Lovely 4 star hotel with sea views just 15 minutes from Oban. Very friendly local staff who gave lots of advice about the local area and wildlife. The rooms are quite large and comfortable with Scottish interiors and renovations finished in 2024. There are 2 lounge areas with a wood fire for use also in the day time. Breakfast was served at the table on the breakfast room (extra cost). The restaurant food was very high quality and good value with the same menu for lunch or dinner. Well located for walks and visits with the possibility of seeing wildlife although you would be best with a car. Highly recommended I would love to go back in any season !
Take plenty of time if travelling to/from Glasgow or Edinburgh for the winding road and for the views. There is no lift to the first floor although rooms are available on the ground floor.

The hotel was stunning inside and out and set in the most beautiful location.We booked a suit which was very spacious and very comfortable with views over the loch.We had our two small dogs with us,the hotel provided two dog beds and bowls which were much appreciated.The staff were very nice. The staff member who stood out from the rest was the lovely Janice.She was so kind and friendly with not only us but all the guests,her warm engaging personality is an asset to this fabulous country house hotel.
I didn’t like the fact the hotel charges £25 per night per dog.I feel this is excessive.

I was fortunate enough to win a stay at this hotel as a prize, but I decided to book an additional night to extend the experience. The hotel was absolutely stunning, with exceptional views. The staff were lovely and incredibly friendly, and the hot tub was a fantastic addition to a wonderful stay. The rooms were immaculate, providing a level of relaxation I’ve never experienced in a hotel before. I left feeling completely refreshed. The log fires added a cosy touch, creating the perfect atmosphere. This is by far the best hotel I’ve ever stayed at. I particularly loved their charming Christmas stalls and purchased a “Zesty Creations” hamper, which was delicious. I truly admire how the hotel supports local businesses by giving them an opportunity to showcase their products. I will definitely be booking again, this time with the entire family! I would’ve uploaded photos but they simply don’t capture how amazing this hotel is - it’s more stunning in person.

We loved the hotel. Room was extremely clean, comfortable. We loved the heated floor with the option to change the temperature. The bedding was amazing very soft and nice. The breakfast was very generous with variety of local delicious food. People in hotel were nice, always smiling asking us if we were fine happy to help. The fire place in hotel was romantic and warm making us feel cozy and the night program was interesting.
We missed a walking path or hiking trail to go for a walk as we had to go everywhere by car and there was not option to spend time outside actively.

Very well appointed, decorated and maintained. Friendly staff. Clean, well decorated rooms. Furnishings looked maintained and new.
Special request on arrival for packed breakfast in morning due to early morning flight. Request was met. However, the breakfast pack provided was a bit wanting. Pack included an apple, packet of Kettle crisps, and a sandwich with two pieces of bread with a thin slice of simple processed ham. I understand that due to allergy concerns, they may have kept it simple, but still, I would have expected something a bit more. Given the location of this hotel - within driving distance of both Glasgow and Edinburgh airports - packed breakfast requests can't be all that uncommon. Management should have a better contingency in place for such requests.

Our room had a great view of the loch and was one of the larger rooms in the hotel, being a corner room (worth asking for!). Very clean and comfortable. The hotel's common areas were very welcoming, with leather chairs and a fire going most of the time to stave off the cold, rainy Scotland weather. An amazing whisky selection at the bar!
The bathroom was small and the staff did not refold the towel that we left on the towel racks when they made up the room -- a small point. We had dinner both nights and while it was very good the staff, which was incredibly friendly and hard working, was clearly understaffed.

Very nice hotel, warm and full of character, in a beautiful location by the loch. Staff were really friendly, and the room was spacious and clean. We didn't eat here but the coffee was good and they had oat milk available. There's a piano in the reception area and we were lucky enough to hear it being played by a talented guest - the mini concert was a nice touch to our stay.
Our room was on the ground floor and we could hear every footstep from the guests above (very creeky floor). It was not a big problem for us at night as we were up late, but definitely caused us to wake up earlier than planned in the morning, so something to keep in mind. Despite the beautiful location, our room had a restricted view at the back/side of the hotel (grass bank and a skip) which was also not a big problem for us, but it was a shame and we know to request a room with a view next time. The hotel has a private water supply which runs yellow in the bathroom - felt a bit strange to shower with this.

We loved everything about the hotel from the minute we arrived. We were greeted with a very warm welcome. The atmosphere was friendly and relaxed. The hotel has recently undergone a major renovation and the staff are clearly proud of the result. Our rooms were spacious and luxurious with lovely views over the front of the hotel and the Loch. Dinner and cocktails were excellent, topped off with a lovely little surprise for our friend's special birthday. The staff are well trained and provided great service with personality and a smile.
Unfortunately, our friends experienced a poor night's sleep due to noise from an adjoining room and the room above. This was raised with the manager during our stay who dealt with it professionally and empathetically. It would not put us off returning or recommending Knipoch House Hotel. We wish them every success.

An absolutely beautiful hotel that offers everything you could need - a spacious, comfortable room, delicious dinner options (I've never had such incredible gnocchi), incredibly well-stocked bar with friendly staff, and a lovely breakfast in gorgeous surroundings. We were also treated to a Scottish folk trio playing in the lounge after dinner! We will stay here again.
The hot tub was unavailable to night we stayed, which was disappointing, but the manager was very apologetic as it was due to maintenance apparently. Everything else was wonderful.

The staff was really helpful and nice, but also discrete and welcoming. They prepared us a great lunch to take with us on our excursion to the Isle of Skye and some drinks. Everything went smoothly, everything was clean, it was so peaceful and calm in the hotel and in our room. We had a great room, the beds were super comfortable, hadn't slept that deep and peacefully in a long time... Great sense of style and class with that traditional Scottish influence. Thank you so much!
Everything was great, perhaps a bit expensive but that might be more to blame on our economy than on the hotel...
