- The location is perfect to visit the old city by foot. - The breakfast was delicious (you can choose from a set menu every morning - we tried all 3 options (pancake / fried rice / fried eggs) they were all good and generous! - The bed and pillows were really comfortable.

- The place needs a deep cleaning. - It's never nice to run out of toilet paper so providing 2 rolls would be better - Mosquito repellent for outside areas would be a +

Great location, walking distance to many places, Sunday night market, and can get a Grab/taxi to other places. Good food and staff, big breakfast! Despite it not being a luxury hotel, I would rather stay at this quaint authentic hotel that was a great stay! There was even a really cheap laundry service next door if you’re traveling and need your laundry done for your trip or just want it clean before you go home! Definitely recommend!

Beds are hard but I think they all are in Thailand, different rooms in our group had different hot water experiences, despite the staff trying to fix it. Don’t plan on a luxury hotel experience.

Great location, very quaint and cute place! Friendly staff and excellent big breakfast and good food at their restaurant too! Very close to walk to Sunday night market and lots of great things.

We stayed with a large group and had 7 rooms. Everyone loves their stay but some rooms didn’t have good hot water, it was like warm at best, even after they tried to fix it. One room didn’t have the AC working, but the guest didn’t want to bother asking them to look at it. There were some minor things but overall it wasn’t too bad and I would stay there again.

Excellent location in small alley but easily accessible. Right next to Tha Phae Gate, 5 minutes walk to city center. Quiet at night. Nearby cafes, handicrafts shops, restaurants and night markets are conveniently accessible. Stayed there for 4 nights in 3 different room types as they were fully booked. Due to last minute booking, I have to change rooms but it was good to experience all different room types they offer. I love the King suite most with hugh balcony overlooking the temple and interesting street scene. Each room differs and tastefully designed in traditional Thai teakwood design. The homemade breakfast included is exceptional, variations every day you never feel bored of it even staying for a longer period. It was well presented, hugh portion and absolutely delicious. The lovely caretaker girl is very kind and helpful. I can keep my bag there while I left for a few days to Mae Hong Son. The other boys not speaking much English and nobody will be there at night if you need anything. It is like a homestay instead so don't expect fancy hotel services. Highly recommended if you enjoy living in a traditional Thai house.

The room I stayed in was adorable. It was large for the price and had a private courtyard attached to it. Nobody could see into or access the courtyard which made for a nice little retreat vibe. The room had a wall of windows that looked out onto the courtyard that let in nice light. The bed was comfortable (although it was two single beds pushed together so it had a big gap down the middle). It had a stylish tiled bedhead and a mosquito net. Breakfast was generous and delicious, don't forget to submit your requests the night before. The free bicycles were handy.

Things to note: - The bathtub was high, so not accessibility friendly - Light shone in through a window above the door all night - Door is locked with a padlock on the outside. When inside, a thin slide bolt held each door closed but didn't feel very secure. - Staff were difficult to locate at times and had limited English - Mosquitos are prolific in Chiang Mai, don't forget your spray!

This place just has everything: it is situated in a quiet side street not on a main street. Still only 3min walk to old town. The arrangement of the apartments is very picturesque with lots of green plants. The room was spacious with some antique furniture elements. And we had a terrace. It was super quiet at night. For vegis: next door is a vegetarian Thai Restaurant which I can recommend 100% !

No vegan option on the breakfast checklist.

Everything was wonderful. The staff was caring and kind. Always cheerful and ready to assist you if you needed anything. Felt like being in a family home and staying in a cozy, jungle cottage guest house for a few nights. The room was clean and comfortable. I felt welcomed and happy to be there. This was my favorite hotel out of the many that I stayed in during my trip to Thailand.

The only downfall was that I had a very loud family of five staying above my room during the second night. I could hear them stomping around from 12 to 1am. The reception is not open during that time, so I went upstairs myself to ask the family to be mindful of the noise. Obviously the staff are not at fault here, but it would have been nice to have a staff member present to tell the upstairs visitors to keep it down.

Very good inluded breakfast, you can choose from several options. The location is great, close to restaurants, massage places, grocery stores, you can walk to many monuments and it is about 30min by walking to the train station or to the bus station, so if you want to walk, you can :) Mosquito romantic net over the bed and mosquito plug-in protection were great and useful :)

There were few ants/insects probably coming from the balcony but we didnt open the balcony for 3 days, so we would appreciate a spray against them in the room.

Extremely nice and helpful staff, very pretty and cozy rooms and everything was clean. The room also had a nice little balcony with a fridge and a microwave, which we didn’t use but it was great to have the option.

The breakfast isn’t the best, it could have more options. Besides that, you have to choose the night before which meal option you want and then you have to order it to be made in the moment the following morning, which can make it difficult if you’re in a rush to leave (because of tours and whatnot). The rooms are very nice and this is a minor detail, but our bathroom didn’t have a proper division between the shower and the rest, so the floor got messy quite easily.

The location is excellent. It's a stone's throw away from the Old Town and Warorot Market you can walk to everywhere. The breakfast is absolutely beautiful which is served in the lush garden at the front. Helpful staff, smiley and accommodating. The garden and overall decor is exquisite and homey that makes you feel like home. The host even let my mother pick a few young plants in her garden to grow at our home since we also have a little homestay in Mekong Delta, Vietnam called Mekong Pottery Homestay. Overall, I highly recommend this place and would love to come back.

The floor in the bedroom is not 100% clean but overall not too bad. Breakfast is served kind of slow but I believe they go above and beyond to stock up the breakfast tray before sending it to our table that's why it takes a bit of time to prepare.
