The reviews got me worried before I checked-in, but my experience was a lot better. Room size: small which is typical of hotels of the same category in Tokyo. If this is your first time in Tokyo, yes you will find everything smaller. Cleanliness: room I got was clean, if you are not smoking make sure you get a nonsmoking room. Guests do leave their trash for disposal in the corridors, I just hope that the hotel puts up a proper disposal area. Area: 7-11 downstairs, lot of food options around.

The check in was super easy. Great place and room was bit bigger than any of APA Hotels. You have space to keep your bags. The Train station was bit far but you have access to shops and restaurants.

Close to everything in Shinjuku. Staff speak pretty good English, the difference can be made up with google translate.

The location is good. There is convenience store close to the hotel. It is also near Don Quixote. There are many restaurants nearby. The price is reasonable.
I just don't like the smell in the hallway and elevator.
