The room was simple but served its purpose and met all needs. The bed was very comfortable and there was plenty of space to place my luggage. This hotel isn't walkable to the main parts of town, however, the host (Noon) was incredibly hospitable. I felt very supported and did not feel as affected by the distance from town because of this. It feels like you are staying at their family home and they are hosting you. While I stayed here, I used the laundry service and had complimentary breakfast. The hospitality and support at Kittawan Home & Gallery exceeded my expectations, and I would happily recommend this location to others!
The location is far from the city, but that's not a reflection of this hotel, just something to keep in mind. It is very affordable in chiang mai and a motorbike/taxi ride was easy to request to get to town. You will get a quick response with their WhatsApp number versus using messaging on booking.com.

If you’re looking for a hotel that truly goes above and beyond, Kittawan Accommodation is the place to stay. We spent three nights here, and I couldn’t be happier with our decision. The location is perfect – close to the city yet far enough away to avoid the crowds. After a long day of activities, it was such a pleasure to return and unwind in the peaceful surroundings. One of the highlights of our trip was the exceptional hospitality. We didn’t book any activities before our arrival, and I’m so glad we didn’t. The owner was incredibly helpful, offering fantastic suggestions that made our trip even more enjoyable. Every recommendation he gave us turned out to be spot on. On our last day, I decided to take a cooking class he recommended, and it was a blast! What really sets this place apart is the personal touch. As we prepared to leave, the owner went the extra mile by helping us pack and even driving us to the airport himself. I’ve stayed at many accommodations over the years, but this was hands down the best hospitality I’ve ever experienced. He was attentive, always available, and truly committed to making sure our stay was as smooth and enjoyable as possible. The room itself was immaculate – clean, comfortable, and equipped with everything we needed. If I could recommend this place more than 100 times, I absolutely would. Accommodation is a gem, and I’ll definitely be back.

The host is one of the best hosts we've ever encountered. He truly went above and beyond to make our stay amazing. From the moment we arrived he assisted-- with baggage, arranging tours, renting scooters, breakfast, recommendations, and even took us to the airport when our flight was too early for a taxi. He was truly amazing and worth the stay.
We didn't like the shower. It is hot, but the water pressure is not great. The shower head is also very small. The bed was hard and low on the ground, but we got use to it. The only other small critique we have is that the room is bare and could use some decorations.

The host and other staff members really make the hotel, they were really helpful with ensuring we made the most out of our trip and even organised a trip to an elephant sanctuary for us at short notice. The outdoor lobby area is so peaceful to sit in with the waterfall and fish pond. Free breakfast was provided and the host even made sure we had breakfast early when we needed to. The WiFi was good too.
The room was slightly more basic in comparison to other hotels we have stayed in recently. There was a small TV but not a smart TV. The wet room style bathroom was a good size but would benefit from having a shower curtain as the toilet/toilet roll gets a bit wet when showering. For the price we paid though these are only minor suggestions and wouldn’t put it off staying again.

AC in the room worked perfectly, huge bed (mattress was pretty hard, but I liked it), lots of space in the room, good lighting and plenty of outlets. It's a beautiful property, the owners are such wonderful and sweet people , always friendly and super helpful! They are pretty much always available, which is great if you have any questions or need the room cleaned. You can see they really care about your comfort! I liked the location (quiet and safe) and recommend you rent a scooter or use taxi/Grab/etc. driver services to get around because it's not safe to walk (no sidewalks lol).
Although the property is very clean and attractive, my bathroom was a mess. The water pressure is extremely weak, the temperature is always cold and didn't seem to be adjustable, there was always a bad smell coming from the shower drain which also got blocked very quickly (but that's probably because I shed like a dog). The sink faucet also was loose/, kinda broken and had equally bad pressure issues. The breakfast is also not good, apart from the small serving of watermelon. It was a lukewarm.meal, barely toasted white bread with a bit of butter pre-smeared, a tub of jam, a sunny-side up egg, and plastic-looking sausages. I am not saying this to be unkind, it was just my experience. I simply ate elsewhere and enjoyed the property for the other good things it offered :)

I stayed at Kittawan for the last 3 nights of my 5-night solo trip to Chiang Mai, and it was the perfect way to conclude my visit. After starting at a hostel in a busier, more central area, Kittawan offered a quiet breath of fresh air. The room was clean, comfortable, and spacious, with a beautiful front garden for relaxation—a lovely retreat in a quiet neighborhood after long days in the crowds. The host, Non, was exceptionally kind and accommodating. He provided plenty of recommendations for my final days and even dropped me off at a night market on his way to dinner. When I mentioned my early morning Chiang Rai tour, he adjusted breakfast time to accommodate me. Non was always available to answer questions and showed genuine care in helping guests have the best experience possible. I'm grateful for such a warm and pleasant stay at Kittawan — would love to return on my next visit to Chiang Mai. :)

Out of all our hotels in Thailand, Kittawan has been our favourite. What really made it stand out is the owners and how absolutely amazing, kind and hardworking they were. On our first night, the owner urged us to go to the night market and told us ways to get there. He was so always willing to help. And he just wants his customers to have the best experience in Chiang Mai. He gave us suggestions and helped us with absolutely anything including helping us with excursions, laundry and motorbike hires. You could tell he really cares about the customers and he was always always so friendly. He was awake until 1am and up at 6am every day to ensure he was always available for the customers. The rooms were very clean and modern. They have cats who are super friendly and just wants to hang around you. It’s tucked away in a quiet neighbour and only a 10ish minute scooter ride to the main town. The only thing we wished we did differently was stay here longer! Highly recommend this place.

Rooms are comfortable and clean, location is very quiet, super nice if you don’t mind walking a bit to the old city. Our favourite thing, though, was Non, the owner. Not only he’s extremely friendly and sweet, but also he went above and beyond to make sure we had a good time in the city. He cares a lot about the experience of his guests not only in the hotel but also with the purpose of the trip. He helped us booking tours, recommending daily schedule and giving tips. We can’t recommend this place enough, would definitely go back!

This hotel is such an unbelievable bargain. Nestled in a beautiful garden complete with waterfall and fish pond, the rooms are simple, clean, and comfortable. What really takes it over the top though is the host. Nothing is too much trouble. From greeting you each time you return to the property, helping you plan your day, serving breakfast, and answering questions he was just astonishingly kind and helpful. Made my stay an absolute pleasure
Opinions on this will vary. The property is located on a quiet residential street a bit away from the old city. This makes it very peaceful which I loved. It also is outside the pick up radius for some tour companies meaning you might need to walk 10 or 15 min to the nearest pick up point. I didn't mind, some might

The staff were extraordinary. The owner helped us get accustomed to Thailand and how to get around. We also had a time where we were also a bit disappointed with our choice of plans and he motivated us to go either way and it turned out alright. Out of all the places we stayed in in Thailand this one was the most memorable and praiseworthy. There was also a house cat present there that made our stay even more pleasant. The garden in the front yard was also a good place to have our breakfast and relax for a bit.
