We loved the quiet neighborhood. I was afraid being so close to a canal that the apartment would be damp with musty smells, but it wasn’t at all! It was a beautiful property and very easy to get into, once we figured out the key code was for the key pad and not the key box. The apartment was clean and beautifully kept and decorated. Super clean. And the air conditioning worked wonderfully, which was amazing because it was so hot while we were there. The bed was comfortable, the outlets and with Wi-Fi were great. The breakfast spread was amazing and we appreciated the coffee and the water!

Because we were there during that extreme heat wave, the shared space was very warm upstairs and I did need to work there. However, such a MINOR thing! It would not keep me from coming back in the slightest, but since you asked…

You can tell that creating the atmosphere and experience at this bed and breakfast is this hosts dream! She shared her story about how her grandmother told her that if you don’t want to work a day in your life, then do something you love. She is living this message and it shows in the attention to detail, decor and delicious breakfast! Comfortable bed, air conditioning, and clean bathroom. helped make our first day in Italy after a long day of travel more relaxing. The location was perfect and away from the hustle and bustle of San Marco. Wonderful cafes and restaurants nearby. Close to water taxis and an easy 20 minute walk to see the major attractions of Venice. would definitely come back.

My only complaint would be the dark stairs at night. the automatic light didn’t come on until we buzzed our way out.

The room was clean, big, comfortable, and perfect. The owner Christina was super helpful. You could message her about anything and she would reply instantly. The breakfast was delicious with lovely coffee to get your morning started in Venice. We only stayed for one and a half night because of flight delays and wish we could have stayed longer. Many restaurants in the area but they are pretty pricey. The Arsenale dock is a 7 minute walk from the B&B and Piazza San Marco is about a 15 minute walk; better wear comfortable shoes. Overall, the perfect location for us away from the busy city center and I would definitely recommend this B&B. We loved it here and if we ever return to Venice, this is where we'll stay.

Not a problem for me but I know people would probably complain about the wifi speed which was pretty s-l-o-w and non existing at times. Again, it wasn't an issue for us as we didn't spend much time in the room using wifi.

Absolutely amazing. The place is perfect for staying in venice. Its so close to the city center (san marco) but also roght next to the parks and playgrounds (which are rare in Venice). The staff was wonderfull and really heplfull and the breakfast was a 10! Its a hostorical house and kept like that. The rooms are super comfortable and big, great bathroom; everything was super super clean and our room had a big window towards the water. Its really more of a 4+++ star hotel feeling but for a very very fair price.

-> excellent price for Venice -> the host is very friendly and helpful. It is obvious she puts her heart and soul into this place and she made us feel welcome and at home. If we had a problem she helped as straight away. -> very clean, bright rooms with private bathrooms in a quite area -> very good breakfast with a lot of choices: you can have cereal, pancakes, sandwiches, fruits, coffee, granola, yoghurt etc. It's great because Venice is expensive and other hotels either have bad breakfasts or you need to pay extra. ->quite area near a street with a lot of local cafes and restaurants (20 min walk from San Marco square)

-> It is not a drawback, but the location is a bit far from the city centre in terms of Venice (20 min walk). So if you are lazy and don't like to explore little streets and canals of Venice (otherwise why are you visiting Venice in the first place:D?), then it's not your choice. We liked it because it was very quite and local area with not so many tourists (city centre is very crowded and loud...) -> I wish our stay was longer!!! Thank you very much! Keep it up!

Breakfast was amazing - great options. Staff friendly. Clean. Located in a really nice neighbourhood where lots of Italians live. Close to vaporetto stop (Giardini) and some good restaurants (Antico Osteria da Gino right outside is great for seafood). Really clear instructions were sent on how to reach the accommodation from the airport.

Due to the position of our room the front door was quite noisy when people were coming and going. However because there are only 3 bedrooms, fortunately this was not too often.

The B&B exceed our expectations. Situated in a quiet part of Venice, in a very green and beautiful area, 15 min walking distance to the main attraction and 2 min close to vaporetto. Also, is very close to Via Giuseppe Garibaldi where you will find lots of restaurants and bars. The house is very clean, cozy and beautiful decorated with attention to all the details. Our room was very nice, friendly, spacious with a beautiful view over canal. Breakfast very good. But what we appreciate the most is the hospitality of the owner: Cristina is amazing, very kind, very professional, the nicest and most helpful person you would ever know.

We loved the quiet location, away from the mayhem of St Mark's Square, yet only a 20 minute walk along the waterfront to the centre. Our room overlooked a quiet canal and we loved listening to the little boats swish past our window. The Giardini waterbus stop is just 7 minutes away, which is very convenient. The area is frequented by locals, which we prefer to the tourist hotspots. There are good restaurants and a supermarket a very short walk away.

Amazing place! The room was clean and well equipped, nice location, great breakfest and the canal view as a bonus. But what I appreciate the most is very friendly and helpful host. I booked this apartment for my parents and I am grateful to Cristina for the perfect experience they had there! All necessary and usefull information was provided in advance, possibility of earlier check-in and lugagge storage, sum up, everything you need for comfortable stay in Venice. The room was very spacious and everything was just like on the pictures. The bathroom was large et everything was very clean. The location is very quiet in a nice neighborhood with many locals. The breakfast was fantastic with a great variety including boiled eggs, ham and cheese as well as numerous wonderful Italian pastries. I would recommend the Vaporetto abonnement. Finally, special thanks to the very kind staff.
