A week or so before our booking, the staff sent us a pre-check-in message about the property and how to access it if we had a late check-in. We arrived later than late check-in (due to the train), and there was some confusion about how to enter the property however, when I messaged the staff they arrived within minutes and let us in. They were very apologetic but we didn't mind having to wait. We really liked our room, there were slippers, dressing gowns, a coffee station and complimentary shower products. It was spotless and presented well. The location is great and close to the train station and below the property is a beautiful café that was very busy in the mornings. Thank you so much for a great stay! We would book again :)

The bed and pillows were too hard for our taste, however, this varies for everyone!

Lovely toiletries. The light fan in the room was effective at cooling. The location is great and the exterior and cafe downstairs are lovely with great selection of cake and coffee. The staff were warm and welcoming and explained everything I needed to know. They looked after my bags for me too for a few hours once I'd checked out. Very close to bars and restaurants with some beautiful independent shops around the corner.

The room was a little bit dated but it was really cosy and comfortable and fabulous value for money. The street at the top felt a bit sketchy with drunks and an ambulance there to support them and that was at 2 pm. But it feels much better from the guest house downwards. The location otherwise is excellent.

Very comfortable bed. Clean and tidy room with en suite. Very friendly and welcoming staff with a family feel. Very well situated for Brighton Laines as you are actually in them! But not noisy and great view. It was a beautiful looking place with a lovely little cafe underneath

The shower. It was either burning hot or freezing according to my husband and being on the large size I couldn't have one because I couldn't shut the bifold door. The stairs. I wish I had been aware of these when booking. We were booked in on the top floor which we didn't know until we arrived. There are four floors, 50 stairs in total and no lift. I managed to do them and I use a walking stick but it was hard going and exhausting. The staff looked into trying to change the room when we arrived but they were full unfortunately. They just need to make it clearer on booking.com that there are a lot of stairs and to message the place before booking to see if ground floor is available.

Fabulous location with many independent cafes and unique (not high street) shops in local area. Secure parking only two blocks away in Trafalgar Street. Very friendly/helpful hosts in the family-run guest house. Amazing cafe - very popular with locals and passing trade. They do love their plants and flowers - very pretty. Room overlooked main road - was worried about no double glazing (as there is a pub right opposite) but it wasnt an issue during our two-night stay. No aircon, but they do have a fancy multi-speed fan on ceiling above bed. Very large bed (in room 10) - comfortable. Room was decent size, but bathroom is VERY small/cramped. Just a small shower cubicle (no bath) and tiny sink. But it was clean and serviceable. Tea/coffee facility and dressing gowns/iron. Free wifi, which worked! We didnt eat at the accommodation so cannot comment (but used the cafe twice - lovely!!

No safe in room Could do with a few more clothes hangers in wardrobe. Bathroom very small but they cant do much about that. Its still usable/clean though.

I was tiny bit apprehensive upon arrival, reception area is lovely and cosy but the corridor/hallways look a wee bit dingy. But going into the room I was very pleasantly impressed. The room was a fab size, big double comfortable bed, beautiful bathroom with good shower and well equipped with little amenities. Also the perfectttt location for exploring Brighton. Had a really lovely night stay here & would absolutely come back next time I’m in Brighton! Also the garden cafe next door is unbelievable, the food variety is delicious, was so busy which shows it’s a good spot 👌🏼 had the vegan brekky and a soy latte and it was 10/10. Thank you to Ellie for making it a top stay 💫

Smelt a little bit smoky but only in the corridor, not in the bedrooms 😊

Great communication from staff around check in, friendly welcome and shown to room. The bed was comfy and big enough for 2. Robes and slippers provided. Very clean room. It was a scorching hot day and the stairways were very hot, but the room was pretty cool...ours had a ceiling fan and air con which was bliss. We stayed on a Tuesday and it was lovely and quiet. Able to leave luggage in reception for a bit after checking out which was a bonus

The room was upgraded several flights of stairs. It was fine for us, it's worth checking which floor your room will be on if you struggle with stairs. There is no lift. Would have liked a slightly larger shower, will go for the deluxe double next time.

The room was very comfortable and clean with everything you needed for a short stay. It was in a prime location if you want explore through the day or at night for a quiet drink in the two pubs less than 100yards away. The room was quiet and peaceful even with the pubs being so close no noise could be heard. Ellie was an excellent hostess who helped with parking to just the simple things like getting fresh water for the room, nothing was too much trouble

I would say the property lived up to its reviews and more so no complaints

The guest house is located in the heart of Brighton so everything is from walkable distance which is great. The room is quiet and well furnished and the direction to get there and access it were easy to follow. Most importantly, the guest house is located just above the cutest and delicious cafe so it was overall a great experience !

The room was very quite small which was fine as it was just me nut could have proven a bit difficult to move around it it would have been 2 people. Nothing else negative other than this.

The location was perfect. Just a five minute walk from the station and the Brighton Dome (which is where my conference was). The room itself was spacious, clean and comfortable. Bonuses for me included a full length mirror, and a ceiling fan (I like to keep cool and having a window open when the seagulls are vocal doesn’t always make for a good nights sleep) so the fan was great!

My only negative comment was that the curtains weren’t quite wide enough to close properly. Which mean that the sunlight woke me up earlier than I wanted.

Stayed one night for my birthday, such a beautiful place to stay inside and out! looks beautiful and inviting from outside and the welcome was lovely from the lady on reception. Our room was very nice and looked out over the street so we could people watch! The cafe downstairs looked lovely and if we had stayed longer we would definitely have eaten there. Would stay again without a doubt!

Everything was so nice, the shower was maybe a little small which didn’t bother us but I imagine could be tight for some people.
