A lovely guest house, everything you need! location excellent, facilities excellent, including somewhere to park. It's very clean and very well looked after. The room we stayed in was very spacious and my son loved the fact he had a separate bedroom! Breakfast was included in the price as well which was also very good.

The only criticism I had is we were asked to pay by cash when we got there which wasn't explained to me when I booked our stay, or did I get a phone call or email mentioning this before our arrival. Other than that though we thoroughly enjoyed our stay and this by no means impacted our stay.

Having an extra room was wonderful! The location was such an easy walk into York Center. We are 81/75 years old and were able to walk into the center with ease! It was very convenient to have breakfast there especially on the morning we were,eating. I would definitely stay here again in York!

I am very petite ( 5 ft. 0 inches). The mirror in the main bathroom was over my head. I could only see the very top of my hair. Fortunately, the extra bedroom had a mirror at the sink that worked perfectly. I also wouldn’t have been able to use the spinner lock for the room key as it was so far above my eye level. Thankfully, my husband is much taller than I. Please consider us short people with installations! 😉

Was well situated for us with a brief 15 minute saunta to York Minister. Hotel was Easy to find. Room was comfortable and spacious enough. Warm room and bed super comfortable. We stayed in the triple room, a double and single bed. Which was ace. Nice. If you had children and single was in separate adjoining room which means adults can be adults and all secure within the same space. Staff were super awesome and helpful. I have this thing that the less you NEED to interact, the better it is: And that was case here. Clearly a good team and well rehearsed.

We were only a 10 min walk from the Minster which was great. The room was really spacious and had patio doors leading to small yard outside. Great if your a smoker. The shower was a good size and hot. We were at the back so no noise from the main road. The owner was lovely and very welcoming. We had a king size bed fab for my 6ft 2 partner. Extra pillows in the wardrobe and the was also a sofa in the room. TV was a good size as well and on a bracket so we could watch tv in bed if we wanted. We were very close to several restaurants and a shop.

The sheet on the bed was a bit old and grey. It was clean though. Apart from that no complaints.

Very spacious room. Comfortable bed. Good facilities in the room with sofa, hairdryer and free wifi. Felt safe and secure. And was useful to store bag after check-out.

Located on quite a busy road, so it was quite noisy sometimes. Because of the old fireplace in my room, was quite noisy during high winds (but it was a storm). The windows were also noisy in high wind. The stairs are very steep for the rooms not on the ground floor.

I couldn't have been more satisfied with the choice of B & B I decided to book. This place was better than I ever expected, as I went for what is classed as a budget room my partner and I was happy with the room we were allocated. After seeing some of the previous reviews that said things in the nature of the room size this certainly wasn't an issue in any way. We ended up getting room number 1 ( right at the top of the first flight of stairs) the moment we opened the door things quickly became better and better. When we walked in there was a little corridor, the bathroom to the right, I'have never seen such a spacious bathroom in any accommodation we've stayed in before, it consisted of the typical toilet, sink ect but expecting a standard shower cubicle it was a pleasant surprise that we had a decent size shower over bath, a nice touch we also appreciated was some amenities including some shampoo's, bars of soap and some sachets of toothpaste. To the left of the corridor was a cupboard /closet for clothes ect, we could even fit in our suitcases. There was then a second door which opened up into the bedroom, yet again the size was great. Our room consisted of a lovely double bed, a counter top fridge, a table with 2 chairs, a TV with a built-in DVD player a lamp and tea/coffee making facilities then 2 windows which allowed the light to flood in during the day time. We can definitely say this place was beyond our initial expectations for sure. Great value for money I must say.

The only slight disappointment I'd have to say was the shower's pressure, the only way to get some decent pressure was if it was cold but due to having the option of a bath was the most ideal way forward. This didn't affect our stay. The extraction fan also didn't work so the bathroom streamed up rather swiftly but providing it wasn't too cold outside the window was more than enough to disapate the Steam. Finally the bed was aesthetically pleasing but didn't have the best of mattresses, we still slept well but it felt a little lumpy at times

this delivered exactly what I expected of a town guest house. It was in a great location, a short walk to york center. The room was clean, not very big but what you would expect in a town house. The bathroom however was huge almost the same size as the bedroom! Other bonus was a fridge in the room and we were able to park behind the hotel for our stay. Cant comment on the food as we never booked breakfast here, just because there was so much choice in york itself, but the staff were friendly

the room got a little warm and it was difficult to cool down with the fan, but it was summer so kind of expected this.Cant fault the hotel.

My friend and I wanted single beds, so we booked a room with one double and one single bed. We were delighted to find it was in fact a self contained area of two rooms sharing an en-suite shower. The single has a wash basin and the double had the en-suite. All was clean and tidy, and the facilities all in good working order. Both rooms had windows.

With the windows open the traffic, if you’re not used to hearing it, was a bit intrusive.

The staff were super. Non intrusive and incredibly polite and always gave an excellent service. Thank you. Room was on 3rd floor so very hot but air conditioning and fan in place. Great shower. Super breakfast with all trimmings tea or coffee. Apple juice or orange. Vegetarian sausage too. Lovely very hard working staff. Would definitely use again. Parking available at no extra cost but residents parking only or £16 for parking all day down road. GREAT PRICE GREAT STAFF GREAT STAY. THANK YOU

Well placed guest house that is very clean and close to the centre of town. Staff are friendly, and the breakfast is good value.

Parking can be problematic, but that's not the guest house's fault. A number of queries via the app went unanswered, and whilst everything was OK in the end, if your travel is I international, you really want to know that there is someone responding to queries and that everything is as planned.
