Hyatt Place Kansas City/Overland Park/Metcalf

By far the best breakfast I've had at a hotel! The fitness center was clean and didn't smell funky like most hotels I've stayed in. The room was amazing! I didn't expect it to be so big, with a couch, office area, large TV, sleeping area, bathroom, vanity, AND closet! And no matter what side of the building you are staying on, you're going to get a good view. The west side faces Metcalf Ave and you can look out over the Overland Park area. The east side, where I was, faces a line of trees and the parking lot, BUT you can see the sunrise and get the beautiful early morning light. It's also within walking distance of food and coffee and there is a bus stop right down the street to get to downtown Overland Park.

Honestly, I wasn't thrilled about the comfort of the bed and linens. The pillows squished like mush, and the linens just felt....wrong. I didn't really get a good night's sleep. No cleanliness issues, but there are some spots on the walls and floor that need some love. Grout needing to be filled in between tiles, chips in the door frames, etc. Nothing major, but it does detract from the luster of everything else.

If you are looking for a quality budget option in Overland Park in walking distance (15 min) of the convention center, look no further. The staff is friendly, the rooms are comfortable enough, and the breakfast isn't amazing but good enough.

It just feels a bit budget. Nothing is top-end, which, given the price, I can't fault them on. But it is a budget hotel option. If you don't expect more, you won't be disappointed.

Everything! The check-in staff was very friendly and check-in was very quick. The rooms and entire property was very well maintained. We enjoyed every second at this hotel. Elevator conversations pretty well mimicked our experience as well. I wish these hotels were available at every stop on our trip!

Parking was a challenge. I’m 100% disabled and was not able to find an open spot near an entrance. The breakfast area was fully crowded from 7am until I left ( but it must have been great!)

Our room was spacious and bed was comfortable. Breakfast options were great. Staff was really friendly. Shortly before midnight there was some yelling and fighting goin on with some guests down the hall. I called front desk and they immediately said they would take care of it. I don’t know what was done but the commotion ended so I felt good about that.

We felt like the AC might not have been working properly. It was fairly cool throughout the night but when we woke up it was noticeably warmer.

The staff was awesome. The hotel was very clean but a little tired. They have monitors showing a coming soon "refresh" which will greatly enhance the property.

Older property that is showing its age. They are planning a remodel which will be great!

The hotel was clean and staff were very friendly. We saw the staff enjoying themselves while working which was really nice to see. Our room was clean and comfortable. The continental breakfast was very good!

You had to use the same serving utensils as other guests and the tables were close together. We didn't see any social distancing being done in the hotel. We didn't see any surfaces being sanitized after guests used them.

The location is located near shopping and a variety of restaurants. Downtown KC was an easy drive from the hotel. Very much enjoyed the breakfast offerings, and the staff promptly refilled food and drink items as the containers were emptied.

The (outdoor only) pool was rather small compared to other hotel pools. Due to the smaller size, at several times it was overrun by futsal and baseball players (all of whom did seem to be having a good time).

Not enough staff when occupancy high. Not enough planning for higher guest count, especially when young athletes. Typically when teams are there, the food runs out early. Like the improvement in choices. Might look at Best Western Plus for comparison.

The rooms were very tidy except for a few candy wrappers found on the floor that were not ours. The bed were very comfortable. The staff were exceedingly friendly and very informative. The breakfast was a great value too, many things to choose from. GREAT LOCATION.

The food was by far best breakfast I've eaten at any hotel. The location was very convenient for us. It was definitely one of the nicer places I've been.

The bathroom in our room was very small not sure if all if them are like that or not, but you literally couldn't move.
