The host was very quick and friendly with communication before our visit. We were warmly received and made to feel very welcome. The beautiful house is very tastefully furnished and spotlessly clean. Our twin room was lovely and had everything we needed for our brief, overnight stay. The cooked breakfast was delicious and generously sized. We could have had cereal and fruit as well as the cooked meal. There is ample, free parking in the private driveway.

This is the only thing that blighted the stay for me personally and might not effect others - there was a clock in the hall that chimed every half hour and kept me awake the whole night! This was such a pity because otherwise the stay was perfect.

Very friendly hosts. Beautiful, spotlessly clean house with much character. Parking on site and close to lovely little town. Decent sized room with chairs, comfortable bed, large towels, plenty of mirrors and sockets in good places for dressing/hair drying/makeup/phone charging and wifi. Good hospitality tray and delicious breakfast served In the beautiful dining room. Lovely white tablecloths and napkins. Absolutely loved the wooden staircase. Would definitely recommend.

TV was very small but adequate for our overnight stay, as was the lack of hanging space.

Super friendly family run business, very clean, tidy with attention to detail. Fantastic choice of breakfast, which was superbly cooked and served. The back garden with all it hidden themes of style and beauty of the well cared for flowers and fish pond. The maximum of 3 guest rooms makes this guest house the perfect place to either relax or use as a base. A must for anyone who loves traditional English.

I would very much like to write something here, but I am struggling to think of something negative.

I've eaten many a cooked breakfast in my time, I've cooked many a cooked.breakfast in my time and they're good. What I had served to me here was exceptional. Really good. Local produce, good portion, well cooked and the mushroom in beef dripping is the pinnacle. Great hosts all round, helpful chatty and welcoming. The cleaner is great, not sure I've seen someone so diligent in their tasks and also welcoming helpful overall just a pleasant place to stay.

I wouldn't say I disliked it but the bathroom was a novelty ha! Clean purposeful and well laid out. It works but I've never had a fire place in my bathroom before ha!

Friendly polite hosts. Clean room, comfortable bed. Excellent breakfast with plenty of food choices. Lovely house and plenty of room to park. We had come to see some of the daffodil fields of which there are a few near Holbeach. Lovely garden at Springfields in Spalding.

The only drawback was the toilet being in one half of the room but there was a curtain for privacy. There were blinds but maybe a net curtain in the en suite area wouldn't go amiss.

3 night stay as a couple to visit family who stay in Holbeach. House was lovely. Bedroom was spacious, clean and bed was very comfy. Had breakfast 2 mornings and no complaints it was delicious. Hosts Michael and Luca were very welcoming. Would definitely recommend and stay here again. Parking on site.

A lovely spacious room in a beautiful building. Very friendly and helpful hosts, a gorgeous garden around the building, fantastic breakfast and amazing amenities in the room, including extra thick and absorbent towels.

Our room had a heavy curtain separating the bedroom from the ensuite. A door would be preferable.

This is a lovely old house with lots of character. Our room was large with a curtained-off section for the bathroom. The house is in a quiet area but only a few minutes' walk to the shops. Our host was great and we also had a good breakfast. The garden is fabulous to walk around. There is also a fridge in the room.

I guess I would have liked an ironing board but I'm sure they would have given me one if I had asked...

A outstanding property, in keeping with the age. Everything is so comfy, pillows and mattress. We stayed in room 2 on a warm night, we left both windows open and used the blackout blinds and slept peacefully and comfortably. I loved sitting out in the garden next to the koi pond as the sun came up… total relaxation.

That we were just passing through! Was made to feel so welcome we would have loved to have stayed.

Excellent location for us.Friendly greeting upon arrival, lovely clean ,newly decorated spacious room.Very comfortable bed.Excellent shower and bathroom facilities. Breakfast very good,excellent produce.Couldn't do enough for you.Will definitely rebook when next in the area as we are three or four times a year.
