For the price it cost us, the place exceeded our expectations. We were 6 to travel together and we had the whole second floor to ourselves. Everything was super comfortable and the staff was lovely, even helped us with restaurant suggestions and calling taxis.
The only thing I would nitpick is that it's closed between 11am and 4 pm, and it's written in small text in the informations on the website, so we didn't see it. So if you want to drop your luggages before check-in, be sure to be there before 11am or you'll have to carry it all day with you like we did.

The lady attending the facility was very nice to us. She gave us lots of recommendations for tourism, and also allowed us to practice our emerging japanese. The facility is very traditional so you have to share toilets and shower. Noices from the facility and other rooms can be easily heard, but people staying were generally very quiet. The location was great. And our room was very big
At first not having your own bathroom is kind of shocking, but you get used to it and end up feeling at home.

134 year old traditional house hosted by a lovely Aunt and her cute dog! Perfect location! The owner was super considerate, sharing recommendations and tips (in Japanese, English or Chinese). Wooden floors were super cozy, futons super comfortable and AC kept us cool/warm when needed. Would 100% book it again! 谢谢阿姨!我们非常喜欢您的兵官!希望快快有极坏再一次见!
House itself is charming, but comes with a drawbacks of a machiya house - paper thin walls, you can hear people talking in every room - please have some earplugs with you and don’t choose this place if you have young children or loud group of friends :D

So near kenninji temple. They have a zen garden. You could rent the entire second floor with private bathroom. Small boutique guesthouse. Great living room. It's a cosy Japanese guesthouse. Great to meet neighbours.
A touch of dust here and there. The code to get in at the beginning (self check in not that easy. Once you know it's great). Taxi don't know the address they will drop you close by. Self check out was easy. You have to vacate the property from 11 to 3pm. Not convenient.

Location fantastic, price excellent, and very pretty room. It's in a 100+ year old building so it's a very cool experience. There is a lounge outside the rooms that has some additional amenities. The staff are super friendly and speak multiple languages.
The walls are super thin and the rooms are right next to each other, so noise has to be very carefully considered. Room was overall clean but some of the cushions were dirty.

The traditional and historical design of the house was a pleasure to stay in and appreciate, and the host has a lot of energy and enthusiasm. Additionally, the area surrounding the hotel has much to see, and most places of interest are either within walking distance or from the nearby bus stop.
In winter/fall, the house does get colder due to its age and open concept. We found that our room held heat well once we turned on the heater and let it run on automatic for a while, but we would have to go through that process each time we came back. As the toilets and

This is about an authentic a stay as it can come, and I loved every minute of my time at the hotel. While not exactly sound proofed as others had mentioned I think that was part of the charm, it was like staying at someone’s house. I also think the property is just beautiful, and the owner is so kind (and her dog is so cute!!!🥺). The room was small but that was expected, especially since I’m like 195 cm / 6’5” so I already expected to be bumping my head into things. The toilets are very modern, the showers are nice, and the entire inside is very cozy. I can imagine how it might be a bit cold in the winter as other reviewers had mentioned but I had no problems being here at the end of summer/start of autumn. Will definitely be coming back next time I’m in Kyoto!!
My only real complaint is I think the 4 PM check in time and 10 AM check out time are a little strange. I would’ve liked to have gotten breakfast the morning of my checkout since basically nothing opens before 9:30 which wasn’t really possible. I also arrived in Kyoto around 12 after arriving by plane at 8 AM so I basically had to wander aimlessly around the train terminal for 4 hours 😓.

Beautiful old house to stay in, i'm so glad I got to experience it. Amazing location, walking distance to Gion and many tourist attractions. Kind and helpful staff. Thank you for the stay!
As everyone says, the walls are really thin and i had a 6month baby in a room next to me, it was impossible to sleep until it stopped crying. Eg a rule to not let kids under 6 stay would be great.

Perfect location for a traditional Japanese experience. You are surrounded by amazing places within walking distance.
If you are a light sleeper you might have problems with people talking as the walls are too thin (it's a traditional Japanese house made with paper walls, so that's expected I guess).

The location is fantastic! A very beautiful neighbourhood. The Lady that works there is so nice and cute and tried to Help us with everything :) the futon and cushion were very comfortable. But the Walls are rather thin so be warned.
