Good communication with hosts about check in arrangements. Quiet location, with easy acces to public transport to Old Town, bus 23 just around the corner on Dundas street. Room was spacious, bathroom maybe a bit small, but functional. Host Keiko was most friendly. A small defect was fixed immediately, within 5 minutes.

Room was on second floor with high stairs, no elevator. We had only small luggage, but in case of larger luggage, maybe not so convenient. No fridge.

The staff was exceptionally helpful. Keiko, the manager went out of her way to make our stay very pleasant. Additionally the location was just great. It was close to all the locations that we wanted to visit.

The room we selected was on the second floor and it was a bit tough to get the luggage upstairs. Again, the manager, Keiko, stepped in and ensured that we did not face any problems because of that. The building is a heritage building and thus quite wanting in modern amenities but that is the case for almost all the buildings that are so close to the heart of Edinburgh.

Stayed in the single room with a shared bathroom. The room itself is nice enough with a comfortable bed, a sink, and a table. It looks out onto the road but road noise was never an issue. The shared bathroom was alright apart from the shower being very oddly designed, nothing that'll impact the shower itself but just led to a bunch of water splashing out and when other people didn't clean up, the bathroom became a bit messy. The neighbourhood had an alright selection of eateries with one slightly upscale convenience store/market. I booked last minute so I can't speak to value.

The location isn't great if you're just walking or taking public transport. Edinburgh bus routes nearby weren't very frequent, and getting there from and going to the train station takes a bit longer than it should. Some extra amenities like hand soap for the sink would have been appreciated though.

I can only be grateful for the great attention I received from Keiko and her husband. The room was really comfortable and nice. The neighbourhood is perfect to me, well connected to the city centre by bus and only 15 min walk from Princes Street. I will repeat this accommodation if I ever come back to Edinburgh and highly recommend it.

I had a problem with the heating but Keiko and her husband brought me an alternative radiator so the problem was easily and fast solved.

The host of the property, Keiko and the entire management is great. She was very responsive and friendly. The room are similar to Victorian rooms with high celling. The room was well maintained and ventilated. We had an attached bathroom in the room. The bathroom also well maintained. The house was not very far from the city centre and was easily accessible via car or bus with plenty of food options around the place. Overall a great stay.

The place is really looked after very well. I think they’re asian couple (i didnt ask) and much like how we treat guests in Asia, very hospitable. And that’s exactly what I felt, a welcomed guest.

There’s no hook to hang up towels in the room, there’s a hanger tho or heater to dry up. And i wasnt comfortable with cctv in the hallway, twas like “big brother” thing tho i checked my room, not there. Lastly, there’s no bathroom, only shower room tho labelled as bathroom. No bath tub.

I spent seven days in the cosy underground room just by myself. The room temperature was kept comfortable, and the view from the room was pretty! I had a separate shower room and toilet room, which were unique but not uncomfortable at all! Both were kept clean. I loved that the owner refilled the water daily and changed the towels, too. The owner was especially kind to help me carry my luggage to my room.

Location was very convenient so that I could take a city bus to old town Edinburgh. A variety of restaurants were nearby and the neighborhood was quiet. The hosts went out of their way to help solve my mobility problem. The room had many amenities, and was exceptionally clean. The hosts also helped me when I had questions about getting around and getting to the airport.

I had a fantastic stay at this hotel. The environment was incredibly comfortable and made for a relaxing experience. The owner was exceptionally warm and welcoming, going out of their way to assist with anything I needed. Their hospitality truly made my stay memorable. I highly recommend this place to anyone looking for a great experience and exceptional service.

The room and bathroom were laden with very useful amenities for the skin, for cleaning, for drinking, for snacking, for washing, for heating, needed tissues, ear cotton buds. There were information leaflets about local events. It was all very helpful.

Nothing in particular. I could see that the staff/owners want people to have a comfortable stay at Ardenlee Guest House and they did give us a comfortable stay. The staff were very polite, I could see that they wanted the guests to enjoy our stays. Very good!
