the property is a great location just a short walk to Khoi San Road and completely away from all the noise, it was so peaceful and a great pleasure to come to the property to escape all the noise. The staff were very nice and spoke enough English to communicate easily. There are many restaurants all around which was very convenient. I will be staying here again for sure, and the bed was so comfortable.

Nothing to dislike at all, most excellent stay.

the place is a family ruled hotel, the family is super nice and help us with everything we asked. the food in the hotel is also really good and tasty. the place is near the grand palace and other beautiful temples, you can go walking or take a tuktuk, it is also very near of a boat transfer witch can lead you to various temples and the grand palace. they managed for us the transport to ayutthaya at a very competitive price (within a private car). the customer service is perfect.

breakfast opens late

Hotel is located in a great area , a lot of restaurants and other attractions are close to it. Also not far from the bus station to the airport. Windows are kinda soundproof, we could sleep well even if the close streets are noisy.

There were no ventilation exhaust system in the bathroom, which made uncomfortable to take a shower or even enter the bathroom in the morning- it’s smelled damp. lightning in the room was poor , unfortunately couldn’t see properly in the dark room.

The location is fantastic - very close to Khaosan Road but in its on little village. The restaurant downstairs is very good and were happy to make us vegetarian meals on request. Room was clean, comfortable beds, no noise from the street - would definitely go back!

The only things were that the AC was a bit noisy during the night and the wifi was slow at times but neither of us particularly bothered us

Comfort Location

The late check-out is NOT free! Just that. After almost A MONTH STAY paying the full daily rates (unavailable via booking.com) they allowed me a late check-out at 18:00, which I was extremely grateful for until I got to know the following day they had "forgotten" to let me know I actually had to pay half a day (12h) for that -initially felt as a courtesy- 6h late check-out. I paid for that, of course. Slightly bitter aftertaste but I'd still come back. =)

The bed was comfy, the aircon was a lifesaver in the heat, the mini fridge came in handy for keeping water cold, great location, bug nets over windows, refrigerated drinks available on ground floor

A little loud outside at night, no elevator so had to carry heavy luggage up 3 flights of stairs, couldn't close bathroom window which kept bathroom very hot

The place was worth the money… it was okay, and it’s simple. the space was just right and they only cleaned the place when you ask them to. but when they clean it, it’s good… the place is also around my favorite neighborhood so it’s definitely a plus.

It's a good place. Unobtrusive good staff. Clean and comfortable beds. Overall, the room is nice.

The location is quite convenient, but you have to sacrifice the fact that it can be noisy outside until late (not really noisy). Earplugs - this moment is being removed at all. It's quite quiet after 12 and late in the morning.

The hotel was great! fantastic location and rooms were good and comfortable. reception area was modern and relaxing, where you can enjoy a beer in the evening or coffee in the morning. staff were kind and helpful as well.

Only thing to watch out is that it gets quick loud in the evening, there’s a bar next door that does karaoke which goes until about 1pm. but it wasn’t an issue for us.

Bed are very comfy. Clean and tidy. Stuff is very helpfull, there is restaurant on side, food are good but not amazing. Quite at night time.

Not sure about average prices on this location but I think you can get it cheaper, in other had I am fine with what I paid. I did asked for few hours later check out and it’s been charged for half of day charge so keep that in mind.
