This property went above and beyond our expectations. Location is spectacular, walking distance from all designer boutiques and excellent restaurants, there is an excellent coffee shop with food and breakfast right down the main entrance, and taxi stop is just in front, so everything was so convenient. In addition to the amazing property Franco our host was incredibly helpful with everything needed, tours, restaurant suggestions and reservations, he even helped us with stocking up our fridge with groceries before we arrived. We traveled with our baby and a playpen and high chair was also provided. We will definitely be back, this property is a true gem!

Piazza di Spagna 9 is an amazing place to deep dive into Rome's best of the best. Franco, the owner is an amazing host who makes things happen, always trying to help his guests. We felt very welcomed and even though you are not very incognito, as it's a small hotel with I believe 6 rooms, we still felt there is al lot of privacy and space. I would always come back to this place, as everything is relatively close by. You have the best shops and restaurants as well as the main tourist attractions within a walking distance of less than 5 minutes. Many thanks to Franco and his team to make our stay unforgettable!!

Myself and my partner stayed here for 3 nights on our honeymoon and we were so impressed with both the room and the service! Franco the owner was so friendly and helpful in making sure we had a great stay in Rome, upgrading us to the best room and giving us lots of recommendations for places to eat/drink/visit. The suites themselves are very unique, lots of cool artwork and furniture, and there is a lovely spa which you can book to use privately as a couple. Despite being very central beside the Spanish Steps it did not feel noisy and we slept well each night - there is a great cafe downstairs for breakfast. I am so glad we decided to stay here instead of a faceless hotel chain, the brilliant service and attention to detail meant it was very memorable for us. Would 10/10 recommend. Grazie mille Franco!!

What can I say , this was the most warming and kind welcoming I had . We were received very generously , and everything in the hotel and in the room was perfect. Also the sauna facilities are TOP! I want to thank Franco and his family, for our beautiful stay , for lovely communication and helping in everything we needed!! Hotel is literally in the centrum of Rome , with beautiful views and walking distance to all historical places you should visit. Also many restaurants and shops , definitely coming back to this hotel in our next visit Rome. thank you Franco!! you doin it GREAT!!

The hotel far exceeded expectations. This beautiful boutique hotel is modern and spotless. No detail was spared. Also waking up to views of the Spanish steps every morning was bellisimo. The staff is also amazing providing VIP service. Franco and his team go out of their way to take care of every single detail like a personal luxury concierge from providing lists of gluten free dinning, arranging drivers and personal tours, to booking hair appointments. Franco made this trip to Rome absolutely perfection. Can’t wait to return to Spagna 9.

Piazza Di Spagna 9 is a truly hidden gem, located in front of the square and The Spanish Steps. This boutique luxury hotel is run by Franco and his family who due to their professional background have managed to implement a high-end Californian customer services right at the heart of Rome. The rooms are spacious, with great attention to detail, and very quiet considering the special location. I would stay here again anytime I'm coming back to Rome (which I will!)

The hotel is clean, modern and beautifully decorated and It’s in a prefect location right next to the Spanish Steps. Franco and his family’s hospitality made our stay very special, providing us with lots of recommendations for shops, tours, restaurants and nightlife and made the reservations for us. the location of this luxury boutique was great, only steps from the spanish steps. the hospitality of Franco and Emanualr made us feel welcomed, further their resturant recommendation was superb. this boutique hotel has only 6 rooms in a traditional roman building, but inside the hotel the tooms and lobby are modern and beautiful. definitely will recomend the hotel for families and friends.

We had an incredible stay we have just had. Franco (the owner) couldn’t have been more hospitable - from the moment we made the booking he got in touch to arrange transport and restaurants. He has created an incredible boutique hotel / art gallery in a superb location. Both our suite and our kids deluxe room were superb with beautiful bathrooms, great / cool decor and high ceilings. When in Rome…. you must stay here!
