Perfect room, we just loved it ! :) Beautifull interior - royal vibe mixed with modern style. All new, fresh and clean. Comfortable bed, amazing bathroom, loved the shower ! Surprising little compliments from hosts (cold drinks in fridge, with little snacks). Great location ! Good restaurants , fresh fruit shops and markets around. Everything in walking distance. We had everything for comfortable stay , definitely worth money and worth to coming back another time. Thank you !

Everything was amazing ! Maybe air conditioning system was a bit louder, than we wish. We suggest to have something with what we could clean balcony seats (because birds leaving unpleasant “gifts”) Otherwise place was really enjoyable.

The hotel was located nearby the train station (10 min walk) and was surrounded by lots of cafes and restaurants, so it was absolutely safe to walk around. The room was newly-renovated and quite spacious and had all the amenities for your comfortable stay.

It was difficult to find the hotel as there was no sign or whatsoever. Also, the AC wasn’t user-friendly. We tried to cool it but instead it shut down and the room got very hot. As for the staff, we called them on several occasions but no response. The only person who tried to help us was the front desk girl.

Matteo was very kind. I didn't meet him but he kept in touch with us through whatsapp. I loved the fact that they had so many goodies for us guests. The fridge had several refreshing drinks and they were a courtesy. It's quite close from the main tourist attractions, good restaurants and the train station.

If you bring heavy luggage you will have to carry it upstairs. For me it was difficult to carry my big suitcase but I would chose it again if I go back to Venice (with less luggage).

Great location away from the noise of Venice but only a short walk to everything. Room was spacious, spotless and beautifully decorated. Everything is new which is unusual in Venice.

Sometimes it was difficult to get a response from staff in time but I did visit during an Italian holiday. I know Venice quite well so I didn’t have difficulty finding the place but a photo of the street and front door would have assisted in finding the property.

This is an ancient building in the heart of Venice but one of the quieter neighborhoods. We loved the feeling of staying in a slightly faded palazzo, which is what this is. A young woman (cousin to the owner) met us to let us in and gave us some helpful tips. THe room is basic but very quiet, a huge bonus in Venice. There's a balcony big enough for seating but no real view other than an alley. Another plus is the short, easy walk to the train station, a straight shot, almost impossible to get lost. No other amenities except for a small fridge and a safe that didn't work. As we were leaving, we learned that the owners are leaving Venice for health reasons. I hope they find new owners to continue to run this as a nice budget hotel with lots of character.

If the safe had worked to store passports, etc.

Very well located, clean and confortable. Despite having no breakfast, there are plenty of options around the Canareggio area. The room was quited and cozy, so perfect to sleep after the day moving around Venice.

It is a pitty that check in time is 20:00 so we had to pay extra for the late check in due to our flight arriving at 20:20. As most of properties in Venice, there are lots ofs stairs to go to your room so consider this if you have big luggage or mobility impairments.

The location was fabulous and only a 9 minute walk from the train station. We were able to leave our luggage safely inside for a few hours after we checked out. The place is pretty amazing in it's antiquity.

The air conditioning was inconsistent, so we slept poorly and too warm during our stay. The owner needs to replace the sandpaper towels and terribly uncomfortable pillows. The facilities section of the listing incorrectly stated that a breakfast was included.

Anna was a lovely host, she made us feel at home. The place is great, the room was big and quiet, close to different restaurants and cicchetterie, it was easy to move around and visit the city. We will go back for sure, I've been to Venice many times, I've never been that satisfied with a place!

Unfortunately there is no breakfast at the moment, and if I really have to say something, that was it. Beside that, it was great, nothing bad can be said about this lovely place!

Very good location. Clean place, although simple. Close to the railway station (9 minutes) as well as to the alilaguna station in direction airport (3 minutes). Both San Marco and Rialto less than 30 minutes away by foot.

The communication with the hosts was not always as it should and could be. Altogether not really cheap for what it is. It calls itself B&B, but do not expect food/breakfast. No possibility to check in after 8pm, a discussion about possible solutions (if late arrival had happened the first evening) was not possible. Twice no answer.
