Everything about our stay was incredible. The location was optimally placed near the Termini station, perfect after a long flight and well placed to walk to the center of Rome. The breakfast vouchers we were given (2 minutes down the road) were a delicious start to each morning. The air conditioning worked perfectly, much needed after a long hot day of walking. By far the best part about our stay, was our host, Valerio. He went above and beyond with his advice and recommendations, making our trip really special. He is an incredibly genuine and friendly man and I look forward to staying again in the future! Grazie Mille!

Firstly about my host - Valerio. He was simply so nice and understanding. He communicated constantly with me with suggestions and checks. He was personally there to greet us during check in and ensured he explained everything. We booked 2 rooms 'Lavanda' and 'Edera' - both rooms were well lit and had balconies! Both rooms were great value for money and we got very good sleep there. The WiFi was good too. The location was awesome - just a 3 minutes walk from Rome Termini - the main train station. So, we just landed at Rome airport, took a high speed train to Rome Termini and then walked to this place - so convenient. The Colosseum is just a 15 minutes walk from there. Everything is available around from transport like bus, tram and metro to mini markets, shops and fantastic restaurants. But above all this is the packed breakfast that Valerio provided. Oh my god, so many things and all of high quality. So, much in quantity that it lasted us not only for the 2 days he provided them for, but for couple of more breakfasts! This was something which went beyond expectations. Finally, the other thing which went beyond expectations is that Valerio greeted me the moment I landed in Rome welcoming me. He would have monitored the flight and then greeted me. Tell me - who would go so far? He also suggested us with many recommendations about eating out, where to find stuff, etc. He has been a friend for us during our holiday in an unknown and new place!
'Lavanda' did not have an attached bathroom. But, we managed as it was just adjacent. The toiletries provided can be improved. Just a basic small bar soap and a basic shampoo tube was provided.

My husband and I loved everything about this B & B. First of all, my requirements for booking rooms were good price, central location, lift, air conditioner, clean and good lighting. We traveled for 3 week in Europe and used the Eurail to get from country to country. This B & B was minutes from the train station. It was easy to get to by walking. Valerio was so responsive prior and during out stay. He offered us options for breakfast, cleaning and towels. His directions for getting into the property were clear and easy to follow. He greeted us upon our arrival and showed us all the details of the apartment. It was so cute, antique furniture, lots of closet space, nice bathroom/shower, mini fridge, coffee maker and kettle. The most amazing part was that Valerio left us snacks from candy bars, to juices and milk, coffee and tea, breads, cheeses and meats. My husband and I took the snacks on our tours and when we left on the train to our next country. Valerio sure saved us! The next day we took a 7 hour ferry ride to Sardinia and we opened up the cheese, meats an bread to get us through the trip. Valerio also offered us restaurant suggestions. He told us about a great traditional Italian restaurant that was only 25 minute walk to (we could have easily hoped on the bus but we enjoyed the walk) and it was amazing! He also told us about a good Gelato place and we could tell by the amount of people there, that it was popular. The gelato was the best we had during our 3 weeks. It has a nice place to sit and enjoy your Gelato and this was only one street away from the apartment. My only regret was not staying in Rome longer to enjoy the B & B more. It is about 25 minutes away from the Trevi Fountain and the Colosseum but the bus station is right by apartment and that was the best way to get around if you don't want to walk. The hop on and off bus is also right by the train/bus station so it is nice and easy to get around.

Very good host Valerio! He was super responsive and gave a lot of good advice for food around Rome and the area that we were staying in. Very generous breakfast package and the sit down breakfast at the coffee shop was also great! We really enjoyed the breakfasts. This accommodation is really close to the train station so is really convenient. It does not feel unsafe as the area is full of other tourists and locals living there. Most of Rome is accessible by catching the metro and tram or walkable within 20 mins or less.
Nothing. The fan in the bathroom is quite loud but apart from that everything is great!

Excellent location near Roma Termini. Host Valerio was extremely helpful and available at any time. He gave us many great suggestions for restaurants and gelato. The suite had a cute balcony and the air conditioning worked well.
Not a complaint but just to be aware that Valerio doesn’t have a true kitchen so prepackaged our breakfast with large selections of pastries and meat/cheese/ juices/coffee/espresso etc. Although we never took him up on it due to our schedule he also offers a cafe breakfast near his location as an alternative.

Fabulous location. Walkable to all attractions. Close to train station (5 mins walk ). The wonderful manager was there to meet us and explain things , give us our entrance codes and showed us our stocked fridge and breakfast bags and fresh milk , kettle , which was a bonus as I’m a tea lover . Whilst our particular room was not en-suite our bathroom was right outside our door and only for our use . He also liased with us throughout our stay to answer any questions we may have . Comfortable rooms, with air con , slept very well . Room is on 5th floor but there is a lift . Highly recommend

Amazing location, I felt safe and was relatively quiet for Rome. The room Edera had everything we needed, with sparkling clean facilities. Bed was very comfortable and clean. We loved the breakfast provided by the lovely host, Valerio. Valerio was super helpful and welcoming, and was just a text away if we needed anything, he gave us excellent recommendations to eat too. We will definitely come back and stay here when we come back to Rome! It’s also so close to Rome Termini as well. This place is a 10/10!
We loved it, nothing to complain about whatsoever. We felt all our needs were fulfilled staying here!

Location, cleanliness, breakfast, service… everything was perfect! Located very close to the Roma Termini train station (with access to both metro lines), it can be a great base for exploring Rome (although we went on foot everywhere). Very clean accommodation, the room, the bathroom… great. Comfortable beds and pillows. Breakfast… wow… everything you need for a long day ahead. Valerio, the host… great person, not just an ordinary host… he was always at services, gave us all the tips about the food, places to visit, restaurants (trattorias, gelaterias…)… A Roman Tale B&B is definitely a place to recommend to anyone.

The property was in a good central location near the train station. In good walking distance to many of the sights that are must sees and dos in Rome. The host was excellent. If I were rating the host and his communication I would rate him 11/10. The bathroom was spotless. However I have to fair and balanced for other travellers.
The entrance to the building is very shabby and gives a poor first impression. The room was nowhere near as nice as the pictures. No curtains. No cushion on the chair. A wardrobe door was held closed with silicone. The bed and bedding was a low standard. There were pictures of a kitchen / shared communal area that was not available. There was not a table and 2 chairs to share breakfast on. All these points could be addressed or were shown on the advertisement pictures. It was worth the money but the overall presentation versus the pictures let it down.

Fantastic location, close to the Termini station and within walking distance to most of the main attractions and many restaurants. Very cute and cosy apartment with an extremely friendly and attentive host! The food and beverages provided was a bonus we didn't expect and we felt very welcomed and in safe hands during our stay. Will definitely recommend and stay again when next in Rome.
There is not much to dislike about this place! Perhaps provide larger plates and mugs for dining. The ones provided are beautiful and delicate but a little impractical.
