hotel pool and toilets left a lot to be desired. The new part of hotel where we eventually stayed is lovely and clean.

The false advertising of rooms, the breakfast and all the rules they impose which are fineable.

Amazing place for our 7-day stay in the Old Town side of Chiang Mai, • Great location with a fresh food market just at the back of the hotel to do our daily grocery shopping of fruits, local food etc., multiple laundry services around (self service included) , 7-11 just round the corner of main Rd and Soi 7 (3 min walk). • Super friendly and polite staff, overall Thai people are welcoming and friendly, however people in the North are taking it to the next level • Room was spacious and lots of natural lights coming thru, as it opened to a small balcony. • great breakfast with the choice of continental, Thai and English breakfast, and fresh summer fruits watermelon, and pineapples. The pumpkin soup was also one the breakfast highlights. • lobby area so peaceful with the water feature and great atmosphere to enjoy a beer or meal in the middle of the hot summer days • swimming pool was clean and relaxing • fresh complementary delicious iced drinks served every day in the lobby. • café catering great food delivered to your door with very reasonable prices • Money exchange shops and kiosks all within walking distance ( we found out that "Super money exchange, formerly AKA Super Rich" - 10 min walk from hotel- provided the best rate for AUD change ,compared to the other ones - avoid changing at the exchange kiosks as their rate will always be low.

• Door locks need some maintenance , it gets stuck between the metal on the door frame and only a sudden pull will close the door, making a disturbing noise in the hallway. this was the problem will all doors as i could hear this loud noise all through the night , as well as we also disturbed our neibours. • Shower needs a screen to contain water splash in the wash basin area, it gets fully wet easily with every shower, as the wall separating the two sections is not long enough.

We loved the location of the property right in the center of the action (old city) The property was nicely laid out, elevator was convenient we didn’t have to lug our luggage up and down stairs The staff was courteous, helpful, and respectful The room was very spacious, climate control kept the room comfortable, bed was comfortable. We enjoyed our stay Complimentary Breakfast was Very accommodating with decent hours for eating

Upon our initial entry in the room we found the floors where dirty leaving our bare feet dirty and the bathroom walls near the tub and the sink area had previous soap scum, film or build up. In our room The ceiling overtop the tub the paint was bubbling indicating water damage from the suite up above us

Eurana boutique is very central in a great alley off one of the main roads in the old quarter. It is opposite a great fresh food market (beautiful fruit, tea, and nuts) It had a nice deep pool (meaning it stayed at a good cool temperature even on really hot days). Everything you could want is right outside the doors; massage, all kinds of food, great coffee, juice bars, markets, temples etc. The room was a good size and the bed was comfortable.

It was a little bit untidy in some common areas (bottom of the stairs to the car park) and one day the staff were cleaning the balcony on the floor above and we thought something was terribly wrong because of the amount of water spilling over the sides - it might have been nice to be told what was happening because initially we were quite freaked out by it.

great hotel , clean , confy, value for money, cleaner lady very helpful, but only make the Bed not wipe the floor. Pool no Towel available. Breakfast ok. all places can be reached by food or Grab.

The receptionists struggle with English fluency, and the two young men in particular have limited proficiency. When confronted with an incomprehensible question, they exchange laughter instead of providing assistance to the guests. Furthermore, the lady wearing round glasses consistently wears a displeased expression and responds rudely to guests. Unfortunately, there are no computers available for guests in the lobby.

Professional. I enjoyed the green spaces, the wood decorations, the water with fishes, the super breakfast prepared everyday, the kind people working there, I’ll comeback here next time:-)

Nothing was wrong… just a little detail..in general it Wouk be better to have 2 rolls of toilet paper instead of one only:-) even if we have to pay few extra baths for that:-) Except this, for me this place was super cool:-)

The room is more beautiful than pictures. We live at the new building so the design is very modern and elegant. Room is spacious for 3 persons and with individual night stands and sofa area. The hotel entrance is located in the alley at first it was a bit hard to find. The area is very quiet at night. Beds are comfortable. Staff is friendly and helpful. Highly recommend to stay in Chiang Mai.

The breakfast can be improved a lot. There could be more space or better isolation for the shower area so the bathroom won't get too wet.

Room was great, very comfy bed, tv allowed YouTube, and location was excellent and the breakfast was incredible. All around, a great base to setup from and go back to when you need to chill out, really happy with the stay!

Sheets were dirty when we arrived but they changed them immediately with no issues. Dryer offered in their laundry takes forever to dry clothes, better off using a laundry service, there are a lot within a stone's throw of the place.

The swimming pool was out of service, so we could not enjoy it while we were waiting for the laundry

Staff very friendly and helpful. The hotel was very comfortable and looked great with the festive decorations and the pool was deep enough to dive and was not busy. It was nice and quiet and yet right in the center of chiang mai. I would recommend anyone coming to chiang mai wanting a relaxed place to have as a base but there for chiang mai's wonderful experiences and activites and food markets to stay here. The whole city is accessable by foot from here.

Unfortunately some building works were going on at the time. But this was not a problem as it did not affect our stay at all as building works started later in the morning and finished in the evening.
