The hotel was amazing. It’s an old building that has been done up to reflect its age - it’s beautiful. Our room was perfect, luxurious and spacious. It was ideal for visiting the area. We were able to walk everywhere. It’s about a half hour walk to the Castle and Holyrood Park and Palace (Arthur’s Seat). It’s only a 10 minute walk to the shops and to Carlton Hill with fantastic views of the city. We found some lovely restaurants to eat out and went to the Tattoo - which was amazing. We had a blast and no doubt will come again. The hotel restaurant was lovely but a bit pricey. The staff were very helpful and friendly.

There were a few things that meant I’ve scored it a 9 instead of a 10 which is a shame - but they didn’t spoil our stay. The attention to detail from the housekeeping each day - could have been better. Things like no milk being available for the tea and coffee. Filter coffee machine not being cleaned for two days. There was no glasses to have a drink in the room. When we asked for some they were happy to help - but then they didn’t replace/clean them every day - so ended up washing them ourselves. All of the above was easily sorted so we still had a fabulous stay.

Absolutely beautiful room. Misread the details a bit. Thought it was more of a suite with two actual beds but was gorgeous for a couple. I was there with my disabled brother and kind had been made into twin beds - quite close together🤦🏽‍♀️ but we managed! Gorgeous wee hotel though. Food was amazing and staff sooo lovely. Lady on reception was lovely ( accent? Spanish) very welcoming and chatty. Its a stones throw from Playhouse theatre which was reason for our trip. Will def return. Furnishings, facilities all first class. It had a lovely outdoor area with booths and fairy lights would love to go back and celebrate with friends.

Nothing apart from mix up with room but that was more my fault!

Our room was beautiful and spacious! Lovely en suite bathroom also beautifully done. The bed was so comfortable. Toiletries were great! Plenty of room. I did yoga just beside the window with the sunlight coming through. Friendly, attentive service. Best Scottish breakfast we had in the country! Great bar and lounge areas. The dinner menu and the food we had a peek at looked and smelled amazing although we had already made a resy before arriving. Well situated for us, easy walk to the tram and a short ride to Princes Street. It was a beautiful walk to hike up to Arthur’s Seat for a splendid view of the city. Excellent find nearby is Odd Bins…fantastic wine shop! Neighborhood grocery stores nearby. Explored and found Twelve Triangles bakeries, YES please!

A little warm upstairs but we had a great fan and loved opening the window…a rare occasion in Houston, Texas!

Location excellent to all the main tourist spots and shopping + lots of restaurants in the area to cater for all budgets. Hotel lets you store luggage after checkout which is great for later flights home. Really close to Edinburgh tram stop also for connections.

The only thing I would change would be the hotel bar allowing guests have residents bar drinks in the bar meaning you wouldn’t have to go straight to your rooms. But I understand it’s probably to reduce noise etc at night, so it’s not really a complaint more of a suggestion if it was something that could be accommodated!

it is about a 10 minute walk the main touristy area and the train station and is conveniently a walking distance to many multi ethnic restaurants. it is located in a very safe neighborhood, quiet both in the daytime and night. our room was huge with high ceiling and a big bathroom with “5 star” XL towels!! big open windows, lots of sunshine in. The breakfast was great, it is chef/ cook prepared and not just a regular buffet breakfast. you actually order from a full menu. the restaurant staff were wonderful, pleasant and attentive to our requests. just be warned if you have a mobility issue - the hotel does not have an elevator- which I totally understand - been to Europe so many times that “no elevator is not an issue” also, it’s an old building and they are not allowed to put an elevator for historical preservation as I was told 😀

common area floors and carpets may need to be vacuumed and dusted a little bit more. for the first two days, the used cups and glasses and the rubbish bins were not emptied in our room (I didn’t mention it to anyone - and they did do a better job cleaning our room on the third day) . overall it was a very pleasant, comfortable and relaxing stay.

No 11 is a perfect base for exploring Edinburgh. A beautifully restored Georgian townhouse in a quiet residential area, within easy reach of the city centre. Parking is available on street and those nearby, through the Ring-Go app, but is limited to four hours. Parking can be renewed when your session expires. The hotel affords huge rooms with seriously comfy beds. We had dinner on our first night. The food here is really rather special. From the current menu, I would highly recommend the Spiced duck and orange salad to start with, followed by Highland beef three ways. Special mention to Heather, a total superstar who guided my partner on the many whiskeys to try. Would highly recommend this boutique hotel, we certainly plan on returning.

We stayed two nights in the hotel. One in a small double, one in a standard double. The small double had a sloped roof which I walked into several times. It was a nice room, just small. The standard room was exceptional. Very comfortable bed. Great shower. Loads of space. The staff were fantastic. Really made us feel welcome. We were switching rooms and they moved everything for us while we were out touring the city. The location is also perfect for walking the royal mile

In the standard room, there were some stains on the pillow. I only noticed them as we were leaving, but they weren’t good stains. Overall, this is a minor complaint from a very enjoyable stay.

the shower room was lovey and the bed was very comfortable

the size of the room was a little overwhelming at first. the freestanding bath was lovely but there were issues with the hot water while we stayed. I got the feeling that the hot water storage ran out, they called a plumber to fix and was advised the water would be hot within an hour. this was too close to bedtime and was disappointing. the freestanding bath was very plastic and didn’t scream luxury like the price of the room. neither did the toiletries. The bath robes were frayed and missing a eye let for the strap. for the price of the room, I’d have expected little more luxury, maybe some bubble Bath and breakfast included. the size of the room and shower room was not enough for the elevated rate

I spent 4 nights at the No. 11 Boutique Hotel and my stay was great. The hotel is located in a nice area close to the main tourist attractions with a lot of restaurants near by. The room was clean and with all the amenities needed. Also, I want to express my gratitude to the staff, I had a problem with my luggage during my last day of stay and they were extremely helpful and kind, I appreciated their effort a lot and I want to thank all of them again. Long story short: No. 11 has all the things you look for in a great hotel with an amazing staff. Totally recommended

We arrived at the hotel and were greeted with a lovely smile and helpful attitude and were asked whether we needed help with our bags, which we declined. Our room was on the third floor which was a bit difficult only because this was the last stop before heading home and our bags were full :) The location was GREAT! Close to restaurants and in walking distance to main attractions like Edinburgh Castle and Botanic Gardens. The accommodation had a lovely character and we were in attic rooms where we could open the windows and look out over the rooftops.

The seagull outside our window LOL Being in an attic room, you just have to watch your head :) I did let the reception know that the water stopped mid shower and they were going to look into it, but other than that it was excellent.
