Clean, perfectly presented, brilliant facilities including washing machine (additional cost), right next to bus and tram public transport into Venice, close to local shops, supermarkets, and market, fantastic breakfast spread each morning included in price, wonderful and highly attentive host.Host spoke very little English but didn't impact our stay at all, he always went above and beyond to ensure we were happy and had what we needed including arranging a taxi to the train station for us at end of stay. Also worth noting that air con in the rooms is truly great.

Nothing at all regarding the B&B itself but for future travellers be aware that the public transport is intense in venice and staying here relies totally upon public transport. Twice we missed bookings in venice due to late, slow, overcrowded trams/buses so just be aware. This was in September.

The property was a 100/10. It was kept to a very high standard when it came to cleanliness & hospitality. The room was pristine, the bed was very comfortable & the TV was fitted with everything you needed, Netflix, YouTube, main TV Channels etc. The host, Saad, was exceptional. He helped in any way possible, even walking with you to get tickets or show you the way to different destinations. We couldn’t ask for a better location. It is a 5 minute walk to Mestre’s shopping centre and city where you can find all lot of popular brands. There’s a supermarket there too if you ever need anything. Very good food! Saad’s restaurant recommendation is a must, the food is proper & fresh, truly amazing! The location was a 1 min walk to the tram / bus to Venice and a 5 minute tram ride to the train station if you would like to travel to different cities like Verona, Florence etc.

Absolutely nothing bad to say about the place.

The location of the apartment is perfect, this being situated right across the bus station, from where you can take the 4L bus directly to Venice, also the Venezia Unica ticketing office is on the corner (here you can buy transportation/museum passes). The host was very kind and helpful. He offered information regarding restaurants, shops, transportation and made sure that everything is perfect from the first message on booking and throughout our entire stay. The whole place was very clean, nicely decorated and well equiped (air-conditioning, microwave, toaster, hairdryer, washing machine). There was a minibar in the room, fresh fruits and different kind of teas. The breakfast was delicious, it included pastries, cheese, ham, toast, yoghurt, jam, salad, watermelon and also fresh juice and coffee. We highly recommend this place, we really enjoyed our stay!

We really did not encounter any cons to our stay here. It was excellent.

Nothing really

There's multiple rooms in this B&B, make sure you pick the room you like! We stayed in the room with jacuzzi. This stay was all we needed. Spacious room, clean, enormous bathroom with jacuzzi and separate shower. Best mattrasses we've had this holiday. The room can be completely darkened thanks to the shutters. This also shuts out all sounds from outside. There's a kettle, coffee machine, fresh fruit, water bottles and a mini fridge in the room. The mini fridge is filled with some drinks you can pay for. There's also several mini supermarkets close to the B&B. The staff was friendly, the breakfast was luxurious. Traveling to Venice is easy, the tram stops right in front of the hotel and for only €1,50 you travel one way to Venice. We could use our regular Dutch bank cards to "tap in" in the tram, no ticket needed.

Parking is across the street and the streets are all one-way streets, you're in the middle of the city and the city is busy. Make sure you know where to park before you arrive, saves a lot of stress. The parking lot didn't look super safe but we had no problems.

Our stay was perfect. The choices at breakfast were very good, lovely pastries, meat, cheeses etc more than enough choice. The cappuccino was wonderful. The apartment and the room we stayed in was large, spotlessly clean with lovely personal touches, stem roses on the tables and by the bed, with complimentary fruit and water. The owner was very helpful, he recommended a restaurant where you got a discount which served lovely food; and sorted out travel passes for us which was very much appreciated. The location is perfect with tram and bus stops across the road, taking only 15 minutes to get into Venice. Mestre is a nice place with plenty of bars and restaurants. I would recommend this Bed and breakfast and would stay here again. We had a wonderful visit to Venice.

Nothing it was a very comfortable and relaxing place to stay.

We were warmly welcomed, and felt right at home—Sara and her husband are so kind! The room was comfortable, and there was even a cosy cot prepared for our little one. The room had its own sizable living room and kitchen, which we would have definitely used if we stayed longer. Getting to and from Venice was very easy by tram, and there are plenty of cool restaurants, cafés, and patisseries within walking distance. Venice Friends is a great, convenient place to stay when visiting Venice (especially if you have a car since there’s plenty of parking across the street), and I highly recommend staying there if you’re traveling with kids!

Everything was great! We wished we could have stayed longer.

The location was very good with easy access to Venice and the airports. The host was very friendly and helpful, he even had bus tickets that we could purchase from him. The breakfast was quite good, there was everything necessary in the room - even complimentary fruits and water. The pillows were super comfy to sleep on.

Extremely thin walls - we stayed in the room by the kitchen and could hear everything through the door connecting our room with another room. The people in the second room were extremely noisy, plus they had children, who kept trying to open the door leading to our room and knocking on it. Of course, it was locked, but it was extremely noisy. The floors are extremely squeaky in both rooms, so you cannot go to the bathroom without waking the second person up. You also hear people in the second room walking to the bathroom at night... Honestly, this made the whole experience quite uncomfortable.

Large apartment with all the amenities. Sizeable kitchen with oven and stovetop, newly remodeled bathroom, with bidet. There's also a common area for the apartments with a few additional sofas and a TV. The hosts were very gracious in talking us through the nearby transportation and the local sites.

This is my fault entirely, but be sure you communicate clearly your check in and check out times as it's a small family operation. My check out time changed, I didn't inform the hosts of the change, and we had to rush out before breakfast was served. The hosts were very gracious however, and insisted we take a to-go bag of food, which was greatly appreciated.

everything was perfect! Saad was the best host I've ever met! He helped us with answers to all the questions we had and was very responsive to our needs. The room was impeccable, it was the cleanest room I've ever stayed in when I was away on vacation. The location is very close to the bus and tram, you can see them from the window and you can reach Venice with them in a maximum of half an hour. Honestly, I have only good things to say! My only regret is that the stay did not last longer, I would have liked to miss the plane just to stay one more day in this wonderful place!
