After reading the reviews I was not expecting much. We stayed in room 11, ground floor front room. The room was huge, modern and decorated really nicely. Really clean, plenty of tea and coffee, TV, hair drier and iron. En suite was really nice. About a 30 min walk to the Royal Mile or £2 each way on the bus which was pretty much outside and buses came every 10 mins or so. Would recommend
Couldn't fault the place. Parking outside for one car - would not fit an estate sized car but plenty of parking literally around the corner

Room looked the same as the pictures provided. Very spacious, comfortable, and clean! The staff cleaned the room and added teas and coffees on the tray every day which was nice. The room was warm and had a heater on. Hot and cold water at all times. Comfortable beds! Nice view on the street and great proximity to bus stops so you can get to the center easily! Easy self check in and check out.
Lack of staff in the property itself. It’s a self check in/check out, which was easy and straightforward, but in case of emergency or if you’d need assistance or help there’s no reception to ask for help. You can contact staff via the doorbell but it wouldn’t be as efficient as having someone on the premises. Quite noisy at night, as the room’s window faced the busy street which has cars and busses going back and forth all the time.

I arrived early and waited for someone to come to the door which in all took about 10mins, but they allowed me to check in which was great as I was going to a wedding. Beds were very comfortable, basic bathroom but pristinely clean. Lots of tea and coffee provided, ironing board and iron, hairdryer. Limited parking spaces but free street parking available only a short walk away. Bus stop about a 1min walk away and 10mins into the centre, cheap and very easy. Would definitely stay here again!
Shower was very hot, too hot. Decor was tired, but room was very clean which was the main thing.

This is a good guest house. I was worried about some reviews I have seen on Booking, but in our case I thought it was very good. The bedroom is very large, and the beds are comfortable. The bathroom is just ok, and too small. I think it was adapted to fit into the room. The location is good, there are several buses to the town centre, it is very easy to go. Due to the high price, I'm not sure if I would return to this property.
The bedroom was very cold, I believe they did not turn the heater on, and although it was summer in Edinburgh, we have to use the duvets and it was still cold! I believe the price is too high! We payed 508 pounds for 3 nights, and 1 night before, they were charging 480 pounds, that was really bad!

Location was good with free car parking on nearby streets. On doorstep for buses into Edinburgh City Centre although we like to walk so good 25 minute walk to the Royal Mile. Our room was at the back of the large Victorian house so nice and quiet. Would add that it was recently refurbished to a very good standard with generous shower room. We stayed early October and no need for heating as our space was nice and cosy. Important to mention, although we booked Arrandale Guest House we stayed in their sister guest house across the street called the Alexander Guest House.

The location is perfect. 2 min walk to the bus stop, 15-20 min by bus and you are in the city centre. We walked one day, it took 40 min to get to the centre. There is a shop 15 min away. The room was huge, the bed was so comfy, and my back said thank you every night after all day walking. There is free tea and coffee, a hair dryer and an iron. The room and bathroom were always clean. The check-in and check-out were easy without any interaction with staff. There was no noise, only from the street because our windows faced the road. But it was fine, you get used to the car noise, and we were so tired after city exploring that we didn't pay attention to this. I really enjoyed my stay a lot. Thank you!
I liked everything. I just have a few comments to know and to improve. It was chilly even with the heating on because the room was huge. But the blanket made everything better. It would be great to put some stuff in the bathroom like a toothbrush holder cup and a shower shelf. The water in the shower was very warm, I prefer hotter water, but again it's just my preference. And when I tried to make it hotter, it was boiling and then very cold. And the room for future improvement is to put mini fridge in the room.

The room was so much bigger and nicer than expected! We were surprised in a positive way. The beds were comfortable, the two chairs beside the window were great for morning coffee as well! Tea and coffee with small milk, sugar and some biscuits were included. The bathroom had everything we needed and was nice and clean. The room also had a hairdryer, an iron and a TV, but we did not use them at all. The location of the accommodation is also perfect, we did not use any public transportation during our 3 days stay, except for going to the airport. Overall, we are really pleased with the accommodation and can only recommend it!
Honestly, we did not have any problem. The room had everything we needed and was clean.

Staff were extremely helpful & friendly. Room was spacious & had a double bed & single bed. I was travelling with my 17 year old daughter so it was great for her to have a proper bed rather than a sofa bed. The added touches of a suitcase stand as well as biscuits & plenty of milk sachets with the kettle were nice touches. We were able to leave our cases at the property after checking out to enable us to explore Edinburgh during the day before our evening flight. Information was readily available about public transport from the accommodation which was really helpful to us.
Only point I would make is that it had no lift. When having heavy cases this isn't great as I struggle with my mobility sometimes & it was a wide carpeted staircase. Unfortunately my daughter ended up with a boot on her foot from a sporting injury during our stay in Scotland, so that hadn't been factored in when booking.

I stayed in a basement/lower ground floor room that looks out into the back garden, and it was a newly refurbished room. It had a good-sized TV, brand new bathroom fixtures in the en suite, and fast WiFi. It was also quiet. Like many similar guest houses in Edinburgh, I didn't see any staff on property: everything was done via email messages and a lockbox key.
Nothing; everything was good. If the owners want suggestions for additional conveniences: maybe a box of facial tissues and a full-length mirror?

Recently and tastefully decorated. Good size room. Very comfortable bed. Very clean. Excellent location walking distance to old town and on a regular bus route. Free street parking is close by even with it coinciding with the Edinburgh Tattoo, and the Fringe finding a parking place was quick and easy.
Didn't actually see a member of staff. Only contact was by intercom. When I needed it on accessing the room key, the response was prompt and appropriate. It's not a criticism. I just haven't checked in and out like this before, so it was a new experience. Would have liked breakfast to have been available.
