The owners (Kemper and Kim Modlin) are fabulous people and made the experience very comfortable and relaxing. When we were looking for recommendations of a wine tour driver or even places to visit, they were very helpful. Additionally, the breakfasts were amazing, and the accommodations and decor were great for the relaxing experience we were looking for.

My only concern is the bed is very hard if you like an ultra firm mattress but it's okay. I sleep on a pillow top at home. I sustained an injury to my left shoulder years ago it's not their fault. Could have used some more towels. You only get one set at the beginning of a two-night stay.

The breakfast was awesome and very good. The location was great and good old fresh air. We enjoyed the surroundings and excellent atmosphere. The hosts were very nice and friendly and enjoyed being around them and their friends in the area.

Really not much, there was alot to see and enjoy. And if you want time to relax this is the place. The area is just takes you back in time to slow yourself down and take it in. We were just sitting there watching a herd of deer crossing the field and wow!

We loved this rustic and peaceful B&B as a getaway. We travel all over including Europe and stay in B&Bs whenever possible and this one ranks as one of the nicest and most unique. It is far enough away from town to be very peaceful and quiet, yet only 10 minutes away from Fredericksburg. It is two minutes from the Luckenbach Dance Hall and 5 minutes from the center of all the wineries along highway 290. In the evenings we sat on the front porch in the rockers and enjoyed some wine we bought. It was comfortable and very peaceful with deer grazing in the pastures and the cats playing in the yard. Breakfast was wonderful featuring pancakes, french toast, local sausage or bacon, fresh eggs from the chickens there and fresh fruit, yogurt and orange juice. Before breakfast there was wonderful hot coffee waiting. Kim and Kemper are very gracious hosts. We especially loved the Saturday night get together with live music in the bar where we got to hang out with all the locals who were all very friendly and wonderful to meet.

The breakfast was very good, the menu is the same every other day which was fine because they were both very good. Sweet potato pancakes an egg casserole with green onions and farm fresh eggs, bacon and a berry parfait with granola and yogurt, the next day was french toast, scrambled eggs and bacon with a yogurt and berry parfait (my personal favorite) Coffee, juice, mimosas and water as well.

It didn't matter to us, because we were gone most of the day and evening, but to watch TV you had to lay in the bed as there is no real seating in the room. Again, not that big a deal as you come for the sights not TV.

Breakfast was great. Saturday night band was great. We liked the Chapel and walking about the grounds. Probity to many wine tasting centers was unexpectedly great. Didn’t know there so many just down the road.

The place was close enough to everything but still out far enough for a peaceful quiet atmosphere, staff and locals were very friendly, breakfast was great and property was beautiful we loved everything about this property and its people

How could you not like anything about this wonderful property and town..it was ALL GREAT!
