I have stayed here three times, each for multiple nights. It is comfortable, informal yet for me has the aura of living as a house guest. Jeff the manager is welcoming and friendly. The large, lawned garden surrounded by tall trees provides fresh air, seating, tables and a bbq. This is not for someone looking for a 5 star fully serviced hotel. But why spend hundreds of pounds?? If you want simplicity, splendid transport facilities and excellent value for money (c. £65pn) I can highly recommend you stay here.

Not much really. A comfy bed, tea and coffee facilities and a tv in the room. What more do you want?

The host who checked me in was really friendly, made me feel welcome and safe as a solo female guest after a long trip down from the West Midlands. The room was, although small, very clean and comfortable. The bed was comfy and there were tea and coffee facilities, plus a small communal kitchen if we wanted to use it. Definitely worth it for the price and I'll keep this place in mind for future London visits!

The shower door was broken, but I was still able to shower just fine. It was quite loud outside due to it being next to a main road - but earplugs fixed this issue!

Upon arrival staff were friendly and helpful, ensured we knew how to use the main entrance access, how to get support from staff if required and showed us the shared kitchen facilities and the rear garden which are all available for guests. We had booked a room with private bathroom and the shower was spacious with a good temperature and pressure. The room was compact but had all you needed for a short stay including hanging rails and tea & coffee facilities. It was located in a quiet neighbourhood a short walk from the Seven Sisters overground, a sainsburys local a few minutes away and also regular bus services. Great WiFi connection. Perfect for what we needed

Only a couple of minor points - tv had poor signal but we were only going to use it for background noise so this was not a real issue and we didn’t seek out staff help with this. Extra pillows would have been welcomed. One other thing that could be helpful would be an additional mirror or the bathroom one being slightly lower as I had to tiptoe to look in when sorting my contact lenses etc.

The gentleman that checked us in was very friendly and gave us a quick tour so we knew where the kitchen & garden was and seemed thrilled to be helping us out. It was a nice building and the perfect location for where we needed to go

our room was very hot, we didn’t have a window but instead had a door we could open to the garden, this meant we couldn’t leave a window open whilst we were out to keep it cool and when we got back at 11pm our room felt like a sauna and we had to stay up another hour with the door open for it to be cool enough to try and sleep.

The facilities, location,  bus route, customer service, and value for money were all appealing to us. Overall, we thought the place  was nice and clean. Gary and Jeff were extremely friendly and  helpful in accommodating our needs.👌 We would tell our friends about the hotel.

The cooker in our room was old and dirty, but we made do.  Perhaps they should upgrade some of the  kitchen equipment and refrigerators for the sake of their client's health and safety.  However,  the hotel management was very  gracious in replacing a new microwave in our  room while we were there.  Thank you very much.

The location was a bit hidden, but it was a very close walk to the tube station and that was incredible! The manager was the nicest person ever, he was incredibly friendly and the guests around testified to this place! The rooms were nice and cosy, and we overall had a lovely time, I was even a bit sad that we didn’t stay for too long and enjoy the lovely garden :)

Maybe the shared bathroom, but that wasn’t even that big of an issue. Wish they could get more business going around so they could open some type of breakfast space or restaurant :D

Jeff the main main was splendid, helpful and considerate. The hotel was informal but efficient. The room was well appointed with free wifi and so whilst the hotel is not 5 star rated it rates highly in context of my wants and criteria There is no question at all that it was value for money. So much more so than the well known hotel chains! The garden grounds we're a bonus .

The room has a microwave oven but whilst I didn't use it I am not sure it worked - but that could be me! The room lacked soap but tbh had I asked Jeff he would have conjured some up! The biggest draw back FOR MY ROOM ONLY was the lack of darkness at night time due to the light coming through the light curtains from the outside.

We loved the location, the building was lovely and still had some of the original features. The free parking was very handy and also that it was close to shops and bus stops etc. The host was great and on hand for providing info and the accommodation was great value for the money charged 👍

I cant say there was anything that we didnt like. Maybe a couple of extra pillows would have been nice though :)

This is my second home when travelling as excellent accommodation, value for money, clean throughout. Jeff’s hospitality has exceeded all expectations. I feel safe in the accommodation and will return time and time again. I have been too many hotels when travelling and I can say this meets all expectations in comparison to other hotels of the same start. Fridge in room, coffee facilities, access to a clean kitchen .

I have no complaints.
