Great cosy modern interior and fantastic for bus links , the prices to park in Edinburgh are on the hipster side so a £5 day pass does the trick and bus stops are nice and close. On arrival I rang the doorbell and knocked several times but no answer. Rang the phone number roughly 6 times which went to voicemail Mail each time and left voicemails which were not responded to, . after around 15 mins I checked my text messages (my phone doesn't give text notifications) and found the owners had texted me hours earlier with instructions with codes for access, so a word of advice ..check your texts!. Price wise it was expensive as everywhere half decent in Edinburgh is pricey but in comparison to other places the cost was very reasonable. The room was spotlessly clean and modern plus the bed was comfortable. TV hardly picked up any channels but we were not there to watch TV. To round it off aside from the minor negatives we were very satisfied with the stay there and would stay again. Area is nice and safe and opposite a park.

There is no person on reception available but that's all. Everything else was good.

Comfortable, very clean, quiet, easy to find and check in. Luke the person on staff was extremely nice and helpful. Loved having a bath tub with ample hot water. Close to bus stop. I appreciated the extra touch of a welcome drink of Sherry and biscuits.

There were not any nearby restaurants, coffee shops or stores. Only one restaurant nearby on the map and it was closed. A mini-fridge in the room would be nice to store snacks since there are no nearby places to eat or drink. I would also recommend to the property to install some coat hooks by the door for the convenience of hanging coats, bags and umbrellas in the room.

Excellent room that exceeded expectations in terms of amenities and comfort, everything that was needed for a short city break. Lovely interior of communal spaces. Location very close to main attractions of Leith.

Another room had its shower & bathroom not en suite but as a separate cubicle across the corridor - right next to our room. When guests staying in that room used their bathroom in the evening or late at night, their movements across the corridor unintentionally produced a lot of noise, which was quite disruptive to our sleep. That was the only concern with our our stay at the Sandaig.

The Sandaig was a very pleasant visit, the room was tidy and clean which is all you can ask for! Just outside of leith main high street itself, and we ended walking back up to Edinburgh main town itself which took around 45 minutes but they have the trams which are also very helpful!

The only thing I'd mention, which isn't the fault of the Sandaig, but just to remember that depending on who else is staying it wasn't always that quiet while trying to sleep. This isn't a fault, but as a light sleeper I forgot about this factor!

Great location. Bus stop 30 seconds from the guest house. 7 stops to the centre, 1 pound per ticket. Tesco 5 minutes wawy. But please note you can not eat in the room. Very comfortable bed.

I took off a little bit the stars due to an unexpected issue in my room. There was a wet spot next to the window. Very next day it spreaded almost to the bed. It was not a great tradegy, but I could not use that side of the room and had to put on the boots to pass that wet spot. So I did not ask about the change the room or to some refund, but a box of chocolates as an excuse from the management would be enough. The management did not do that, that is a little bit pity. And mind please that in my room the ceiling was not high. I am 167 cm it is o. But for the person about 190-200 cm this would be not so comfortable. Everything else was very good.

The handsome manager Luke is super nice! He helped with my giant suitcase upstairs as soon as I arrived and brought refreshments. I was welcomed with and friendliness and great humor. I appreciate his help and service during my stay. I planned a surprise for my partner and Luke help me throughout the process to make the stay romantic. I felt relaxed and cozy in this guest house. The room is super comfy and the bathroom is all nice and cleaned. Location is really close to uptown, can just get a bus and u will be there within 15 something minutes. There is a nearby Tesco about 5 minutes walk for daily needs. Amazing and friendly manager would definitely recommend staying again. Keep up the great work!

We had a great time Nice comfortable room, friendly staff - Leith has very good links to central Edinburgh with two busses outside and frequent trams (every 10 minutes)… free street parking it’s also really good place to explore (quirky not classy) with Michelin-star restaurants, lovely harbour

No locks on windows. Small tv (swop it with mirror). Clear instructions for opening front door as it’s unmanned at night - we missed the * so our bad!

The room was very spacious with large window. A large bathroom and bathtub. The sitting room was large an excellent place to read, have a bite to eat or watch tv. Located in front of a bus stop with a short walk to the tram.

Two things which we would suggest improvements the bathtub becomes very slippery after a shower and the second heat regulation at times the room became very hot.

Very friendly & helpful host. Excellent. Little things like when we arrived hours before checkin he made us a cup of tea, suggested sights to be seen, allowed us to occupy the lounge, watch TV, snooze on couch ( after a long haul flight then when previous guest vacated gave prep of the room priority & we were able to get in 2 hrs early. Exceptional.

The mattress… killed our backs…

We have stayed in a variety of hotels over the years, but have never received as warm a welcome as we did from Luke. Very personable with excellent attention to detail. Coffee and biscuits (plus orange juice) were brought up to our room on arrival. Great knowledge of the local area and transport available. The room was large with everything we needed. Incredibly comfy bed, slept the best we had done in a long time.

Nothing at all. All lovely.
