I was a little hesitant to book this hotel based on some reviews, but honestly, it was perfect. The Budget Double room had everything I needed and the space is perfect for a solo traveler. (Might be too cramped for two people though!) The pillows and sheets were clean and smelled great. They provided towels, shampoo and conditioner, and stuff for making tea. There were also enough hangers in the clothes rack and there's an outlet above the bed so you can use your phone while charging. I also appreciated the single couch chair and the small table, which allowed me to organize my things before I head out. The location is great because it's not too close to the city center that it's overly expensive, but it's not too far away either that you'd take too long to get there. It's actually walking distance from the center, but I did ride the bus and it took about 20 minutes from the South Bridge. In terms of communication, I had no problem contacting the hotel and asking questions before I arrived. They had a handy website for all things regarding your stay including the process for checking in, checking out, connecting to wifi, contact numbers, etc. I wish I can find hotels like this for other travels as well so I wouldn't have to go for the usual budget hotel chains.

I absolutely loved the place, but I do have one, single complaint: the electric kettle didn't seem to be washed/cleaned after the previous guest left. When I arrived, the kettle still had a bit of water and there was clearly condensation inside. I wish they'd checked that one because everything else was perfect when I first entered the room after checking in.

The hotel is in an excellent location very close to the tram service up to Princes Street and walking distance to neighbouring shops, cafes and restaurants. Whilst there has been a change to car parking around Edinburgh such that there is some parking (free outside core office hours), the location close to the tram opens up the ability to park your car for free at the Ocean Terminal. The handbook online provides all the information you need to access the hotel, your room, wifi logon details and lots more. This includes photos of the keypads you use to enter the codes sent to you beforehand for the hotel entrance door and your room. The street the hotel is on has no through traffic so despite its excellent location, it is quiet with very little city noise. Definitely be on our picks for places to stay again.

It’s always a little stressful if you’re using codes sent to you, will they work and if they don’t what do you do. The hotel had an excellent handbook with clear photos of the keypads, both entrance and room. The communication was excellent and everything well arranged ahead of time. With the car parking being on the street, we wondered about whether we could park the car but there was space overnight and the close proximity of the 800 covered car park close by at the Ocean Terminal centre meant there were no issues with having the car there during the day and outside the hotel overnight.

This price of the hotel to tell the truth did not expect so good, very suitable for students to travel, the bed is very comfortable heating is very hot shower water pressure is very good, the window is above the general lighting when it is raining, enter the room to open a heating indescribably more comfortable. Oh, yeah, and they also got free granules and cookies.

The only drawback is that the room is a little damp, and the sink would be better if it were bigger.

We were visiting our nephew at Edinburgh University during the February Half-Term. Overall accommodation in Edinburgh seemed very expensive so we opted to be further out and chose this place. It is within walking distance of the main city - provided you like walking. There's public transport available a short distance from the hotel. We arrived by bus (or tram?) from the airport. We walked everywhere after that as we love walking. The room was fine for 3 nights. We didn't spend much time there apart from sleeping. The lady at reception made us up a keycard as we kept "faffing" with codes to try and get into our room. Middle-aged and dodgy eyesight is not good! That was great. Note: there is no-one outside of daytime working hours. We didn't have any issues but something to be mindful of.

All was good for us on our stay.

The room was very nice and well worth the money with a sun roof window. Comes with a TV or over head shower and complimentary tea and coffee. Very comfortable stay and the majority of it was clean. It's a bit small but it's good for the price.

We weren't given any towels, suppose we could have brought our own. The staff were never at the reception when we needed even though they said they would be there 9-5. And under the bed was unclean, we found a empty bottle of wine lol.

The property was clean and tidy which was the main thing. The room we stayed in was fine, the bed was comfortable and the walk in shower was great. The reception staff were very friendly and very helpful throughout our stay. If you don’t mind the walk it is a good 25-30 min to the main centre. You also had the option of plenty of transport as well, with buses and trams running regularly 2 minutes away from the hotel.

The room we stayed in could have been slightly bigger especially if you are staying as a couple. This is only a small negative as me and my partner both managed to get around it.

Location great for living just out of the city centre Edinburgh. Bus stop just 3min walk away from the stay with buses that will take you to city centre in about 10min. Comfy bed that provided 2 different types of pillows (a soft and a firmer one). Shower was great - the body wash provided smells like coconut which was cool. Kettle and tea/coffee provided. Receptionists were always friendly :)

Slightly cramped room once i put all my bags down. I'd imagine someone bigger than me would have a bit of issue with the size of room.

Comfortable bed, great shower, tea and coffee. It might be a budget hotel but this was ideal for an overnight stay in Edinburgh. The staff member who welcomed me was exceptional, explaining how the skylight window closed and blinds worked. Gave a keycard for easier access to the hotel and room (otherwise it’s key codes that are a bit fiddly). It’s in a great location for Leith, restaurants and bars and easy access to town or the Port of Leith Distillery.

Only skylight so no window. It wasn’t an issue for one night but a longer stay may feel different.

Decent location, recently refurbished & clean & spacious BUT telephone before I booked it & was told it would not be a problem for this family room to have 3 single beds!! I also messaged twice in week preceding our visit & both time told our requirements would be ready for us BUT on arrival. The room was set up with a double bed & a sofa bed for myself & 2 adult six foot sons (43 & 40yrs) Tried to call but no response & neither was there any staff on duty at 6.30pm on a Friday We made the most of it as no alternative. Once back home got reply from hotel saying they were not aware of my requirements so sent copies of messages to & from them 🤔🤔

The owner and the accountant Jane were extremely welcoming, accommodating to our every need and helpful with information about restaurants, shops, transport, and places of interest. They made sure that we were comfortable and warm by increasing the thermostat and also the owner gave us an extra heater in the room.

The housekeeping staff could have been more efficient in her job servicing our room. We literally had to ask her to give us clean towels and tea bags. But she did not service the room at all even though Jane had instructed her to do so.
