Very friendly and hard working staff. High standards throughout the Pub. Rooms are a good size and properly cleaned daily, towels always replaced. Food in restaurant excellent but beware the portions are very large. Chef deserves praise. Owner very friendly too. 20 minute walk into Beccles which is a lovely town along the road which was not too busy. We stayed 4 nights. Kettle in room with ample tea and coffee.

Some road noise but didn't bother us. Would have liked a bigger variety of Specials on the menu. Bed mattress needs replacing but acceptable - note some updates are being made.

Motel was easy to find, 30 minutes drive from Southwold. We arrived late in the evening already had dinner, but the motel restaurant was buzzing, Rooms are nice and clean with comfortable beds. We did have breakfast at the restaurant, but choice was limited to cereal or full English. It works for my family and the price for the breakfast is very reasonable. My middle child enjoyed it so much that he wanted to stay for an extra night (but not happening).

Only complain is the bathroom sink is a bit too high for my young children. I need to lift them up or give them a chair to stand on to wash their hands.

The bar/dining area is a really lovely space, cosy and welcoming. Free wifi also which isn’t always a given! The room we stayed in was clean, tasteful, and adequately equipped - more than expected for the money paid to be honest, lovely surprise. We ate breakfast and had dinner at the motel, lovely food and very reasonably priced.

Just a couple of minor things…the pillows were extremely soft, offering no support which was a shame. Secondly the toilet and shower were really close together, could be a problem if you have longer than average legs!

From the moment we went to reception we were very well looked after. Room was clean and tidy. Large bed. Tea and coffee making facilities. We had Sunday carvery. Food was amazing. Very filling. Staff were on hand whenever we wanted a drink etc. Went back to bar in the evening for a drink. Very well looked after. Breakfast was excellent. Had to come back Monday afternoon for a family meal. Again we and the other 12 or so were very well looked after. We will come back as it’s a nice motel in a nice area. There is also a large outdoor area and massive car park.

Visited for a little break with my younger sister. We were so impressed from the second we walked in the door. Amazing tea and coffee facilities, we stayed 2 nights and had plenty of tea, coffee and sugar for the whole stay! 2 bottles of water provided - this was a lovely touch! Very modern, amazing facilities. We loved the outdoor seating, we enjoyed a lovely meal one evening and sat outside as the outdoor lights came on, was a lovely vibe.

Couldn't see an electric fan in the room, was a bit hot one of the nights but nothing major.

Really friendly welcome, staff were lovely. Room was clean and comfortable. A plug socket by the bed was a bonus (not all hotels have them these days!) The plug socket also had USB cables which was brilliant! I had dinner the second night, food was lovely. I was told there would be a delay as the restaurant was really busy, the food was still served relatively quickly. I am Coeliac and was delighted at the number of Gluten free variations available, even Fish & Chips! Would highly recommend.

when we stayed here there was a man in his van parked in the car park for several hours who was acting very suspiciously and having our young daughter with us this made us feel very uneasy and on edge, we told the motel to which they replied “ we will look in to it “ obviously they didn’t as after the pub/motel closed at 8pm , the man was still there getting in and out of his van for another hour and a half! at this point we were very on edge so called the police , hence to say we hardly no slept and were very shattered the next day … so not a peaceful stay 😞

Really enjoyed our stay over at the Swan Motel. Our room was well equiped, cosy and comfortable, and very quiet considering the closeness to the surrounding roads. We arrived just as dinner was being served in bar area - had we not already eaten, we would have definitly ordered food. However, we did enjoy a lovely freshly cooked fried breakfast the following morning. The staff were very friendly and welcoming.

There didn't seem to be a price list for the breakfast - luckily this turned out to be very reasonably priced.

Accommodation was nicely decorated and exceptionally clean with adequate facilities (tea, coffee, kettle, hairdryer). The bed was very comfortable, good pillows and duvet with all clean, fresh linen. The shower was powerful and simple to use - a big plus for me! The dining/pub area was lovely - mostly fairly quiet and with pool table and dart board for extra enjoyment. A quirky, stylish and very comfortable establishment. Staff were very friendly, warm and welcoming. Food was well cooked and very large portions, reasonably priced too. We were nicely surprised to see that our room had been cleaned and towels replaced on the second day.

The shower cubicle was very small and had exposed pipes unfortunately, resulting in minor burns. There were no other issues and the room was generally very nice.

Excellent evening meal and breakfast, very comfortable accommodation, adequate parking and the staff were mostly pleasant and helpful. James, in particular, helped me overcome the problem below.

Trying to alter my booking from the 9th to the 8th August nearly drove me mad with frustration as I was passed back and forth day after day between Booking.com and the hotel, until James finally sorted it out following a personal visit from my sister, who lives locally. One staff member was somewhat curt with her.
