Located close to metro station. Very quiet area (i slept with open window). Room has coffee machine and small fridge (very convenient!!!). Every day i get some sweets in my room (it was very nice!!!) and new capsules for coffee machine. Also the towels were changed every day. During my stay temperature in Rome was 28 degrees and AC works perfectly. Important note: room is open by code that you receive from owner, no reception. But owner/manager is 24/7 available via phone - in my opinion it works perfectly! I will definitely book it again during my next stay in Rome!

Wow what a room! brand new! kitchen with all required appliances. Thanks for keeping welcome snacks (as good as full meal!) and milk, juice and tea/coffee packets! (Though we have not booked room with breakfast!!!!) Many thanks for warm hospitality! Very well communicated and coordinated all instructions and codes over WhatsApp! Beds were ultra comfortable and Room was ultra clean! We reached around 2pm in the afternoon and planned to go out for sightseeing right after check-in BUT the room was so COZY and COMFORTABLE, we spend more than 3 hours in the room!!! and then in the evening we went for sightseeing. Room aesthetics were superb! Location was convenient and near to Bus terminal.

The Il Magnificus room was clean, the bedding & beds were great. The host sent us all the necessary information and codes to access the B&B in a timely manner and all worked just great. It was within 5 minutes walking to the Roma Tiburtina train & bus station which made it so convenient to travel by public transit. We were only there 1 night catching the train the next morning so it was convenient.

Unfortunately the actual building is under renos which wasn’t too much of a problem as the address was still well posted but I woke to a worker outside my bedroom window at 7:00 am. Luckily the drapes were good blackouts so he could see in we just could hear him outside working outside our window.

- Close to the metro station/Tiburtina bus terminal. - Late check in possibility (they provide a code from the door in the letter). - The breakfast was good and enough for our new discoveries. - The guys were very kind and friendly, they even received an order that I'd made from the bookstore and placed the package into the room at the exact day of check in so I could grab it.

All OK. It's not the problem of the room, but NB, that the room is located outside of the Rome's walls, so taxi drivers will charge you extra when you travelling from the airport.

Good apartments in very good place equipped with all needed for living few days or even weeks. Good price and also air conditioned

a little cramped in a room for 4 people, the shower cabin is a bit cramped although the bathroom is spaced. One bed (that is bed-transformer) has defect that leads to uncomfortable sleeping, but the big bed was OK.

The room is cleaned every day. Juice, coffee and snacks are re-filled every day! The location is great, if you like to walk - possible to walk to most places in the center. Metro is in 5 min walk

Take into account that the room is very small (but if you mostly just sleep there - it’s fine).

It is very clean, thank you staff, they clean it every day. The location is very good, thank you staff for the sweets in Room, every day they give us sweets milk, juice and water .

There was sounds because of preparing near the Apartment, the staff told me from the beginning, this is temporary and not the problem of the Room or Staff . Other things were very good, and it is very recommended to stay in it.

The room's facilities are considerably sufficient. The staff was genrous and kind. Room was cleaned daily and their small gifts make us happy. You can reach the city center easily by bus with number 62 and very close to the central terminal. If you are planning to travel from/to other city by bus the location really helps.

We unfortunately only stayed for one night but everything was really great! We had all that we needed and more in the room and we found the location very easily, exactly where it says it is in google maps. We would all highly recommend and will come back whenever we need a place to stay in Rome.

Facility located in quiet neighbourhood. Metro station around 500 m from the apartment. Similar distance to traditional trattorias. Sweet breakfast and water available for guests. Cleaned every day. Easy acces with code. Good contact with manager of the facility.

Very small shower and noisy toilet equipment. Matrace could be more comfortable.
