Very central with lots of bus stops just outside. Very easy and quick with check in sue always messaged to keep me updated regarding my stay. Very clean cozy own with a lot of facilities in the room for me. The bed was spread out lovely and very comfortable I got a straight 7hour sleep without any noise from anyone. I had a single room for myself it was very spacious. Great WiFi. Beautiful buildings. You can see Sue puts a lot of effort into making the room fresh clean smelling everything set out perfectly and conveniently. The bathroom was clean. Thank you for a lovely stay sue.😊

For me this was the perfect location for me to stay, I love walking and it was only a short walk to Arthur's Seat, small shoping centre and of course you could walk straight into the city centre, I was in room 9 which was perfect for a solo traveller, there was the normal tea and coffee tray, good working tv and in my opinion the best bed ever, best night's sleep I've had for a long time, the room was nice and clean and warm. It was a shared bathroom which wasn't really a problem, it was clean and had a really good shower, the premises had good security locks and lighting and it had free private parking round the back of the house, The property was in a great location for bars and restaurants near by, it was a lovely area of Edinburgh and very quiet at night

The step into the shower was higher than normal which wasn't a problem getting in but when it came to getting out it was a bit awkward and bumped my knee, next time I got out of the shower in reverse, perfect, this isn't a criticism just letting you know how it was for me,

I liked everything about the accommodation, especially that I had a heater because it was quite cold outside. Otherwise the room was perfect for one person even though it was on the ground floor it didn't bother me at all, and the bathroom very clean. There is a bus stop next to the house which makes it easy to get to the centre. But it's also an easy 20 minute walk to Victoris Street and it's a starting point to many sights. I would stay here again.

What I didn't like was that last night the fire alarm went off several times. But until then it wasn't a problem.

Excellent value for money. Very close to the university, which was super convenient for me. Pleasant area. The room had everything I needed: kettle, tea/coffee, sink, TV. Sharing a bathroom was not an issue at all. I never had to wait although the hotel was fully booked. Keypad entry also extremely quick, convenient and secure. The only tiny complaint was that I struggled to get WiFi the first night but it was fine the next night. All in all, perfect for a single traveller.

It was a comfortable room with a good bathroom. Great location, walk into Edinburgh. Car parking at rear. Rear facing room was super quiet. Beds, shower, pillows were all great. Super helpful staff. Coded entry worked well and didn’t have to take keys with you.

TV was advertised as a flat screen which it was but it was tiny, slightly bigger than a laptop screen. Internal noise and washing machine noise was really loud at times. An old telephone in the entry rang in the middle of the night. Water running and a washing machine working at night was really annoying. Guests coming and going late hours was noisy from our room. Wished it had a small refrigerator but not many places do it seems.

The room we were allocated was gorgeous, I personally loved the windows with the red curtains. The room was clean when we arrived and it was easy access from the station with a 10-15min taxi ride from there. However walking was also a breeze with an extra 5min.👍

However if you prefer strong water pressure this guest house has quite a weaker pressure. I also found a somewhat large spider in the bathrooms but it’s fine we come from Australia it’s nothing out of the blue 😊

It was a great price for the location and included parking in the back. It was about a 30 min walk to the Royal Mile, but you could drive and park or use the bus. It was comfortable and very pretty in the family suite we booked. They had tea in the room, which was a nice bonus, as was the shampoo and body wash. The self check-in was easy and convenient.

The water pressure in the shower was so low that it was difficult to get the shampoo out of your hair. There is some type of device hooked to the toilet that makes a louder noise and scares you often while in the bathroom. The beds are a bit uncomfortable, but still sleepable. The staff knocked on the door a couple of minutes before check-out to tell us we needed to leave. We were already headed out, but she could have been a bit nicer.

Location great within walking distance of Edinburgh. Car parking at rear was great. Beds, shower, pillows all good. Staff super helpful. Facing the back yard meant it was quiet in terms of traffic noise.

Flat screen TV was super small, a little larger than a laptop screen. Internal noise was annoying at times. Water rushing and washing machine working at all hours of the night was annoying. The phone I’m the foyer rang out a few times in the middle of the night. Other guests coming and going during the night was pretty noisy.

My room was clean and comfortable and had all facilities i was expecting. Small shared shower room and toilet across hall but I didnt see anyone else the whole time, don't think anyone else had used it and it was always free and clean with shower gel available. Different pin codes on both external and bedrooms doors so need to remember them, or carry phone at all times as no staff around at all. If you got locked out with no phone, you would be stuck. Parking for around 8 cars at the back. I felt safe and comfortable there and would stay again. 10 mins walk from Queens Hall or a bit further to the city, lots of shops on the way.

No visible staff or reception room. Good text/email service and plenty of contact information available if required, so remember to keep your phone on you! No longer does breakfasts and no fridge available for own food.

The room was nice and big (we got the family one) with a nice view. The bathroom could use a bit of work, specially the toilet, but it was ok enough. The shower while clean is a bit odd, but again, nothing to worry about in the end. It served our purpose, as a base of touristy visits to the city it is perfectly positioned and very close to the busses and the city center.

The toilet flushing is a bit of a hassle, but can be overcome. The rest was great.
