Lincoln Downs Resort Batemans Bay, Signature Collection by Best Western

Lovely clean modern well appointed room with comfortable king size bed. Peaceful outlook over the lake with plenty of bird life from the large windows. This property is on the highway but was well set back so there was no noise from passing traffic. It was not walking distance to the main shopping & dining strip of Batemans Bay but we did not mind as we had a car.

1) The walls were a bit thin & we could hear the couple next door. 2) Although there appeared to be enough allocated car spots for all guests, the spots were very tight, and it was difficult to park due to lack of space to turn.

The most disappointing was that they have no room service available on Sunday. It doesn’t state this on booking.com (when a hotel states room service on their rooms, you would think it is every day) so I was quite disappointed to not have food on Sunday after breakfast as I didn’t have a vehicle to go get food. The only other thing was that the rooms were not very soundproof and would imagine a noisy neighbour would be hard though I was lucky this trip and only heard some things…

Room was very comfortable and quiet. Our meal was lovely. The casting to the TV worked a treat.

I was surprised by the amount of road noise. I thought it might have been further in from the road. Noise however was only when outside of the room. When we mentioned happy hour that was advertised in the room, we were told that every hour is happy hour and not offered anything to do with happy hour. We arrived at 5pm for happy hour and no-one came to serve us until 5.20pm. We were happy enough and not put off, however did seem strange to have that disconnect between information in the room and what actually happens.

The rooms are very modern and clean. Our room was serviced while we were out. Our bed was particularly comfortable. There are plenty of things to do in your downtime (pool, relax in a hammock by the lake…which was unexpected, sit in the pavilion overlooking the lake). Breakfast was easygoing. A short walk over the bridge to the heart of Batemans Bay. A short drive to Nelligan (where I can recommend the Nelligen Kayak Hire business and River Cafe), Ulladulla (where I can recommend visiting Lake Burrill Beach), Broulee Beach and Bodalla.

Everything went well. We actually had a fantastic time from beginning to end.

Overall staff were super friendly, rooms were spacious and the location was perfect. Couldn't hear the cars on the highway, the facilities i.e. pool, gym, etc. Were a bonus. Room service was available and the rooms were serviced daily 👌

These are only minor, the shower head didn't stay up and you could hear when the adjoining rooms were using the showers just the water running nothing else! But honestly the stay was perfect for us we were only there to sleep the rest of the time we were sight seeing.

the rooms were immaculate. so clean, comfortable and stylish. the grounds were beautiful, from the pool to the lovely grounds.

the walls were very thin (room 9) I could hear the men in the next room talking which made me paranoid that people could hear me and my family talking. The hotel is located on the hwy and there was quite a bit of early morning traffic noise. in saying that - I still think this was a beautiful property and we enjoyed our stay, loved the pool leisure facilities and appreciated the cleanliness

It was very clean, and great value for money. Location was in good proximity of things to see and do. Staff were very friendly as well.

The shower drainage is not sufficient - water was leaking over the entire bathroom. Freezer section of the fridge is not cold enough - ice cream was melted. Breakfast was very basic and even though breakfast is from 8-10 they did not replenish pastries so if you didn’t go early you missed out.

the grounds are exceptionally beautiful and well maintained and the rooms were really tastefully decorated. the rooms are modern and have everything you would need for a comfortable stay we stayed in winter and there was a good heater/aircon, extra blankets, good hot water pressure and heat in the shower).

we had a single bed and a double bed in the room. The double was ok in terms of comfort, but the single bed needs replacing as you could feel the springs in the bed.

The tennis courts. The hammocks. Casting my phone to TV. The lady who checked us out was lovely, chatty, smiley. Bedroom turndown on second day.

The pool isn’t heated so it was freezing. Such a shame not to be able to enjoy that facility. No new tennis balls, just a couple of old duds. Again, a shame not to be able to properly enjoy that facility. Very grumpy staff (bar/restaurant/front desk check in). No smiles, curt.

Beautiful grounds to walk around and relax in. Very clean and comfortable rooms. Great location, off the main road but rooms are at the back so you don't hear the traffic. Quick drive over the river to shops and eateries.

The onsite restaurant is closed on Sundays. We were looking forward to having dinner there as it looks like a very nice restaurant on the website. The resort was almost full as it was the long weekend. Such a shame that the restaurant was closed..
