The hotel is situated in the middle of the marine and is purposely built in the style of the Boat House with a matching interior. The room we stayed was quite comfortable but on the smallish side. The staff was supportive and friendly, the breakfast was offered at two options: standard minimal (free of charge ) and traditional English at £5.00 The major downsize was absence of lift; also the accommodation was overpriced at £145.00 for an average room.
Lift was not available -narrow stairs to the second floor.

The room was described as "small" which it was, but plenty for the two of us and the bathroom was enormous! We had velux windows looking out onto the courtyard with "around the corner" views of the marina. It was very pleasant, and very quiet. The staff were very helpful, polite and pleasant. There are gluten free options in the restaurant which was important.
Breakfast was poor, poor, poor. Described as a "continental" breakfast it consisted of cereals, croissants, cake (cut it yourself), fruit juice and tea/coffee. I am gluten intolerant. I could eat none of this and I mentioned this to the receptionist. She was very kind and provided me with some cheese, ham and a bowl of berries, which was very nice of her. My wife had to ask for toast and jam, it was not out on a table. Two things: 1) why was the ham, cheese and fruit or salad and toast or bread not out and available as part of the continental breakfast? 2) Why is the hotel seemingly ignorant of allergies in its breakfast menu?

Our room had an excellent view of the port surrounding the boathouse and of the cruise ships coming in and out of Southampton.
Access to our room was up several narrow staircases; the lift broke down when we were in it and it took an hour for the owners to rescue us, partly because the noise from the very active bar next to the lift made it impossible for anyone to hear our cries for help. The owners were very apologetic about the incident and placed an "out of order" sign on the lift, but it meant that we had to climb up the staircases for the rest of our stay. We would not recommend this room for the elderly or the disabled.

We had a one night stay in a room over looking the Southampton estuary,so we could watch the cruise liners and boats coming into the harbour. The room had just been redecorated so was clean and bright. The radiators were on full heat, so a little warm for us, but better that way than being cold. The staff were friendly and helpful. The price included breakfast, which was continental, a full breakfast was available for a small fee. Overall we enjoyed our one night, and would use this hotel again when staying in that part of the south coast.
The stairs to the room are a little step, this might not be suitable for everyone.

Fantastic view from the top floor room 10, tonnes of space for our family too. Such lovely, hard working staff. Everyone we spoke to went above and beyond to help with any request. Great breakfast room / dining room, loved the great music giving the place atmosphere too. Really reasonable menu too.
The bathroom floor was dusty (the rest of the room was spotless) and the chef didn't start until 8am so only a continental breakfast until then but these are very minor details as we really loved our stay.

Fantastic view, good room with comfy bed and excellent shower.. evening meals were very good and the staff very friendly and helpful.
We opted for the continental breakfast. I am gluten intolerant so I messaged the hotel to check they had gluten free breakfast options. I was told that they did but come breakfast time. There were.no gluten free breakfast cereals available. Also, the cleaning in the bar area was a little below standard

lovely location, exceptional room, lovely staff
Our room was immaculate apart from the cups, teaspoon and tea stand were all dirt which was a shame. The staff were lovely, but some lacked attention to customers sometimes. There was a group of 8 people drinking, one customer eating in the restaurant and my husband and I eating in the bar area. 4 staff behind the bar chatting, not one of them asked if anyone of us wanted more drink . My husband had to go to the bar, to ask them to clear our main coarse and we would like to order dessert. We were in full of the bar. after 25 minutes of waiting for dessert we got fed up and canceled it. we noticed both chefs outside eating. what a shame as it is so lovely there.

The staff are lovely, the location is fabulous with views over Southampton Water and Hythe Marina - you need not even leave the hotel to see interesting things -passenger liners, commercial vessels, ferries and yachts coming and going. The food is very good. Hythe is a lovely little town, with ferry service to Southampton city and is an ideal centre for a holiday.
The weather was a bit sultry and although there was a fan provided, it was still very hot at night- pity windows didn't open wider. Not the responsibility of the hotel, but slate tiling from the rear exit around to the car-park is partly rising up, with some smashed and being disabled, I found it a bit dangerous to walk on. The bathroom in room 2 (for the disabled) is a bit basic and could do with refurbishing. The shower unit needs updating.

On arrival, I was greeted by name, and when we were shown to our room, we were surprised by its size. It was more like a suite. It was lovely, the beds were comfortable, and there was a mini fridge there with bottles of freezing cold water for us. Very much appreciated in 33-degree heat! There was also a fan in the room, and all the windows had been opened to cool the room off. The location was easy to find, peaceful and beautiful, and had ample parking. Sitting out on the decking overlooking the marina was one of the highlights of my holiday.
The 'included' breakfast was only the continental breakfast. If you wanted anything cooked, it cost extra. The price of it was very fair though, but it would have been better if this had been made clearer on booking.

We absolutely loved staying here. We had a room with a balcony, and we honestly have never stayed anywhere as beautiful. We are coming back again over the summer. The staff were so helpful, the food was gorgeous, and the room was perfect for us. The view was amazing! The town was a 5 minute walk away with supermarkets and a few bars and lovely restaurants. A really pretty and peaceful place!
