Great location, tasty breakfast. Very good service. Friendly and helpful staff.
The rooms in building 2. It feels like u are not part of the main hotel and living in a school environment. Load shedding affects this area as there was no generator. Therefore the lifts don’t operate which is a problem for luggage, prams, elderly people etc The rooms are renovated beautifully but this external issue put a negative aspect to the hotel.

The Marriott Protea Waterfront is ideally suited for the Waterfront in Cape Town. Far enough from the hubub to be peaceful, near enough to walk and enjoy the wonderful offerings of the location. Chilled water with cucumber and fruit daily in Reception and coffee was much appreciated. Spa was excellent and very affordable and the university buildings and setting in an old prison was really very interesting and fun. Parking in the car park was easy to access and safe and the security staff were welcoming and there was plenty of space. Overall a really lovely home from home.
Glass doors on the toilet and shower were an interesting choice and the water outage on the last day was unfortunate, but couldnt be helped.

Breakwater Lodge is in a great location, just 10 minutes easy walk from the V&A Waterfront and all that it has to offer. The hotel feels safe. The rooms are a decent size and very clean and well looked after. The staff at reception are very helpful. If you're lucky, your room may also have a bit of a view of Table Mountain. I wanted somewhere with modern facilities so that I could spend a couple of days catching up with the outside world in comfort and still enjoy the V&A Waterfront and what Cape Town has to offer. The Breakwater Lodge fitted the bill exactly, and was a good price considering its location.
Everything went well and as I hoped it would.

We stayed a week in this hotel and it was great as a base. It was a safe walking distance (2-3 mins) to the V&A waterfront so close to plenty of restaurants and bars. The hotel was clean with air conditioning that worked, the staff were helpful with any queries that we had and there was a great choice for buffet breakfast every morning. We were upgraded to a suite so the extra room space was very much appreciated and it was quiet. The second room with 3 beds was smaller but was suitable. As the hotel has three different blocks, I did request that our rooms be located in the same block which the staff were able to arrange.
With the high temperatures did miss having a pool but as we had lots ot trips arranged it really wasn't an issue and the beach wasn't far away.

Quiet and comfortable room, clean facilities, very convenient location
My room was on the side of the college which made it a bit strange and was confusing to get to. This detail was not explained in the description of the hotel when I booked. However, it did make for a nice quiet room. Although I mostly felt safe, as a woman alone I was not always comfortable walking from my room in the college section to the Waterfront through the building and into the garden. I was assured security was present but I did not see any in my immediate vicinity. The restaurant could do with a better menu and more advertising as it was mostly empty and did not give a good impression.

Location was excellent 10/10 - it was a brisk 5 minute walk to the V&A waterfront, a 2 minute walk to the Sightseeing bus station, access for Ubers was also top notch. Breakfast was between so-so and acceptable (my very subjective view). It was typical hotel buffet of tasty and fresh fair, but the variety was on the limited side. On the overall I recommend and would keep eating there as their breakfast does a great job of filling one up for a few gruelling hours (even past lunch) of mall trawling, sightseeing and beach visits.
Room was not so great - we got a double room with each room having a medium sized bed (good for kids sharing) and we found both the room cramped and the bed on the small side for adult couple sharing.

Right in the middle of the sprawling and super nice Waterfront, easy access on foot to the shops and restaurants. Safe to walk between the hotel and the reataurant/shopping area even after dark. Interesting fact also that the hotel is located partly in a former prison building that has been converted into hotel rooms and lecture halls for the local university.
Due to the very strong winds during our stay, the construction of the windows made a lot of noise and hence it was difficult to get a good night's sleep. It sounded at times as if the windows were going to crack and crash into the room. The double bed was a little small for two adults, but all-in-all comfortable.

The staff was helpful and friendly, the rooms were clean, the bed comfortable and the location was superb!! We also really enjoyed the breakfast and how the staff bent over backwards to please us and get us what we wanted. We also made use of the Concierge for information and booking tours and taxis. The Concierge staff, Rolene and Laurien, were fantastic, helpful and friendly.
We booked a taxi from the airport to Breakwater - through the hotel, with the price being added to our room and it cost 1050ZAR (+ tip). Then, on the way home, we booked a taxi back to the airport from Breakwater for a cost of 350ZAR. Why the huge discrepancy? (We felt taken advantage of as we landed, not knowing anything about the prices in the country!!)

The hotel itself is clean and modern and the facilities comfortable. As an added bonus, part of the hotel is converted from the infamous Breakwater Prison from colonial days. The halls, windows and doors are all original style, showing the thick impenatrable walls. But in the end, it all comes down to the staff, as it does at any great establishment. Even though Protea is a major chain in South Africa, the staff presence, friendliness and helpfulness all have that boutique hotel vibe.
Dissapoint is too strong a word, but one area that is being improved already - be aware that the hotel shares a campus with the Cape Town Graduate School of Business, and I'm guessing either doubles as college housing, or was housing at one point. The twin rooms (seperate beds) actually feel exactly like you are back in a college dormitory. Clean and comforatable, but basic. All other rooms have been updated reflecting the quailty of facility you'd expect and are quite nice.

Our visit was so quick that the only dining option we had was the hotel restaurant for dinner and breakfast the following morning. Both meals were very good as was the restaurant service. Also, I had to receive a special delivery item (an art piece to take home) and the hotel received on my behalf until we checked in. Hotel is in a prime location for dining and shopping but our delayed flight limited these options. :-(
For my mother and me I booked a room with two separate bedrooms, which were fine but there was no common area! Buyer beware! I assumed for the price of the room a common area would be a feature, but not the case. We stayed only one night so not a big deal, just a surprise. The hallways are very narrow and to pass by the maid's cart with a suitcase was actually challenging!
