Absolutely stunning location. Perfect to explore Alhambra and Pasadena from instead of cookie cutter hotels. Just charming. Self check in. Historic and lovely site. We will be back. Breakfast was terrific in just marvelous dining room . Really a wonderful place to stay

An addenda. I was not offered a receipt for the payment , so i asked for one from the Inn. Turns i was charged $18 for breakfast. Breakfast is included in the room charge according to website. So i asked for a refund. I did NOT get a response from Inn. So i disputed the overcharge on my credit card. I standby my review above of the property , but i will add that you need to get a receipt for all charges associated with the Inn

It's a beautiful old craftsman home that has been well kept and updated. Our bed was large and the bathroom spacious. The breakfast was very nice and the lush oak trees and mountain views made for an wonderful ambiance. And the price was very reasonable, about the same as many motels in Pasadena.

Be prepared for stairs, especially if you are on the 3rd floor. The location is lovely, but not really walkable to many places although this did not bother us.

This was our second time staying here and we really love it. The rooms are nice and comfortable and the location is great. Breakfast was also really good every morning and the homemade cookies for sale are always a great plus : ) Everyone is also very friendly and helpful.

The only issue we had was that when we made the reservation we booked a room #9 (Forest) that said it had a balcony with a view and there is no balcony. The parking at night was also an issue because there aren't enough spaces fr everyone so we had to park down the hill and hike it up a few nights.

The porch off the room was amazing. The whole place was beautiful and comfortable. Loved the wine in the afternoon and the honor bar. We were allowed a late checkout, which was very helpful with our travel plans.

Breakfast was very bland. Sausage had no flavor. Server needed to be more attentive with coffee, etc. Usually B and B's have a little more "special" breakfast than what you get at a regular hotel.

The location and happy hour were very nice.

This is the first b&b I’ve been to where breakfast was available but not included in the room price. This was also the only B&B i’ve been too where I never saw anyone except the server of the not included breakfast who clearly was there only for breakfast. Staff was available by phone, but only during business hours.

This was our second holiday at the Arroyo Vista Inn. We love it because we get to share in the true American experience. The house is a large, wood "Crafts House", set halfway up a hill with its own driveway. Each room is different and has it's own ambience. The Breakfast Room offers a large central table with a few smaller two seat tables around it. We've been fortunate to share breakfast with some really nice professional people who preferred the Arroyo to the more mundane hotels. South Pasadena is a good distance outside the LA sprawl, consequently the level of noise is greatly reduced.

There was nothing which we "didn't like". As we'd stayed here previously, we knew what to expect.

A choice between a simple and fancy breakfast was appreciated. Sometimes you just want a couple eggs and an English Muffin.

The dead bold in our room didn't work and the key didn't fit. Not a problem since the door knob lock worked fine, but a bit confusing if you thought you locked the dead bold and the key didn't fit.

The house was very nicely decorated and comfortable and the parking lot was great to be off the street and near the house. Each hallway had a communal refrigerator. They had coffee and tea in the dining area in the morning and the Breakfast was good and they were very accommodating to your wants and needs. You could sit at tables for two or at a large dining table which gave you the option of a little privacy or being with the other guests although we were all in the same room and talking with one another.

There wasn’t much personal communication with the owners with covoid-19 protocol . You had to ask for everything and it wasn’t really explained well at check in. Would be nice to have something written up in our rooms of what to be expected and more about the services offered. You need to carry up all your luggage and they have 2 and 3 floors so ok for most but not some.

Super easy to check in and check out. Great value and convenient location! Had breakfast Sunday morning which was a nice treat that was included. also enjoyed the wine in the lobby. Room was clean.

We weren’t sure how to get in touch regarding room service; our room was not cleaned while we were there. The water dispenser in the lobby was also empty during the duration of our stay. Just minor inconveniences though that did not interrupt our stay.

A very cozy and beautiful house on a little hill (quite). We booked without breakfast, so we cant say anyting about that. Our Window was broken, and after we told the owner, they fixed it the same day - very kind!
