We absolutely loved our stay at Airdainer Guesthouse. It was located in a nice typical neighborhood, about half an hour walk from Royal Mile, with great bus connections.We stayed in a triple room, located on the second floor. (no elevator but we didn't mind) The view, to Arthur's Seat and the light coming through the large window in the morning was really extraordinary! The beds are very comfortable, and the room was warm and cozy. Wifi was working fine.The bathroom, although small, was ok, clean and had a great shower. Duncan, who is managing the Guesthouse, is really nice and courteous and is doing everything to make you feel welcome in a very discrete way. The breakfast, included, was more than adequate with different types of bread, yogurt, fresh fruit, tea, coffee, juice, cereals, croissants, eggs etc In overall Duncan's Guesthouse exceeded our expectations and we would definitely recommend it as it is a real value for money

Great location. Within walking distance of the bus stop and then a short trip to the Royal Mile. Very convenient if you don’t have a car. Duncan is a wonderful host: very friendly and accommodating. A very nice breakfast: hard boiled eggs; choice of cereals, breads, juices and fruit; bacon, ham and cheese and of course coffee, tea and milk (cow and oat). The room was clean and the bed was comfortable. All in all a very good value for your money.

The pillows were too full. We like flatter pillows. We also would have liked a sheet under the duvet so we could use that when we got too warm. These are minor dislikes. The pluses certainly outweigh these few negatives.

We had a top floor room which was clean, warm and comfortable. The continental breakfast was substantial with lots of choice, and Duncan even cooked us bacon which we weren't expecting. Check in was very slick with all rooms controlled by number key pads which we received by text just before we arrived, so we weren't worrying about arriving at a particular time. Overall, a great stay and close enough to the city centre to walk in.

The plumbing was a bit noisy and some of the décor was a bit dated, but nothing that would adversely affect the stay. There is no designated parking, just on-street parking.

Our host Duncan was incredibly friendly and welcoming. He got in touch with us the morning of our check in so he could make sure our room was ready for our arrival. He also took the time to point out local attractions and how to get there on the public transport. The room was clean, comfortable and was perfect for our needs. Duncan and Bobby were excellent hosts and we would consider staying here again next time we come to explore Edinburgh.

The plumbing can be a bit loud.

I really like the way my room was arranged. It was small, but there was a place for everything - a feeling I rarely have in hotel rooms. It was obvious that someone paid attention to details, such as having a shelf under the mirror, a USB chargeport over the bedside table, reading light you can reach from the bed, enough place to dry towels. The check-in procedure was really easy, and the breakfast was great too. Bus connections to the city center are very frequent, but it's also possible to walk.

close to a bus stop. great view of Arthur’s Seat from my bedroom. ensuite shower. toast, cereals, fruit and yogurts for continental bkfst. Duncan, the Manager, is super nice and helpful. 3 great restaurants within 6 blocks.

rooms and bath are quite dated. bedding, curtains and towels need to be replaced due to being overly worn. I prefer a hot breakfast. really needs a main floor sitting room to be more welcoming and functional. outdoor seating/backyard hangout would be nice.

The host Duncan was very welcoming and friendly. The room was clean and the bed comfortable. The shower was very good. Nice and big, unlike some, where you keep knocking your elbows on the walls or door. Great choice at breakfast and the coffee was very good. The B& B is easy to get to from the city centre. The bus stops are only 3 minutes walk away. Also it is situated in a nice quiet road. I would definitely recommend staying here.

There was nothing I didn't like.

Duncan was a very nice chap and was very helpful breakfast was continental fresh brewed coffee ,meats cheeses, cereals ect very nice. Comfy bed and tea/coffee facilities nice area and on a good bus route into town 5 minutes walk to bus stop.

All in all for a 3 star guest house it was ok it did mention the stairs when booking and mention if you had mobility issues as the rooms are on 1st and second floor my wife has a walking stick for mobility issues for walking but taking it steady was ok

I loved the location in a quiet neighborhood, but near restaurants and easy to walk everywhere. I liked staying in an old house with lots of character, but with refurbished bathrooms. The beds were comfortable. (I stayed there on two different occasions and was assigned to different rooms.) Duncan, the owner, is very kind and helpful.

The carpet could have used more thorough vacuuming, if I want to be picky.

Duncan gave us a great welcome, explained all the facilities and was helpful throughout. The room was clean and tea/coffee supplied. Good breakfast. Safe location. Would stay again.

The ensuite bathroom was a little cramped and certain aspects of the room might be a challenge to a very tall person. The mattress wasn't the most comfortable but was OK. Breakfast room was a little cramped at busy times.
