I was in No.7 which is a cellar ground floor. Comfy bed, toilet, shower etc and TV. It did the job and I enjoyed the stay. Breakfast choice was fantastic. The location was close to the sea front and Pier and also a 5 minute stroll into the City. The hosts do a good job and next time I come to Brighton this B&B will be the first one I look at for availability.

There wasn't anything that I didn't like but it may be worth mentioning that the wash basin in No.7 might need moving over a bit to fit better under the tap because when washing my hands the water was splashing down the side onto the floor.

I liked Richard and Simon, my room, the amazingly comfortable bed, the location in Kemptown with a lovely park and shops just up the road. I liked the bowl of fruit and the little tin of choccies, the dvd library and the way the window boxes are kept so neat. The breakfast choice is lovely and cooked to perfection. The fans in the room to keep it cool and as a solo traveller feeling safe and cared for. New water bottle every day as well.

It is a bit noisy overhead at breakfast time in the basement room but it didn’t really bother me. Clearly most people are up for breakfast but I am not a morning person 😉😂This was a minor point and didn’t affect my enjoyment of the stay.

Richard and Simon's impeccable hosting made for an outstanding weekend getaway, earning a perfect 10 out of 10 rating from me and wife. Their property, located just moments from the beach, was complemented by two exquisite salmon and egg breakfasts and a plethora of well-thought-out touches that go beyond the ordinary. From abundant towels and bedding to additional mirrors, air conditioning, and refreshing supplies of bottled water and milk, they left no stone unturned in ensuring a flawless and delightful much needed weekend escape from the grind.

Nothing it was just what a hard working couple needed. We were also lucky with the weather and got around 66,000 steps in.

Breakfast was generous / excellent and access to fruit and water until 7pm. Good fan in room. Very good location and proximity to attractions and restaurants. In room refreshments were replenished on a daily basis. On street parking vouchers worked well. Owners were both helpful and friendly.

View from room was poor! Room was described as “small double” but in fairness was only a single room with a double bed in it.

Everything was great! Our room was spacious and spotlessly clean. Every little detail had been thought of and provided for. Breakfast was delicious and there was so much to choose from, all freshly cooked and very good quality! The location is perfect for restaurants and shops. We used the on street parking permits (purchased in the hotel on arrival) and managed to park right outside the hotel for the duration of our stay. Thank you Richard and Simon for making our stay so enjoyable! We will definitely return here on our next trip to Brighton.

It was fantastic and had every comfort you could want also Richard and Simon were so kind and helpful breakfast was so yummy and lots of choices.also was so close to everything in Brighton I just walked everywhere 😄 I would recommend this 🏨 to everyone.i had a single room as I was alone but had a double bed which was so comfortable .6*at least CT

This was a great place to stay for a long weekend shopping. The room was large, clean and comfortable. The breakfast was beautifully cooked. Everyone was really friendly and helpful. We were lucky to find street parking near the property and at £10 per day through the hotel, this was far more reasonable than we had seen elsewhere. Great location with some nice little restaurants nearby and only a short stroll either to the sea or the town.

Very comfortable and really friendly, lovely breakfast cooked to order, lots of space in our room (as well as thoughtful touches like a makeup removal flannel in the bathroom and later checkout on weekends) and perfectly located to explore Brighton, a hop skip and jump from the sea and loads of excellent restaurants and bars, will be looking to book here when we come back.

The room was very a good size, clean, with a balcony, and a bathroom on the smallish side, but functional, with a good size shower. Hard to beat the location, easy walk to the Brighton Palace Pier, bus stops and many restaurants, shops and markets close by. Very good breakfast included. Our hosts couldn't have been more accommodating during our stay.

There were stairs to our 1st floor room, but Richard, one of our hosts, helped with the luggage and this was only a small issue.
