Nice, large room, with a small hallway where you could hang coats and put your suitcase if you want. The bathroom was spacious and the shower was okay. Nice breakfast. The host was efficient and was helpful with answering our questions and the possibility of storing our luggage after check out.

The guesthouse could use some refurbishment. The amenities are good enough, but it looks a bit worn and (maybe therefore) not overly clean. It is a bit away from the city centre, but bus connections are good and the guesthouse is situated in a quiet neighborhood.

The guesthouse is easily reachable from prince street ir waverky station by at least two bus lines (30 and 33) which depart every ten minutes. If youre packing heavily be aware that there is no elevator and the guesthouse starts at the first floor, so you will have to carry your luggage upstairs at least one flight of stairs. The room we stayed in was very charming and had the usual aquire and really comfortable beds. Breakfast is not to fancy, but good, plenty, and prepared on the spot. An absolute positive notion from my side is the staff. We had the problem that we couldnt access our next lodging before evening and didnt want to carry around our luggage all day and Duncan was nice enough to let us leave our luggage with them for the whole day. That was supernice!

From the greeting when I first arrived to the departure the whole experience was excellent. This was my first trip to Edinburgh and I was made most welcome. The room was clean and ideal for what I wanted. Breakfast was ideal and a really good way to start the day. Whilst it was situated outside the city the public transport was ideal however if you do not mind the walk I would highly recommend that you do as you there is so much to see. Planning on visiting Edinburgh next year and would be more that happy to stay here again

near to tourist attractions. very friendly and approachable host. the check in was 1pm but he said we can come at 11am as we travelled for 9 hours. he'll reply to your message anytime if the night (as we don't know how to open the window so we asked around 1130pm I think). and also we were leaving early the following morning, he accommodated our needs for breakfast.

windows has moulds. it could be cleaner but for what we pay I think overall is good. we didn't mind it because Duncan was very accommodating.

We had a nice stay at this place. The guesthouse is almost 10-12 min from the city centre by bus and had a variety of breakfast options. We loved the arrangements of our room. The host was very helpful and advised us on the must visit locations. Our payment was not taken by booking.com in prior (strange) but we were under the impression that the payment went through. However, he host mentioned it to us only on our day of check out! We were so humbled by his behaviour and would blindly recommend this place to anyone travelling to edinburgh.

The breakfast slot could be made from 7-9.30 am to make it easier for early travellers. However, upon our request, the host kindly arranged some of the breakfast items by 7 am for us and we completely appreciate his kind efforts.

Received a message from the person that runs this b&b with all the details needed for my stay with clear instructions. Breakfast was nice with continental and some bacon & eggs (omelet style) which where very nice. Lovely big bed, clean and tidy room.

Wasn't clear where to park as restrictions on the street. Breakfast room requires a paint, especially the ceiling, some of the towels need replacing. These are only little things I know but some times attention to details makes all the difference!

Nice spacious room...quiet...lovely view of Arthur's Seat.....friendly host....good price....near bus route....no hassles or dramas. Had enough to eat at breakfast. Felt comfortable in room.

Room wee bit too warm. Turned heating off. Maybe fan be nice in room but I took my mini fan so I was ok.

I booked the single room, it was nice, perfect size for a lone traveller. I got a new bedroom after an issue with the original. The beds were super comfy, which is not always the case, so I am supper happy about this. Shower was nice, breakfast was great and the rooms were heated, I so appreciate this, I have been to a cold place before in the UK where heating should have been on.

I visited the place after/during a very heavy rainfall and the roof was leaking in the bedroom. The owner was super helpful though, I got a different room and he fixed the leak the following morning.

We used Rick Steves travel Scotland book and knew this was a "no frills" self catering room so our expectations were managed. I thought it was well run by very conscientious staff that was eager to please. We took the bus to and from the center and it couldn't have been easier to get around. Very quiet neighborhood and nice view of Arthurs Seat.

The stairs could be a challenge for some guests.

I was absolutely blown away by Airdenair. The location was perfect, tucked into a quiet neighbourhood, far enough away from the city to not be overwhelmed and close enough to easily access the the various sights. Duncan is an excellent host and he went above and beyond for me - supplying vegan options and even being sweet enough to get painkillers to me when I had a migraine the day before my departure and early flight.

Can't think of a single bad experience or thing to say :)
