The position is STUNNING with a great view over the sea. The hotel has a private car park that was very useful during our stay. The check-in was very smooth. The room was BIG and very clean.

Our family room had no view from the windows, they told me in advance so no big problem but I missed the AMAZING view over the sea and for a room with obscured windows I think the price was a bit too high. One more thing, we returned late (20 o'clock) one night after our trips and we tried to have dinner at the hotel restaurant that was obviously fully booked but the answer we got from the lady at the restaurant entrance was VERY rude. Didn't like that at all.

The room was comfortable and clean with nice amenities. It was well located to shops and restaurants in Portree. The staff was friendly and accommodating. The first morning after checking in, we were starting out very early and I wouldn't have time to eat breakfast at the hotel. I was told that I could go and choose items from the buffet to take with me to eat. I was very happy and thankful as that helped me to get through the morning until we had a chance to stop and get something to eat.

The hotel is beautifully located over-looking the harbor. I had a fabulous view - when not obscured by rain! - of the harbor and Raasay from my room window. My room was roomy and despite the hotel being on a busy road during the day it was very quiet at night. The hotel offers a very good breakfast and the on-site restaurant is also very well worth checking out. All the staff were very friendly and helpful.

The hotel's location means that parking spaces are limited. The hotel does have a small private car park and while many other town parks offer free parking overnight even in rainy October finding a car space can be tricky.

Clean and well-equipped room with a beautiful view of the harbor, very good breakfast, and within walking distance to restaurants and shops.

We were kept awake by the music and chatter from the bar below our room until the bar closed and the patrons left. We were there on a Friday and Saturday night which probably was the busiest time for the bar. I would definitely recommend that travelers who choose this hotel request a room away from the location over the bar.

It was a shame there wasn't enough parking for the number of people wishing to use the few spaces.

Excellent location in downtown Portree. Found parking in front of the hotel and had no reason to move it as the whole town is walkable from here. Room was large as well and the town gets relatively quiet at night. One occasion of drunken Scottish signing on the street had us laughing, but other than that it was very quiet. Nearby groceries are an additional plus if you're staying for a couple of days.

Very large clean room , breakfast was great, felt very comfortable in the room , so close to everything you could go out come back for a rest then go out again …

Room 40 bed nearest desk needs to be replaced … it was very soft and my husband kept feeling like he was going to fall out of bed as his body kept rolling to the side . Bar in church across street should have to keep there doors closed and not allow the people to move outside to continue partying when they have Saturday night music… it was very loud till 1:40am, restaurant food was excellent but service was very slow…hairblower didn’t work in room

Large room in a great location - we could not have asked for a better spot in Portree. Additionally, we had an amazing view and were able to get in for dinner the night we arrived and it was very delicious. This hotel is right off the water and there are 3 car parks within 100 yards, one of which is completely free if you can get a spot, the others are free after 6pm-8am (you will likely be driving around exploring anyway, so that was not an issue for us!). The staff was helpful.

Be aware there is no lift, so be aware if you have heavy luggage! Staff informed us immediately so we were able to bring only our lighter bags.

the waitress in the dinning room that had been working for the Royal Hotel for 30 years was exceptional! she made our stay very comfortable.

The receptionist that checked is in was not very nice. With the exception of this one employee, the staff was very friendly. Hotel has a rule that you can’t bring take away meals to your room for the comfort of other guests. I feel it was for the comfort of their pockets so you ate in their experience restaurant. We enjoyed our take away. Hotel has over 50 rooms and only 8 parking spaces on a first come basis. Parking is £2 an hour.

Outstanding location next to the harbor; nice view of the harbor from our room. Excellent breakfast. Lots of hot water, comfortable bed, friendly staff. Free parking available for nine cars that we were able to take advantage of by arriving early.

Very noisy on a Saturday night - our window was right above the main street. Street noise didn’t diminish until well after midnight. No elevator.
