Staff are great you feel like if you were within your family all of them! I asked for surprise of flower to my wife but with short notice just 1 day before we came, but they had made it and that made my wife happy. Location is the best considering we have heavy luggage with us where you will need around 10 min and to cross 2 bridges only. Room, stairs, the garden and halls are reflection of Venice culture and vibes where we have enjoyed. We made our rounds in Venice all on feet as they provided us with map showing all sites and paths. You feel love and generosity in everything. They offer good price breakfast. They offer good minibar with daily maintaining We liked the whole experience!

Almost nothing

We were exhausted when we finally found the hotel..we had walked a long time over terrain we are not used too. We also found it difficult to locate especially due to lack of signage. (as seems typical of the city)When we learned the room was up a flight of stairs I was very upset as I cannot carry more than 10-15 lbs, I thought I had asked to for 2 beds and AC. But the front desk person continued to try to address my concerns and offered a room on the main level, and the room cooled down effectively. When I was rested and settled I was very glad for the accommodations and the friendliness of the persons owning the establishment. The quaintness and all of it qualities added to our Venice experience in a positive and genuine way. Food and food service was very good, variety was appreciated and enjoyed.

street level was a bit noisy at times., especially on Sat night.

Great location. Very easy to get to hotel from airport (just one bus for about 20mins!). Within 30mins walking distance to all main attractions. Hotel staff very friendly and welcoming - gave us a brochure with a map of Venice and recommended things to see!

Only things I can potentially comment on which were less good: (1) During our 2 night stay our towels were not replaced for new ones (but bedding was?) (2) Lamp hanging over the bed was very dusty (I was sneezing a lot as a result) (3) No sockets near either side of bed so phone charging at night meant we had to put our phones on the other side of the room Again, the above were only very minor faults which definitely did not overweigh the positives of our stay in this hotel.

The room was so nice and unique and we couldn't get over how cute it was. The lady behind the front desk was extremely nice and very helpful about navigating the city. We didn't have breakfast but we did walk in the one morning and it looks/smelled amazing. The room was plenty of space and the bathroom was great size. Also thought the bed was one of the comfier ones that we slept in throughout our trip.

Location was good for the train station and main bus stop but was a little far from all the bigger tourist attractions. Not that big of a deal if you don't have a problem walking everywhere (which we didn't) but could be a problem if you aren't good at navigating to further destinations.

The staff was kind and proactively reached out in advance to check about arrival. Additionally they also provided information about site seeing, but did not impose anything. They also proactively offered to store luggage after checkout while we went out for site seeing. The location of the Hotel was convenient.

Breakfast should have been included in the same tariff. Google maps don't work great in Venice. And it was pouring cats and dogs the day we arrived. I did have a little difficulty finding the Hotel, but the polite staff compensated for it.

The location is close to bus station so it's easy to just walk to the property. Take note that the address on Google maps is NOT correct, so check your booking details for the right address. We wandered for a while, looking for the property before finding the right address. Besides that, everything else seemed good. Staff was very accommodating, restaurants/bars nearby are open until late so that's great too.

There are barely any hotels with lifts in Venice so no point in complaining there. For this property, shower was too small.

Location is convenient, close to the major attractions and train station. Clean room,with space big enough for two of us . Shower water is warm and big. Wifi connection is fast. Continental buffet style Breakfast is only 6 euros per person, a super value added to the room if you didn't order it together with the room. Very quiet environment, because there is no cars around, which is in contrast to a hotel that we have stayed in Florence right before this one. Plenty of electric sockets in the room, by the bed heads, and on other walls, so one will be able to charge all the e gadgets people now a days carrying. Room has a mini fridge and a safe, very convenient for the guests.

not too many english speaking staff. We asked one of the staff to assist us with transfer to bus terminal in the morning and she organised someone to give us a hand for the luggage in the morning for 30 EUROs. The guy only took our luggage to the town square which we could do ourselves and we didn’t really need him for that. That 30 Euros was an absolute waste. Also, we had to pay an additional 20 Euros to a taxi to do the job for us. I believe if the younger lady we were dealing with could speak a better english we could have communicated what we exactly need better.

The location was terrific-10 minutes from piazza Roma (where you get bus from/to airport), 20 minutes walk to st marks tourist area and by plenty of bars/restaurants. However it was on a quiet side street so was peaceful! The room was decorated in a very Venetian style, quaint, spacious and clean. The staff was terrific! The breakfast was good and substantial for Europe which included excellent homemade cakes.

There was not much to dislike! The only thing I can comment is that there no staff was on property after 6pm. However, the owners did give us a number to use if we needed it.

Hotel has just 7 rooms. Room seem small, but has everything (table, chairs, beautifull wardrobe, kettle, small fridge with drinks, some coffee and tea bags) and enough space for everything, feels spacious. "Venetian" room design, authentic furniture, soft walls, mirror looks ancient. Location is perfect - 5 minutes walk from bus station, 25 minutes walk from San Marco, 20 minutes from Rialto Bridge, with lots to see on your way there. Queit area, but just few steps from tourists street, shops and restaurants. Exceptionally nice personnel - ladies speak decent English and very hospitable, polite and helpful, helped me with the tools to fix my suitcase. and left some sandwiches and juice in our room because we were leaving early in the morning. No noice from neighbours, except some sound from sewer pipe behind the wall, but not disturbing. The floor is marble, so may feel cold during autumn to spring, but there are small carpets near the beds, you still can take slippers if visiting during cold season. Air conditioning works fine. We are very sensitive to cleaniness, but had absolutely no complaints - perfectly clean. We arrived around 18:30 when reception was supposed to be closed, but the lady was still there, gave us keys to the room and actual check-in took place the next morning. But we were given clean instructions with door access code in advance anyway. Also there was enough power outlets to charge all our devices, sometimes it's a problem in hotels. Beds are confortable.

Minor things - there was a small safe box in the room, but it was not fixed to a wall or furniture, which made us smile a bit. But still better than nothing. Also, kettle's power cord was short, so I had to put the kettle on the floor to connect.
