A wonderful place to stay, was so welcoming and comfortable. Ann the owner is a remarkable lady, she was so lovely. Makes a lot of effort at breakfast which was very much appreciated by my partner and I. She has lived a very interesting life and her home is full of interesting things. We were both fascinated by the stories she has shared. Her knowledge of the area was very useful and extremely helpful. Anyone who choose to stay here will have a fantastic time and will feel very welcomed. Thank you so much Ann for a very marvellous long weekend stay at your wonderful home. I loved staying at the studio . The owner Ann could not have been more accommodating . Breakfast was a delight every day nothing was too much trouble. Ann was a delight to chat too and I enjoyed hearing about her life . The studio looks out over a beautiful garden and the views are amazing . The walk into Bungay itself is a nice one and easy to visit the small town .

Everything about our stay at the Folly was lovely. Ann is an amazing host, and had catered to our every need. The room was cosy, comfy and snug, and the breakfast in the morning was just lovely. Would recommend and stay again if in the area. The views from the ridge are breathtaking, and the decor throughout the house individual,stylish and tasteful.

The views from the conservatory where we had breakfast were stunning and quite compensated for the location on the edge of town. Anne our host was very welcoming and helpful. The breakfast was generous with an array of fresh fruit as well as a cooked breakfast and croissants.

Elevated quiet position at the edge of town with a lovely garden, overlooking the Waveney valley - about 10 minutes walk from the town centre. Ann was very welcoming and helpful, and provided an exceptional, beautifully-presented breakfast.

Host Ann was lovely and made us very welcome. Nothing was too much trouble. Breakfasts amazing and the conservatory was relaxing place to have breakfast admiring the views. Sat in garden couple of evenings very relaxing. Ann was very informative of the local area.
