What a hospitable guesthouse. We were allowed to check in early in to our small but comfortable room. The bed was firm, the AC worked well, a kettle, it had a small balcony and refrigerator, plus the cutest dog and friendly English speaking receptionist! Only 2 blocks to the nightly street market one way, and a short walk the other way to get to the beach. Many street food and restaurant options plus a 7-Eleven almost across the street. You do need to be able to do stairs, but that shouldn't keep you from staying in this sweet spot.

This guesthouse is centrally located, yet the street is quiet. It's a short walk to the night market, the beach, and the train station. The rooms and bathrooms are big, and have a refrigerator and electric kettle. The room windows and the spectacular roof deck face both the beach and the mountains. It's safe enough to keep a motorbike out on the street at night.

The clientel seem to be moslty older German men, as is Ben, presumably the owner. This is not a problem, as they were nice enough to us. Some seem to be fairly long term guests.

Location, location, location. I was impressed with the property's commitment to protecting the environment by avoiding the use of plastic. Short walk to the beach, coffee bars, restaurants, food and general markets

Other places we stayed renewed our bottled water daily, this was not the case at Hua Hin though bottled water was available for just 10baht, similar situation with coffee

Great accommodation, cool balcony, nice rooftop with sunset and sea views. The owner and a friendly lady at the reception trying their best to make the guests feel welcomed. Everything was very comfortable and clean and there was a kettle in the room and a microwave on the floor and silence. Thank you!

Everything was thought of! Great comfortable bed, good pillows, bedside lamp, spacious shower with soaps, towels are provided, Kettle and fridge in the room. The rooftop is amazing! Downstairs there is a microwave/toaster/kettle you can use and a nice place to sit. It's close to everything and still nice and quiet at night.

Maybe a simple breakfast option would have been nice.

Great value, very clean, owners and staff very friendly and helpful. Excellent location.

If you are staying on the third or fourth floors, be prepared for a climb whenever you leave or return. Safes in each room would also be useful.

Great location, comfy beds and a hot shower. This was a perfect place for us to stay right in the action of Hua Hin but was still quiet at night to sleep! Great views from the rooftop sitting area as well.

Friendly staff, clean and quiet room, in a very good location close to cafes, restaurants, and the beaches.

The comforter on the bed was made of a nylon-like material and felt icky against my skin.

Basic but comfortable. Perfect location. Very good value for money.
